If you’ve cleaned a 1930s mock-Tudor on Epsom Road before, you already know the airing cupboard above the boiler is where the Romans Guildford clerk is going to spend ten minutes, and the shower screen is where they’ll spend twenty. We’ve done end-of-tenancy cleans across Merrow GU1 and GU4 since the year the firm started, and the brief on this side of Guildford is steady: hard chalk water, big family lets, agents who know the local stock and inspect it accordingly. This page is what we do, what it costs, and what your clerk will actually flag on the day.
Last updated April 2026. Pricing is the Surrey base tier and applies across Merrow, Burpham edge, Merrow Park, and the Sheeplands Lane side of the A246.
Our Merrow end-of-tenancy clean starts at £156 for a studio, runs to £425 for a 4-bed family let, and is backed by a 48-hour re-clean guarantee against the agent’s report.
Why Merrow deposits get docked
Three things, mostly.
Hard water on every shiny surface in the bathroom and kitchen. Chalk-house dust that drifts in off Merrow Downs and settles on picture rails, curtain tracks and the tops of wardrobes. And ovens. Always ovens.
Renters’ Rights Act 2025 and what changed
The Renters’ Rights Act 2025 ended assured shorthold tenancies and brought in periodic tenancies as the default, which means more rolling hand-backs across the year rather than the old summer-September peak. For tenants the practical effect at check-out is unchanged: the deposit still sits in one of the three government-backed schemes, the inventory clerk still works through the check-in report line by line, and the agent can still deduct for cleaning that falls below the check-in standard. The Act on legislation.gov.uk is the source of record. The protection scheme the landlord chose is named on your prescribed-information sheet; if you’re unsure, Tenancy Deposit Scheme is the most common one across Surrey rentals we hand back.
Guildford Borough Council licensing
Merrow sits inside Guildford Borough Council’s patch and the council does not currently operate a selective or additional licensing scheme across GU1 or GU4 for standard family lets. HMOs of five or more occupants from two or more households still need a mandatory licence, and the guildford.gov.uk HMO page is the live guidance. For the tenant at hand-back this matters mostly because licensed HMOs have a higher standard at inspection, communal areas included.
The Merrow Downs chalk-water problem
This is the one local thing that decides more Merrow deposits than anything else. The whole eastern edge of Guildford sits on chalk-grassland geology running up to Merrow Downs and the North Downs Way, and Affinity Water’s published hardness for the Guildford supply zone sits at the top of the very-hard band, around 280 to 310 mg/l as calcium carbonate. You can read the local figure on the Affinity Water hardness page. What it means in a tenancy is that every shower glass, every tap, every dishwasher door seal and every kettle accumulates scale on a fortnightly cycle. A clean we did on Levylsdene last March needed two passes on the bathroom screen with a weak acid solution and a soft pad before the clerk would sign it off. We carry the right gear for it and we cost it into the base price; tenants who try a supermarket spray on a year’s worth of build-up usually lose the deposit line.
“Monster came on a Thursday morning for the hand-back on our three-bed mock-Tudor up on Epsom Road, four years we’d been there, two kids and a dog. The shower screen in the main bathroom had gone cloudy in the second year and we’d given up. Patrick Gardner’s clerk had pre-warned us at the renewal inspection that the screen and the range hood filter were going to be the two big deposit lines. Two cleaners arrived at half past eight with a step ladder for the picture rails. They worked the screen first, two passes with a descaler and a soft pad, then a buff. They pulled the hood filter, soaked it in the utility sink while they did the oven. Six and a half hours, billed flat at the 3-bed rate. The clerk signed the report on the spot, no deductions, full £1,950 back. I wish we’d booked them at the renewal, not the hand-back.” Hannah, Epsom Road, GU1
Streets & Inspection Patterns
Where we work in Merrow, and what each clerk tends to flag in each pocket:
- Epsom Road (A246), the 1930s mock-Tudor detached run between the Horse & Groom and the church.
- Merrow Lane: Edwardian and inter-war semis behind the common.
- Merrow Common, cottages and ex-council semis facing the green.
- Sheeplands Lane: 1960s and 70s detached, larger plots.
- Mead Walk and the small estate off it, 1980s Barratt semis, three-beds mostly.
- Levylsdene: 1930s semis on the slope down toward Boxgrove.
- Merrow Park (off Trodds Lane), post-war estate stock, 2 and 3-beds.
- Burpham edge (London Road / Sutherland Avenue): 1980s and 90s estate detached on the Merrow border.
- Boxgrove Road, mix of inter-war semis and newer infill.
- Bushy Hill Drive: 1960s estate, the bigger detached at the top.
What the clerks at Romans Guildford, Hamptons, Knight Frank Guildford and Patrick Gardner tend to mark up varies street by street. On the Epsom Road mock-Tudors the leaded-light window reveals and the original parquet thresholds attract dust the supermarket cleans miss; clerks will run a finger along the rail above the kitchen door and that’s the line item. The Merrow Lane Edwardians have deep coving and picture rails that drop chalk-house dust onto the picture-rail upper face. We step-ladder every room on those. The Merrow Park and Mead Walk 1980s semis hide their problems in the shower screens, the silicone seals around the bath, and the runners of the white-uPVC casements that have never been lifted; we work the runners with a soft brush and a damp microfibre, not a wet wipe. The Sheeplands Lane 1960s detached almost always lose deposit on the integrated extractor hood filter, the oven door inner glass, and the conservatory roof’s interior beading. The Burpham-edge 1990s estates have the easiest stock structurally but the hardest water in the borough by postcode, so taps, kettles and shower heads need the acid pass and a polish. We adjust the kit list to the street before we set off.

What’s included in the Merrow end-of-tenancy clean
Kitchen
Behind the cooker first, because that’s where the spills live. Oven racks soaked in the utility sink, oven cavity and door inner glass cleaned to the agent-approved standard, hood filter pulled and degreased, hob trim lifted on induction and ceramic, splashback descaled, the underside of every wall cabinet wiped, kick-boards taken off and dust hoovered, fridge defrosted if you’ve left it on, freezer the same. Dishwasher seal worked with a soft pad because that’s where the scale grips. Tap aerator unscrewed and soaked. Bin cupboard washed, including the back wall.
Bathrooms
This is the Merrow line item. Shower screen worked with a descaler and a soft pad, two passes if it has been left a year, three if longer. Tap heads and shower rose soaked. Grout brushed line by line. Silicone seam around the bath inspected and cleaned, mould flagged if we find it (we’ll tell you; we won’t paint over it). Extractor cover removed and washed. Mirror polished after the rest is done so the steam doesn’t re-spot it. Floor tile grout worked with a stiff brush in the doorway runs.
Bedrooms and living areas
Picture rails, coving, and the upper faces of every door frame are the local tell on the Merrow Downs side. Chalk-house dust settles on horizontal upward-facing surfaces and shows on a clerk’s finger-test. We step-ladder every room. Wardrobe interiors hoovered, including the top shelf and the back-wall skirting. Curtain tracks wiped. Window reveals worked top and bottom. Skirting boards damp-cloth wiped, not dusted. Carpet hoovered against the pile.
Throughout
Light switches and sockets cleaned (front and the white frame). Radiators top and side. Door handles and the door edge above and below the handle. Loft hatch frame if there is one. Window casement runners on every opening window, top floor included. We do the work in a sequence that matches the order an inventory clerk inspects in, because that’s the order it gets checked in.
What it costs in Merrow
Studios start at £156. One-beds run £207. Two-beds are £243. Three-beds, which is most of the Merrow Park and Mead Walk stock and a big share of the Epsom Road family lets, are £339. Four-beds, including most of the Sheeplands Lane and Burpham-edge detached, are £425. The hourly rate if you want a partial job or an add-on hour is £30 per cleaner. Carpet shampoo is £36 a bedroom, £43 for a living room, and we offer a flat £115 for a whole 2-bed flat. Oven add-ons run £77 for a single, £110 for a double, and £114 for a 90cm range cooker, worth knowing if you’re in one of the bigger Epsom Road kitchens with an American-style range. All of this is the Surrey base tier; Merrow doesn’t take the premium-postcode uplift that Mayfair or Hampstead do.

How booking a Merrow clean works
- Phone 0333 555 2076 or email [email protected] with your postcode, the bed count, and your check-out date and time.

Related services we run in Merrow
If you’ve got a 4-year build-up of carpet wear or an oven that hasn’t been touched, those add to the EOT job. See our carpet cleaning service for the shampoo pricing and the oven cleaning page for the range-cooker breakdown. For after-builder finishes on the new infill at Burpham edge, after-builders cleaning is the right page. Our Surrey end-of-tenancy hub covers the wider county work, and the Guildford EOT page is the right read if your let sits closer to the town centre.
Neighbouring areas we also clean
Burpham, Boxgrove, Bushy Hill, Onslow Village, Stoughton, Guildford town centre, Shalford, Albury, East Horsley, West Clandon, Send and Ripley are all on the same Surrey GU rota. Same prices, same checklist, same re-clean window.
Frequently Asked Questions
How much is end-of-tenancy cleaning in Merrow for a 3-bed mock-Tudor on Epsom Road?
£339 flat. That’s the Surrey base 3-bed rate. Add £36 a bedroom if you want carpets shampooed, £110 if it’s a double oven, £114 if it’s a 90cm range. No premium uplift on the Merrow postcodes.
Do you cover Merrow Park and the Mead Walk estate?
Yes. Both fall inside the standard Surrey rota and take the base pricing. We’ve cleaned regularly across Trodds Lane, Mead Walk, and the smaller closes off Sheeplands Lane.

What’s the water hardness in GU1 and GU4 and why does it matter?
Affinity Water reports the Guildford supply zone at around 280 to 310 mg/l calcium carbonate, top of the very-hard band, thanks to the chalk geology under Merrow Downs. It means shower screens, kettles, dishwasher seals and tap aerators build scale fast. Our base price includes the descaling pass; cheaper providers usually don’t.
How quickly can you book a Merrow hand-back?
Three working days is the usual lead time. In a quiet week we’ll do next-day. Call 0333 555 2076 with the date and we’ll tell you on the call.
Does the 48-hour re-clean guarantee apply if the agent’s report comes back a week later?
The 48 hours runs from your check-out clean date, not from the report date. Get the report fast, send it through, and we come back. If the agent is slow off the mark and you flag it to us inside the window, we’ll usually still honour it.
Do you work with Romans Guildford, Hamptons, Knight Frank Guildford and Patrick Gardner?
We do hand-backs against all four agents’ reports across Merrow and the wider GU1/GU4 patch. We are not a tied supplier to any of them; we work to the inventory clerk’s report and the check-in inventory.
What’s the difference between your service and the cheaper GU1 cleaners on the classifieds?
Two things. The 57-point agent-approved checklist that matches the order an inventory clerk inspects in. And the 48-hour re-clean guarantee against the report. We have recovered over £1.2m in deposits for tenants since 2014 and we work with 300+ letting agents nationally; a one-person classifieds listing can’t underwrite either of those.
Will you clean a Merrow property if I’m not on-site?
Yes. Key drop with the agent is the standard pattern in Merrow. We photograph the finish and send the photos with the invoice so you have a record before the clerk arrives.
Do you handle carpet shampoo on the same visit?
Yes, if you book it in advance. The carpets dry inside three to four hours on a normal Surrey day, which is fine for a same-day hand-back if you book the clean for the morning slot.
What if my Epsom Road kitchen has a 90cm range cooker?
Tell us at the booking. The range add-on is £114 and takes the oven team about two hours on a normal grime level. On a four-year family let with a baking habit, budget for two and a half.

What about the leaded-light windows on the 1930s mock-Tudors?
We clean the glass and the lead came on the inside face. Outside-face glass is a window-cleaner job, not an EOT job, and the inventory check-in usually agreed that line at the start of the tenancy.
Do you deal with mould in the bathroom silicone?
We’ll clean the silicone to standard. Where the mould has penetrated the bead itself, that’s a re-silicone job, not a clean, and we’ll tell you on the day so you can decide whether to bring a handyman in before the clerk visits.
Is your pass rate really 97%?
97% first-time pass on agent-inspected end-of-tenancy work across our 2024 and 2025 records. The 3% are usually re-clean call-outs we attend inside the 48-hour window and resolve at no extra cost.
Do you offer a deposit-back guarantee?
We don’t guarantee the deposit itself; the deposit decision is the agent’s, and there are things outside a clean that affect it. We do guarantee a re-clean against any cleaning line on the agent’s report inside 48 hours, free of charge.
How do I pay?
Bank transfer on completion, or card over the phone if you prefer. Invoice goes out the same day with the finish photos attached.
