The first thing an inventory clerk does in a Walnut Tree Close flat is hold the shower screen up to the light, because Guildford’s chalk-hard water leaves a cloudy mineral bloom on the glass that no tenant ever quite wipes off. That one habit decides more deposits on these riverside blocks than the oven does. So a hand-back clean here is built backwards from the check-out report: every line the clerk will read, cleared, descaled, photographed. We charge £30 per hour per cleaner, every job carries a 48-hour re-clean guarantee, and a one-bed flat starts at £207. Ring 0333 555 2076 for a price.

Last updated June 2026. We cover the GU1 riverside side of Guildford: Walnut Tree Close itself, the flats and blocks along the River Wey between the station and the town centre, and the streets behind them off Woodbridge Road and Bridge Street. This page sits inside the county directory at End of Tenancy Cleaning Surrey.

Why does the clerk start at the shower screen?

Because it is the most reliable deduction on the whole riverside strip, and the one a rushed clean misses every single time. The flats along Walnut Tree Close run beside the River Wey, a short walk from the mainline station, and almost all of them are wet rooms or shower rooms rather than full bathtubs. The glass in those rooms takes the brunt of Guildford’s water, and within a single tenancy it clouds over with scale that looks like dirt but is not. The clerk knows this. They tilt the screen against the window, they run a thumbnail down the chrome, and they photograph it on its own line, because they have seen a hundred tenants try to wipe it and miss.

That is the whole game in miniature. A deposit deduction is not a verdict on whether you are tidy. It is a comparison against a document, and the wet room is where the comparison most often goes against the tenant. Get the screen and the chrome back to clear glass and bright metal, and the most predictable charge on a Walnut Tree flat disappears from the report.

So that is where we start too.

How the check-out report decides your deposit

Start with the mechanism, because almost nobody does, and it is the whole game. When you moved into your flat, a clerk walked it with a check-in report, usually photographed in detail, often with the words new or as new against the kitchen and the wet room. Those words were true that day, because the flat had just been professionally cleaned. At check-out a clerk walks it again and marks anything materially worse than that record, fair wear and tear aside. Cleaning is the most disputed line on the report, year after year, because it is the one deduction that is entirely avoidable and the one tenants most often misjudge.

We work to a 57-point agent-approved checklist, the same kind of room-by-room document the clerk holds. That is deliberate. We are not cleaning to a general idea of clean. We are clearing the report line by line. Then we hand you the evidence that proves it: a dated set of before-and-after photographs and an itemised invoice on company paper. When the clerk or the agent pushes back, that paper trail is what settles it.

We are not cleaning to a general idea of clean. We are clearing the report line by line.

Here is the part that matters most, and it is the reason agents put us on a flat they cannot afford to have fail. If the clerk flags a cleaning point we missed, our 48-hour re-clean guarantee brings us back to put it right at no charge, provided you tell us inside that window and nobody has moved in yet. On a station-side commuter let where the next tenant’s start date is already fixed, the guarantee is the assurance that actually matters.

Why is the inspection so thorough here? Because these are professional and commuter lets with real deposits behind them, and the agent has money to account for, so the check-out is genuinely adversarial. That is not unfair. It just means you turn up with evidence, not optimism. Any dispute that goes further ends at the deposit scheme’s free adjudication, decided on the same check-in and check-out photographs, which is precisely why we photograph everything.

The 57 things we go through, room by room

The checklist is not a top-up tidy. It is the full hand-back clean, every room, inside and behind the appliances and fittings, to the standard that gets a report signed. This is the one focused list on the page, and it is the shape of what gets done on a typical Walnut Tree flat.

  • Wet room first. Shower screen descaled to clear glass on both faces, frame and channel included. Mixer, riser rail and head taken back to bright metal, dismantled where they come apart. Tiles, grout and any mildew shadow on the sealant treated. Toilet inside and behind, including the scale line in the pan. Basin, pedestal and taps descaled. Chrome buffed dry so it does not water-spot before the clerk arrives, which on this water it otherwise will.
  • Kitchen. Oven degreased inside, door glass cleaned (between the panes where the door allows), racks soaked, seal and grill done. Hob, control knobs, splashback and the extractor filter soaked. Fridge-freezer and washing machine pulled out where they move, the floor and wall behind cleaned, then the appliances defrosted and wiped inside and out, seals included. Every cupboard and drawer inside and out. Sink and chrome tap fully descaled, because the white crust round the base is a line the clerk will photograph.
  • Bedrooms and living areas. Built-in wardrobes and storage cleaned inside, on top, and along the tops of the doors where dust sits unseen. Skirtings, picture rails where the older flats have them, door frames and doors top and bottom. Switches, sockets and wall marks spot-cleaned at handle height. Radiators front and back. Window sills, frames and reveals. Carpets vacuumed into the corners and along the gripper line; hard floors vacuumed and mopped to suit the material.
  • The balcony. On the blocks that have one, the door track is vacuumed, the glass cleaned both faces, and the floor and rail wiped down, because the inventory holds a move-in photo of a clean balcony and a green-tinged one at check-out is an easy deduction.
  • Throughout. Internal glass and mirrors polished. Cobwebs off the ceiling corners and the tops of door frames. Internal windows done both sides where reachable, sills and tracks wiped, because riverside glass films up quickly. The whole flat left aired, with a final walk-round against the checklist before we leave, camera in hand.

Two of these regularly need their own pass. Where the inventory itemises carpet wear or a stain, hot-water extraction covers that line on the same visit. And a heavily used cooker sometimes wants a standalone deep-clean rather than the checklist pass alone. Both are add-ons, priced below, and we tell you on the phone whether your flat is likely to need either.

What the Guildford chalk water does to a riverside bathroom

Guildford sits on the chalk of the North Downs, and the tap water is very hard. The GU1 network is supplied by Thames Water, whose published figures put the town close to 300 parts per million of calcium carbonate, firmly in the very hard band, even though Guildford is one of the softer pockets of the wider Thames Water area. In a flat that means a cloudy bloom on the shower screen, a white crust round the mixer taps and a chalky film inside the kettle and the dishwasher.

End of tenancy cleaning in Kensington and Chelsea by Monster Cleaning
A recent end of tenancy cleaning our team finished in Kensington and Chelsea.

None of it is dirt in the usual sense. It is dissolved mineral dried onto glass and chrome, and it does not come off with a sponge and a squirt of spray. It needs a proper descaling pass and some patience. The scale on tiles and grout in the wet room is the same story, and so is the line inside the toilet pan. Clerks here catch the screen edge-on against the light precisely because they know the water, so we descale every fitting back to bright metal as a core part of the clean rather than a wipe at the end. It is the most common cleaning deduction on these flats, and one of the most avoidable.

One wrinkle. In the older converted flats up Woodbridge Road the fittings are sometimes original chrome or brass, which rules out the brute-force descalers a brand-new Wey Corner bathroom would shrug off. We use a gentler method on those, because a pitted tap is a worse outcome at check-out than a slow descale.

The riverside flats the clerk is really inspecting

Walnut Tree Close is not a street of period houses. It runs along the River Wey between the railway station and the town centre, on land that was industrial and printing works within living memory, and the typical rental here is a modern or recently converted flat with a balcony, a fitted kitchen and a shower room. The newest stock is the riverside schemes: the Trinity Quarter and Wey Corner development that replaced an industrial unit on the Wey frontage with 56 homes in 2018, a mix of one-beds and two-beds nearly all with a private balcony, and contemporary blocks like The Metro further along the close. Behind the station and up Woodbridge Road you find older converted houses split into flats, where the era vocabulary changes.

What that means on a check-out is simple. A new-build riverside flat has fewer itemised surfaces than a period house, but the ones it has are unforgiving: gloss kitchen units, engineered-board floors and hard LED-lit surfaces that show every smear and every water spot. The inventory on a Wey Corner flat names the balcony, the integrated appliances and the wet-room glass, and the clerk photographs all of it. An older Woodbridge Road conversion runs a different report, heavier on the cooker, the windows and the skirtings. We price and plan around which of the two you actually have.

End-of-tenancy clean
The hand-back clean, done with the flat empty, measured against the check-in inventory and aimed squarely at getting the deposit released. It goes behind appliances and into the wet-room scale, which a maintenance clean never does.
Deep clean
A heavy reset of a home you are keeping, on your own standard, with no inventory and no clerk involved. Useful, but not the same job, and not what a deposit is judged against.
Regular clean
Ongoing upkeep of a lived-in flat, week to week, with nothing formal to hit. A regular cleaner who has kept your flat nice for two years has not been doing the oven, the balcony track or the scale on the screen, because that is not what the visit is for.
Check-in inventory report
The document the clerk writes on day one, naming every surface with photos. It is the benchmark your check-out is judged against, which is why we clean to it and not to a generic standard.

The one-way road that shapes every move-out day

One bit of genuinely local knowledge affects every job here, and a firm from out of town gets it wrong. Walnut Tree Close is one-way. Surrey County Council, the highways authority, made the section past the station permanently northbound only for motor vehicles, with a contraflow lane kept open for bikes, after residents pushed to stop the road being used as a rat-run to the station. The aim was a quieter local road; the effect on a removals day is that a van cannot simply double back the short way.

So everything routes round through Bridge Street and the gyratory, tight on a station-area road at the wrong time of day. We plan our arrival round it rather than block the close with a Luton van pointing the wrong way while a clerk waits upstairs. The flats run from the station end of the close along the Wey towards the A25, with the Yvonne Arnaud Theatre and the Wey and Godalming Navigations towpath a short walk along the bank towards the centre. That whole riverside strip is our patch, and we know how to get a van onto it.

A van cannot simply double back the short way, so we plan the timing rather than block the close with a clerk waiting upstairs.

Guildford licensing, HMOs and the single let

If you rent a self-contained flat on Walnut Tree Close, which is nearly everyone here, licensing does not really touch your check-out and only the inventory standard applies. It is still worth knowing the local position, because a licensed property is held to a documented standard between tenancies and that affects how strictly a check-out is judged. Guildford Borough Council operates mandatory HMO licensing only. Since 2018 the council removed the old size threshold, so any house let to five or more people from two or more households who share a kitchen or bathroom needs a licence regardless of how many storeys it has, and minimum room sizes apply to stop small rooms being used as bedrooms. The detail is on the council’s HMO licence page.

The local point a lot of people get wrong is what is not there. Guildford has no additional or selective licensing scheme across the borough, and no Article 4 direction, so a standard single-let flat sits on a straightforward assured tenancy with nothing beyond the deposit rules to worry about. If you are in a station-area house share off Woodbridge Road, check whether it is licensed, because a licensed HMO is inspected and the cleaning bar at hand-back is firmer. We clean the shared kitchen and bathroom in a licensed share to the same finish as the lettable rooms. The deposit side is set out plainly in Shelter’s tenancy-deposit guidance.

What it costs, and the sum nobody runs in time

Pricing is fixed by property size, not invented per job. These are the base Guildford rates, which apply on Walnut Tree Close with no central-London premium on a GU1 flat, and the four-bed figure sits above the three-bed because the work does.

PropertyTypical durationEstimated cost
Studio flat3-4 hours, 1 cleanerFrom £156
1-bed riverside flat (Wey Corner, The Metro)4-5 hours, 2 cleanersFrom £207
2-bed flat5-7 hours, 2 cleanersFrom £243
3-bed flat or house6-8 hours, 2 cleanersFrom £339
4-bed house or conversion8-10 hours, 2-3 cleanersFrom £425

Most of the work along the close is one-bed and two-bed riverside flats, so £207 to £243 covers the bulk of it. If you would rather book by time, that is £30 per cleaner per hour, though for a check-out the fixed price is the better deal and it is what the guarantee attaches to. Carpet shampoo is an add-on at £29 a bedroom, £36 a living room, or £94 for two bedrooms and a living room. A standalone oven deep-clean is £77 single, £110 double, £143 for a 90cm range. Tell us the flat size and whether the inventory flags the carpets, and we give you the full figure before we arrive.

End of tenancy cleaning in Barking and Dagenham by Monster Cleaning
Barking and Dagenham: another job wrapped up by our cleaners.

Run the sum the way the deposit makes you. A one-bed at £207, set against a deposit of five weeks’ rent on a Guildford riverside flat, is not really a decision. Most tenants only do that sum after they have tried a DIY clean, failed the check-out, and lost the first round. We are on the books of 300+ letting agents, and over the years that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions. The 57-point agent-approved checklist exists because those agents told us exactly what their clerks fail flats on.

What 1 May 2026 changed, and what it did not

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and every existing assured shorthold tenancy in England has converted to a periodic tenancy, so a tenant can give two months’ notice at any point in the year rather than waiting for a fixed term to run out.

The cleaning side of a move-out did not change at all. The Tenant Fees Act 2019 still means a landlord cannot make professional cleaning a contractual condition, so nobody can force you to book us. The benchmark is still the documented check-in standard, your deposit is still capped at five weeks’ rent and still has to sit in a protection scheme, and the maths is exactly what it was the week before. What changed is timing. On a station-side strip full of commuter and professional lets, move dates spread out and grow less predictable, which makes the month-end pinch worse, not better. The dull, paying takeaway: book the clean earlier than you used to, because the slot you want will go if you wait.

What this clean is, and what it is not

The glossary above sets out the difference between a hand-back clean, a deep clean and a regular clean, because people mix them up when they call and it costs them money. The work on this page is the first one, the inventory-grade hand-back, which is why it goes behind the appliances and into the wet-room scale rather than just freshening the rooms. If the move pulls in other work, we run those jobs too, and the cross-service options are at the foot of this page. For an occupied flat rather than a move, our ongoing domestic cleaning runs from £23 an hour. For a move-out, the fixed price and the 48-hour re-clean guarantee are the combination that protects the deposit.

Questions we get asked

How much is end of tenancy cleaning for a flat on Walnut Tree Close?

A one-bed flat is £207, which is most of the riverside stock here, a studio is £156 and a two-bed £243. Those are the base Guildford rates, with no central-London premium added to a GU1 flat. We give you the final figure on the phone from the flat size, fixed before we arrive, never adjusted on the doorstep.

Why does the shower screen in my Walnut Tree flat go so cloudy?

Guildford water is very hard, close to 300 parts per million of calcium carbonate, because the town sits on the chalk of the North Downs. That dissolved mineral dries onto glass and chrome as a white film, and a cloth will not shift it. It needs a proper descaling pass, which is built into the clean rather than charged as an extra.

Do you guarantee the clean will pass the inventory check?

We back every clean with a 48-hour re-clean guarantee against agents’ own inventory clerks. If the clerk flags a cleaning point we missed within 48 hours of us finishing, we come back and put it right at no further charge, as long as nobody has moved in yet.

Can you work around the Walnut Tree Close one-way system?

Yes. The road is one-way northbound for motor vehicles, with a contraflow lane for bikes, so a van cannot simply double back the short way. We plan our arrival and route round Bridge Street and the gyratory, and we time it so the flat is finished before your clerk’s appointment rather than us blocking the road pointing the wrong way.

Is the flat by the river different to clean than an older flat up Woodbridge Road?

The clean is adjusted to the property. A modern Wey Corner or Metro flat is mostly about the wet-room scale, the balcony glass and the fitted kitchen. An older converted flat up Woodbridge Road leans more on the cooker, the windows and the skirtings. The 57-point checklist covers both, and we plan the visit around which one you actually have.

Is carpet cleaning included in the price?

Vacuuming, including the edges and the gripper line the inventory photos always show, is included. A wet shampoo is a separate add-on, and only worth it where the inventory itemises carpet wear or a stain: £29 a bedroom, £36 a living room, or £94 for two bedrooms and a living room done together.

Do you bring your own equipment and materials?

Yes, everything, including the descalers the Guildford water needs. You do not need to leave anything behind or supply more than working water and power at the flat. We also sort our own parking around the station-side streets, which on a Walnut Tree move-out day is half the battle.

End of tenancy cleaning in Richmond upon Thames by Monster Cleaning
Fresh from a end of tenancy cleaning in Richmond upon Thames.

How long does a Walnut Tree flat take?

A one-bed riverside flat is usually a half-day with a small team, and the wet room alone can take the best part of an hour because of the descaling. Two-beds and older conversions run longer. We size the team to the flat so it is done in one visit and give you a realistic window when you book.

Does the Renters’ Rights Act 2025 change what I can be charged for cleaning?

No. The principle is unchanged: you return the flat as clean as the check-in inventory recorded, fair wear and tear aside, and cannot be charged to better it. The deposit scheme’s free adjudication still decides any dispute on the inventory and photos, which is why a documented professional clean protects you.

Do I need to be there when you clean?

No. Most tenants leave a key or arrange access through the letting agent or a concierge. We can also clean immediately before the clerk’s appointment and hand straight over, which is the tidiest arrangement when the timing on a station-side commuter let is tight.

Is there a licensing scheme I should know about as a Guildford tenant?

Guildford Borough Council runs mandatory HMO licensing only, which since 2018 has applied to any house let to five or more people from two or more households regardless of its size, with minimum room sizes attached. There is no additional or selective scheme borough-wide. The Walnut Tree riverside flats are nearly all self-contained single lets, so for most tenants here only the inventory standard applies.

How quickly can you come out?

Usually within the same week, and often within a day or two at quieter times. Move dates bunch around month-end, so the closer you are to the end of the month the more it helps to call ahead. Ring 0333 555 2076 with your check-out date and we will tell you honestly what we can do.
