The clerk who checks a Pyrford house out almost always walks to the master en-suite first, because the shower glass in GU22 tells them in five seconds how the rest of the clean was done. Hard water here leaves a grey film that a sponge will not shift, and on a house with three or four bathrooms that one detail decides the deposit. We are Monster Cleaning Ltd, a Surrey domestic cleaning firm working since 2014, and we run end of tenancy cleans across Pyrford to a 57-point agent-approved checklist at £30 per hour per cleaner, every job carrying a 48-hour re-clean guarantee. Ring 0333 555 2076 for a fixed price.

Last updated June 2026. We cover Pyrford and the GU22 streets around it, from Pyrford Road and Coldharbour Road through to Lovelace Drive, the lanes down to Pyrford Lock, and the GU22 fringe towards West Byfleet. This page sits inside the county directory at End of Tenancy Cleaning Surrey.

A Woking village, not a town of flats

Pyrford is a leafy village on the eastern edge of Woking, about two miles out from the town centre and a field or two south of West Byfleet. It does not behave like the rest of the borough. Where Woking town has flats and new blocks, Pyrford is a place of big detached houses, gated and private roads, period cottages and post-war bungalows, most of it sitting on Green Belt land with the River Wey Navigation running along the bottom of it. The Norman Church of St Nicholas has stood here since about 1140, Grade I listed, with red-ochre wall paintings uncovered under the plaster during Victorian and later repairs. Pyrford Court, the Edwardian house up on the Mount estate, looks out over the valley. RHS Garden Wisley sits just across the water. None of that is decoration for this page. It is the reason the housing stock is what it is, and the housing stock is the reason an end of tenancy clean here is a different animal from one in the town.

What we are called to in Pyrford is, nine times in ten, a house. Four bedrooms, often more. Two or three bathrooms, an en-suite off the master, a utility room, sometimes a boot room, a kitchen that has run a dishwasher every day for years, and a conservatory tacked on the back. The deposit behind a let like that is large because the rent is large, and a forensic check-out clerk has a lot of surface area to judge. That matters because the deduction risk scales with the property. A tired domestic standard that might scrape a pass on a small flat does not pass on a six-bedroom house off Coldharbour Road, where the inventory ran to dozens of pages and the clerk has the photographs to prove every line.

A tired domestic standard that might scrape a pass on a small flat does not pass on a six-bedroom house off Coldharbour Road.

People often assume the village character means we charge a village premium. We do not. Pyrford does not carry a central-London loading and we price it on our standard Surrey rates. You pay for the size of the property and any extras you choose, and that is the whole of it. The size is the variable here, not the postcode.

Why the water here decides the check-out

Start with the water, because in Pyrford it is the single thing that fails more cleans than anything else. The village is supplied by Affinity Water through the Woking zone, and it is genuinely hard, measured at around 273 milligrams per litre of calcium carbonate. In a one-bed flat that is a nuisance you live with. In a house with three or four bathrooms, an en-suite, a utility tap and a kitchen mixer that gets used a hundred times a day, it is the thing the clerk goes looking for first.

The scale does specific, visible things. It puts a dull grey bloom on shower glass. It builds a hard white crust around the base of every tap and spout. It clouds chrome, leaves a tide line in the toilet pan and around the bath, and sets into the joints of tiled splashbacks. A normal wipe slides straight over it. The inventory clerks who work GU22 know exactly what the local water does, so the wet rooms are where they head before they so much as glance at a bedroom. They run a thumbnail down the tap. They look at the shower screen edge-on against the window. They pull the showerhead in close and check the holes.

So that is where the bulk of our labour goes. We take every bathroom and en-suite back to the original finish, work the shower glass until it is properly clear rather than hazy, strip the build-up off the tap bodies and the showerheads, and clear the crust under the rims and around the waste fittings. The kitchen tap and the utility get the same treatment, because a clerk who has just found a spotless master en-suite will check whether the standard held in the rooms nobody photographs for the brochure. If a house has been on this supply for a few years and the descaling has been done with a supermarket spray and a hopeful attitude, that is precisely where the money comes off.

What 1 May 2026 changed, and the Woking licence nobody mentions

Two bits of officialdom sit behind a Pyrford move-out, and tenants tend to know about neither until they are mid-move. Both are worth a plain explanation.

The Renters’ Rights Act 2025

The Renters’ Rights Act 2025 went live on 1 May 2026. It abolished Section 21 no-fault evictions and converted existing assured shorthold tenancies onto rolling periodic terms. The part that catches people out is what it did not change. The cleaning standard at the end of a tenancy is exactly what it was the week before. Your deposit is still protected in a government-backed scheme, you still get the prescribed information, and a landlord still cannot deduct for fair wear and tear, only for cleaning that leaves the property below its documented check-in condition. If a deduction is disputed, the scheme adjudicator weighs the check-in inventory against the check-out report, so the standard is judged on evidence and photographs, not on anyone’s opinion. The genuine effect in Pyrford is timing. Periodic tenancies often end at shorter notice, so the gap between deciding to leave a big house and handing the keys back is tighter than it used to be, which is why more people now ring us at short notice. Tenants can read the deposit-dispute basics through the Tenancy Deposit Scheme and the wider rules on the housing pages at Shelter.

Woking Borough Council and HMO licensing

Pyrford sits in the borough of Woking, so the relevant authority is Woking Borough Council, and there is a recent change that affects a slice of local landlords. The council looked at borough-wide selective licensing and decided against it, judging it too broad. Instead an Additional HMO Licensing Scheme came in on 5 January 2026, running to early 2031. It catches smaller houses in multiple occupation, meaning three or four tenants from two or more households sharing a kitchen or bathroom, which in Pyrford usually means a sizeable detached house let room by room to professionals commuting into London. Larger HMOs of five or more were already covered by mandatory licensing. The fees are published: a new additional licence is £700 plus £10 a bedroom for Part 1, then £130 for Part 2, so a typical small HMO lands near £850. Operating an unlicensed HMO that should be licensed can draw a civil penalty of up to £30,000 under the Housing Act 2004, and licensed houses are inspected during the licence term. For a shared house the practical effect on a move-out is simple: the check-out is run room by room, an inspector may have been through recently, and the standard is held high.

The cleaning standard at the end of a tenancy is exactly what it was the week before.

The 57 things, and the order a Pyrford clerk works in

Every Pyrford booking runs to a 57-point agent-approved checklist, built over a decade of Surrey check-outs and tuned to what the clerks here actually flag. This is the full empty-property hand-back, not a tidy. The list comes with the job, but here is the shape of it, and we deliberately clean in the order the house is judged.

A recent end of tenancy cleaning our team finished in Lewisham.

Bathrooms and en-suites first

This is the room that earns its keep here, so it goes first. Every bathroom and en-suite is fully descaled. Shower screens are worked until the glass is clear, taps and showerheads taken back to bright metal, tile grout scrubbed, the toilet descaled inside and out including the tide line under the rim, the bath and basin polished, extractor vents dusted, mirrors and chrome left without a spot. On a three or four bathroom house this is the bulk of the labour, and we size the team for it rather than send one pair of hands to wear themselves out.

The kitchen and utility

The oven is stripped, not wiped: interior, fan, element and seals, with the door glass split apart so the brown film between the panes comes out. Racks and trays are degreased in a soak. The hob, extractor hood and filter are degreased. We pull the cooker and the washing machine out where they move and clean the gap and the wall behind. Every cupboard and drawer is wiped inside and out, the worktops and splashback cleaned, the sink and taps descaled given the water, the dishwasher seal and filter cleaned, the bin area scrubbed. Tiles and floor are finished last. The utility, often a tap and a machine nobody else thinks to clean, gets the same once-over, because the clerk certainly checks it.

Bedrooms, living rooms and the conservatory

Skirting, picture rails, coving, door tops and frames are dusted by hand. Built-in wardrobes and fitted storage are cleaned inside, and there is a lot of fitted storage in these houses. Light fittings, switches and sockets are wiped. Windows are cleaned inside, sills and reveals done, internal glass left clear. Carpets are vacuumed thoroughly, hard floors mopped with the right product for the surface. Marks come off paintwork where they shift without taking the paint with them. A conservatory, common on the back of a Pyrford house, gets its glass, frames and floor done as a room in its own right.

Throughout the house

Stairs and landings, the hall, any boot room or cloakroom. Cobwebs off ceilings and corners, radiators and their backs, banisters and spindles, internal doors both sides. We finish on the floors and work back towards the door, so nothing clean gets walked over on the way out. Then a final walk-through, photographed before and after, room by room. That photo set goes out with the invoice and is the evidence you keep if the check-out tries to push back.

Two jobs sometimes need their own pass. Heavily walked or stained carpets in a large family let can want professional carpet cleaning rather than a vacuum, and a badly built-up range cooker is a job for our dedicated oven cleaning rather than the standard wipe-through. We tell you on the phone which, if either, your specific check-out actually needs.

Streets and pockets we cover

We are in this part of Surrey most weeks, so travel is not a problem and we do not pad the price to get out here. We cover all of Pyrford and the GU22 streets around it.

The roads and pockets we are in regularly:

  • Pyrford Road and Coldharbour Road, the spine of the village and most of the larger detached stock
  • Lovelace Drive, Lincoln Drive and Hamilton Avenue, the post-war houses up in the Pyrford Woods development
  • Engliff Lane and the older lanes near the church, period and W G Tarrant-built houses
  • Old Woking Road and the GU22 streets running towards West Byfleet station
  • The lanes down to Pyrford Lock and the Wey Navigation, including the houses near the marina
  • Upshott Lane and Church Hill, up by St Nicholas Church
  • The private roads and cul-de-sacs around the Pyrford Court estate

If you are near the church, Pyrford Lock, the marina or RHS Wisley just over the river, you are inside the area we work. One Pyrford quirk worth flagging when you book: a lot of these houses sit well back behind a long drive, or behind a gate, and the parking and access need a moment of thought. Tell us the arrangement, whether that is a code, a key safe or an agent meeting us there, and we plan the team and the van around it. This is also true of the nearby villages, so if your house is over towards West Byfleet or Byfleet, we cover those too and the same access notes apply.

What it costs on a big house, and the sum worth doing first

Pyrford is an affluent Surrey village, but the pricing here is our standard Surrey pricing. We do not load the bill for the address. You pay for the size of the property and any extras you pick.

PropertyTypical durationEstimated cost
Studio (rare here, usually an annexe or flat over a garage)3 to 4 hours, 1 cleanerFrom £156
1 bedroom (a cottage or bungalow)4 to 5 hours, 1 to 2 cleanersFrom £207
2 bedroom5 to 7 hours, 2 cleanersFrom £243
3 bedroom house6 to 8 hours, 2 cleanersFrom £339
4 bedroom house (the Pyrford norm)8 to 10 hours, 2 to 3 cleanersFrom £425
5-bed-plus detachedFull day, 3 cleanersQuoted per room
Carpet cleaning add-onSame visitFrom £36 a room
Oven deep-clean, itemised1.5 to 2 hoursFrom £77

Most Pyrford houses sit at the four-bedroom line or above. Larger five and six-bedroom houses are quoted on the same per-room logic once we have the bedroom and bathroom count, and the four-bed price is the floor on those, never the ceiling. If you would rather book by time, the rate is £30 per cleaner per hour, though for a hand-back the fixed property price is usually the safer bet, because it is tied to a result rather than a clock.

Carpet cleaning runs as an add-on at £36 per bedroom, £43 for a living room, or £115 for a whole two-bed’s worth of carpet. Oven deep-cleans, if you want them itemised, are £77 for a single, £110 for a double and £114 for a 90cm range, which is worth knowing because range cookers turn up in a lot of the bigger Pyrford kitchens. We will say on the phone whether your check-out actually needs the extras or whether the standard clean already covers it.

Now the sum worth doing before anything else. Run our price against the deposit, not against the inconvenience. A four-bed at £425 set against a deposit that on a Pyrford house can run to several thousand pounds is not really a decision. Most people only do that maths after a DIY clean has failed the check-out and the first round is already lost, which is a shame, because the first round is the cheap one to win.

Those figures are the short version of why agents here use us. A 97% first-time pass rate, more than £1.2m in tenancy deposits recovered for tenants over the years, a 57-point checklist behind every job, and a 48-hour re-clean guarantee on the result. If your clerk flags anything we cleaned, tell us inside 48 hours and we come back and put it right at no charge.

How the three jobs people muddle actually differ, because on a house this size the difference is real money:

End of tenancy clean
The empty-property hand-back, scoped to the check-in inventory, with the deposit on the line and the 48-hour guarantee on the result. This is the work on this page.
Deep clean
A heavy reset of a house you are staying in, for a spring clean, after illness, or before a sale. No inventory to hit.
Regular domestic clean
Routine upkeep, weekly or fortnightly, to keep a lived-in house on top of itself. Our domestic cleaning covers this from £22 an hour.

A Coldharbour Road job from the spring

We had been in a 1930s detached house off Coldharbour Road for nearly five years, a family of four, and it was a lot of house to hand back: three bathrooms, a range cooker the size of a small car, and a conservatory we used as a playroom. The one real worry was the hard-water scale, which the check-in photos had recorded in detail. We had honestly stopped seeing it. Two cleaners came for the best part of a day, took all three bathrooms back to clear glass and bright taps, stripped the range, and did the conservatory glass while they were at it. The inventory clerk spent ages in the en-suites and signed them off without a note. We had a little over two thousand pounds held and got the lot back. On a house that size it paid for itself many times over.
Rebecca, Coldharbour Road, Pyrford GU22, April 2026

That is a fair example of the Pyrford pattern: a long family tenancy, a big house, a range cooker, and hard-water scale the household had grown blind to. The clean cost a fraction of what was at stake, which it almost always does. The scrubbing turned it, and so did the dated photo set that went out with the invoice, the part a DIY check-out rarely has when the clerk starts asking questions.

Questions we get asked

How much is an end of tenancy clean in Pyrford?

From £156 for a studio, £207 for a one-bed, £243 for a two-bed, £339 for a three-bed and £425 for a four-bed. Most Pyrford properties are four-bedroom houses or larger, and bigger houses are quoted on the same per-room basis once we have the bedroom and bathroom count. We use our standard Surrey pricing here, with no premium for the postcode.

Why is hard water such a big deal for a Pyrford check-out?

Pyrford is on hard Affinity Water, around 273 mg/l calcium carbonate. In a house with three or four bathrooms the scale on shower glass, taps and toilets is the most common single reason a clean is failed, so the inventory clerks here check the wet rooms first. We descale every bathroom and the kitchen back to the original finish, work the shower glass until it is clear and take the taps and showerheads back to bright metal.

Do you charge more because Pyrford is an expensive village?

No. Pyrford does not carry any London premium and we price it on our standard Surrey rates. You pay for the size of the property and any extras you choose, not for the address. The size of the house is the variable, which is why most local quotes sit at or above the four-bed line.

Can you clean a large five or six-bedroom Pyrford house?

Yes, and big detached houses off Pyrford Road, Coldharbour Road and the lanes near the church are most of what we do here. Larger houses are priced on the same per-room logic as the table once we have the details, with the four-bed price as the floor, and we send a big enough team to finish in the day.

Does the Renters’ Rights Act 2025 change the deposit rules?

The deposit-protection rules at the end of a tenancy did not loosen. Your deposit is still scheme-protected and a landlord can only deduct for cleaning that leaves the property below its documented check-in condition, not for fair wear and tear. The main practical change is that periodic tenancies often end at shorter notice, so people book the clean later and at shorter notice than they used to.

What is the Woking HMO licensing scheme, and does it affect me?

Woking Borough Council brought in an Additional HMO Licensing Scheme on 5 January 2026, running to early 2031, after ruling out borough-wide selective licensing. It covers smaller shared houses of three or four tenants from two or more households. If your Pyrford house is a licensable HMO, the check-out is run room by room and an inspector may have visited, so the standard is held high. A new additional licence costs roughly £850, and an unlicensed licensable HMO can face a civil penalty of up to £30,000.

How long does a Pyrford end of tenancy clean take?

A one or two-bed cottage is a few hours. A typical Pyrford house with four-plus bedrooms and three bathrooms is most of a working day, which is why we scale the team to the property rather than send one person to struggle through it.

End of tenancy cleaning in Hammersmith and Fulham by Monster Cleaning
Fresh from a end of tenancy cleaning in Hammersmith and Fulham.

Do I need to be there during the clean?

No. Most clients leave keys with us or the agent, which is common on the gated and long-drive houses here. We just need confirmed access and to know how to get in and where to park, so flag any code, key safe or gate arrangement when you book.

What if my agent or landlord is not happy with something?

The 48-hour re-clean guarantee covers it. If a clerk flags anything we cleaned, tell us within 48 hours of the clean and we come back and put it right at no charge, provided nobody has moved in and the house is as we left it.

Do you clean carpets and ovens as well?

Yes, both as add-ons. Carpets are £36 a bedroom, £43 a living room or £115 for a whole two-bed. Ovens are £77 single, £110 double and £114 for a 90cm range, which matters because range cookers are common in the bigger Pyrford kitchens.

Do you cover the lanes down by Pyrford Lock and out towards West Byfleet?

Yes. We cover all of Pyrford, the streets towards West Byfleet station, and the lanes down to Pyrford Lock and the Wey Navigation. We are in this part of GU22 most weeks, so we do not add travel onto the price to reach you.

How do I get a price for my property?

Call 0333 555 2076 or email [email protected] with the Pyrford address, the bedroom and bathroom count and your check-out date. We give you a fixed price for that property, with no in-person survey needed, and a couple of photos of the kitchen and bathrooms sharpen the quote.

Why should I trust Monster Cleaning with the deposit?

We are Monster Cleaning Ltd, Companies House 9919639, trading since 2014. We hold a 97% first-time pass rate, have recovered more than £1.2m in deposits for tenants, clean to a 57-point agent-approved checklist and back it with a 48-hour re-clean guarantee. We are on the books of 300+ letting agents, including independents and the Woking branches covering the Pyrford and West Byfleet stretch of GU22.
