Start with the mechanism, because it decides everything else. What Thames Water’s chalk does to a shower screen
Guildford sits over chalk and lower greensand, and the water that comes out of the tap through Thames Water runs genuinely hard, somewhere in the 260 to 330 parts-per-million range depending on which side of town you are on, with the GU2 side generally the harder of the two. Move west and the picture turns academic. Madrid Road, Stoughton Road and York Road are lined with Victorian and Edwardian terraces converted into shared student and young-professional lets close to the University of Surrey campus on Stag Hill, and Guildford Park Road itself, a five-minute walk from both the station and the campus, is the single most searched student street in the town. A shared house here typically runs to the two-bed rate of £243 or, more often for a three or four-sharer terrace, £339. Around the station and further out toward Woodbridge Hill sit the purpose-built student and professional blocks from the 1990s and 2000s, mostly one and two-bed flats with integrated appliances and a management company’s own inventory sheet layered on top of ours; those come in at £207 and £243 respectively, and we clean to whatever spec the block operator sends over.
South of the centre the houses get older and larger. Pewley Hill’s 1920s and 1930s detached houses sit on the slope above the High Street with hipped tile roofs and tiled fireplaces, and Onslow Village, the 1920s garden-suburb estate west of the centre with its own conservation area around Wilderness Road, is much the same in character. A four-bed in either runs £425, with bigger houses quoted individually. Charlotteville, Burpham and Merrow ring the town further out with Edwardian terraces and inter-war semis, and Park Barn and Stoughton hold the post-war council-built stock north of the centre. Wherever you sit in that spread, the pricing does not change with the postcode. It changes with the property.

That job is a fair example of the professional-flat pattern near the station: a short notice period thanks to a job move, a flat that looked fine to the tenant and wasn’t to the clerk, and hard water doing the damage rather than anything dramatic. Licensing, Article 4 and the paperwork behind a Guildford let
The licensing picture here is milder than in most London boroughs, which surprises some tenants who have moved from the city. Guildford Borough Council runs mandatory HMO licensing only, required where five or more people from two or more households share a kitchen, bathroom or toilet under Part 2 of the Housing Act 2004, at a current fee of £1,037.34. The bigger change is the Renters’ Rights Act itself. Any Section 21 notice served before 1 May 2026 has to reach a possession claim by the end of July 2026 or it lapses, which is pushing a small wave of overdue move-outs through the town this summer. If a cleaning deduction is disputed once the deposit is back, the protected schemes run free adjudication on the evidence: the Tenancy Deposit Scheme, mydeposits and the Deposit Protection Service.
