The inventory match: what actually decides a Horsell deposit

Start with the document, because the document is the whole job. It mostly touches the shared houses nearer the town centre rather than the family semis that make up most of Horsell, but it has sharpened how carefully Woking Borough Council now expects landlords to document a property between lets, and that scrutiny has a way of trickling into the standard a letting agent expects from a cleaning job too.

The room-by-room pass, and what GU21’s water does to it

Bedrooms, living rooms and the period detail

Wardrobes, drawers and any built-in storage opened out, not just shut and left. Skirting, door frames, handles, light fittings and switches done properly, and in the older houses near the common that means picture rails and higher skirtings too, which collect a decade of dust nobody looks up to notice. Window sills, reveals and frames cleaned on the inside; where a Horsell cottage still has an original sash window, that gets slower, more careful work than a modern casement would. That is a different job entirely: floor-to-ceiling glass, engineered flooring, an inventory written by a managing agent rather than a private landlord, and a tenant who booked the flat off a website rather than met the landlord once.

Horsell is almost none of that. It is a village of scattered Victorian and Edwardian houses near the common and the High Street, thickening out into 1930s and post-war semis and a run of bungalows through the middle of the village, with the odd modern infill house on the quieter closes off Kettlewell Hill and Horsell Moor. There is no tower here, and not much that could be mistaken for one. Gardens, driveways, a shed most tenants forget is on the inventory: that is the Horsell property, and it is what the clean has to match.

The village itself explains why. Horsell Common runs to the east of the village, heathland and gorse right up to the edge of the McLaren Technology Centre, with a sandpit that H. G. Wells used as the landing site in The War of the Worlds, a detail every Horsell resident gets asked about eventually. The common also holds a Bronze Age barrow cemetery and a First World War Muslim burial ground, both looked after by the Horsell Common Preservation Society rather than the council. The Basingstoke Canal, opened through Horsell in 1791 with a wharf for local farmers, skirts the parish on its way toward the town. None of this is Woking town centre’s story. It is Horsell’s, and a tenant renting a cottage near the common lives a genuinely different life to a tenant three floors up in a Victoria Square tower, even though both addresses say Woking.

That difference is why we treat Horsell as its own round rather than folding it into a generic Woking job.
