On the Greenwich Peninsula the clerk almost always starts at the glass. Floor-to-ceiling windows, the shower screen, the balcony door: hard water leaves a fine film on all of it, and the check-in photos your building took at handover show that glass spotless. That gap is where deposits go here. Why does the Peninsula lose deposits on glass and wet-rooms?
Because the water is hard and the surfaces are unforgiving. Thames Water supplies SE10, and it is very hard, around 300 parts per million of calcium carbonate on Thames Water’s own hardness figures. In an older flat that shows up slowly on a tap. In a new Peninsula apartment, where the whole outside wall is glass and the bathroom is a walk-in wet-room with a rainfall head, it shows up everywhere the water dries: the screen, the tile, the tap necks, the underside of the mixer. A cloth does nothing to it once it has set.
Then there is the benchmark. When you moved in, someone photographed the flat at developer-clean standard, the marketing-flat finish, and that photo set is what the check-out clerk holds up against your handback. It does not soften because you lived there two years. Three things get flagged on the Peninsula more than anything else. The film on the glazing and the wet-room glass, which is hard water. The thin greasy haze on the underside of the integrated extractor hood over the kitchen island, which the clerk checks with a torch from below. And the grit and river haze that collects in the bottom track of the sliding balcony door, along the channel where the glass meets the threshold.

None of it is hard to fix if you know it is coming and you have the kit. All of it is easy to miss with a sponge from under the sink the night before you hand the keys back.
The towers, and why a new-build hand-back is not the easy one
Almost everything we clean in North Greenwich is a flat in a tower or block built since about 2015. Upper Riverside, Lower Riverside, Peninsula Place and the newer Design District-side blocks, most of it Knight Dragon’s masterplan, a mix of build-to-rent and private sale. Integrated AEG or Bosch appliances, induction hobs, engineered oak or polished concrete floors, floor-to-ceiling glazing, a balcony or a Juliet rail, and a concierge downstairs. Young professionals, a lot of international renters, and company lets that turn over fast. It is one of the highest-churn corners of south-east London, and the hand-back slots cluster hard.
People assume a modern flat is the quick clean. It is the opposite. A 1930s semi over in Charlton hides a missed line under a wonky skirting or a bit of period trim. A Peninsula apartment has nowhere to hide. The surfaces are flat, reflective and lit from a wall of glass, so every smear on the induction glass, every fingerprint on a brushed-steel handle, every water mark on the mixer reads instantly in that light. Per square metre it takes us longer than the semi, not less.
The stock changes as you move off the water, too. The one checklist we work, room by room
We run one list on every Peninsula flat: a 57-point agent-approved checklist tuned to what the clerks out here actually mark. It is a single pass, in the base price, and the full thing comes with the job. Here is the shape of it, and everything below is included:
- Floor-to-ceiling glazing: the internal pane cleared of the hard-water film, the frame channel, and the sliding-door bottom track raked out with a hooked tool where the grit and river haze collect
- Balcony or Juliet rail: the glass panel both sides, the bottom channel, and the anchor-bolt collars along the threshold
- Wet-room and shower: the screen descaled both sides with the hinges off, the rainfall head jets cleared to an even flow, the tile and the silicone bead along the floor-to-wall line
- Tap chrome and stone: hard-water spotting off the kitchen mixer and the basin mixer, the Quooker neck if the flat has one, and the composite worktop and splash-back
- Kitchen island and run: the integrated hood underside and filter degreased, the induction glass polished, drawer interiors, and the plinth and toe-kick channel
- Integrated appliances: the oven cavity and the glass between the door panes, the microwave, the dishwasher seal and filter, and the fridge-freezer defrosted and wiped through with the seals done
- Bedroom built-ins and floors: wardrobe interiors hoovered, the full-height mirror, and the engineered oak or polished concrete dry-mopped then damp-mopped at the right dilution for the finish
- Doors, handles and switch plates: the brushed-steel handles, the kick areas, the door-top dust band, and the socket and switch plates
- Vents, hallway and the flat door: the MVHR or air-con diffuser plates, the intercom panel, the storage-cupboard washer-dryer, and the outside face of the flat door and its threshold onto the lift lobby
- Final walk-through: we open every door and drawer once more, photograph the finished state, and leave you the picture set as evidence
End of tenancy is the hand-back clean, built to pass the check-out. It is not the same job as the others, and it is worth knowing which one you actually need.

What the licensing and the 2026 law actually mean here
Two things get muddled on the Peninsula, so here is the accurate version. The Royal Borough of Greenwich runs a selective licensing scheme, but it covers the Woolwich and Plumstead-side wards, not the Peninsula, so a straightforward single-household let in one of the towers is outside it. What the Peninsula does sit inside is the council’s borough-wide additional HMO licensing scheme, which started on 1 January 2024 and runs to 31 December 2028, covering smaller shared houses in multiple occupation across the whole borough, and the standard mandatory HMO licensing for larger shares of five or more people. If your flat is a share rather than a single household, that is the one to check. None of it changes the clean itself. It changes how strict the managing agent is about paperwork at the end, and the tower operators tend to be strict.
The other thing people ask about is the new tenancy law. The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and existing assured shorthold tenancies have converted to periodic ones, so a tenant can give two months’ notice at any point rather than waiting out a fixed term. The cleaning obligation at the end did not change at all. What changed is timing. On a corner that was already high-churn, with company lets and short professional tenancies, the hand-backs get more frequent and less predictable, so the good slots go earlier. Book sooner than you think you need to.
Your deposit is held in one of the three approved schemes, and the check-out clerk’s report is the document the adjudicator reads if it ever comes to a dispute: TDS, mydeposits or DPS. A clean that matches the check-in photos, with your own dated photo set to prove it, is the cheapest way to win that argument before it starts. By the hour, for a part-job or an unusual layout, it is £30 per cleaner. Carpets are usually just the bedrooms out here, since the living space is engineered oak or concrete: carpet shampoo is £36 a bedroom, £43 for a living room, or £115 for a whole carpeted 2-bed. Ovens are almost all 60cm single Bosch units, at £77, with £110 for a double and £114 for a 90cm range in the odd Millennium Village townhouse. Those figures assume a flat in normal lived-in shape. A long company let with heavy wear costs more, and we say so on the phone, not after.
Now the sum. A 1-bed at £207 to protect a deposit that on a Peninsula flat is routinely £1,800 or more is not really a decision. Every booking carries a 48-hour re-clean guarantee: if the clerk flags anything we cleaned inside 48 hours, we come back and redo it free, provided the flat is still as we left it with nobody moved in. Our 97% first-time pass rate means that is rare, but the guarantee is the point. It is why the tower operators keep us on the list.

That is a fair example of the Peninsula pattern: a company let, an international tenant moving on fast, and the whole job turning on the glass. The clean cost a fraction of the deposit, and the dated photo set is the part a DIY hand-back never has when the agent pushes back.

Booking it around a Peninsula hand-back
It is a phone call. Give us the building and the bedroom count, because an Upper Riverside 1-bed is a different layout and a different time estimate to a Peninsula Place 2-bed, and the rest is quick.
- Ring 0333 555 2076. Building, floor, bedroom count, hand-back date, and anything you already know is a problem, a pet stain on the bedroom carpet, a marked worktop, the usual cloudy glass.
- We book you in, ideally the day before check-out so the clerk walks a freshly cleaned flat. A same-day works on a Saturday hand-back if the agent is flexible. Allow more notice for a month-end slot.
- Access sorted. Most of the towers have a concierge, so we collect and return keys there, or from a key safe if you have one. You do not need to be present.

How much is end of tenancy cleaning in North Greenwich?
Base pricing is £156 for a studio, £207 for a 1-bed, £243 for a 2-bed, £339 for a 3-bed and £425 for a 4-bed. By the hour it is £30 per cleaner. Those figures are the clean itself, before any optional carpet shampoo or oven add-on. North Greenwich runs at our standard London rate, not a premium one.
Why does a new Peninsula flat still need a professional clean?
Because the benchmark is a developer clean and the water is hard. Your building photographed the flat spotless at handover, and the check-out is marked against those photos. Hard water leaves a film on the glazing and the wet-room glass that a cloth will not shift once it has set, so matching that original standard by hand is genuinely difficult.
How long does the clean take in an Upper Riverside 1-bed?
Four to five hours with a two-cleaner crew. A 2-bed in one of the taller Peninsula Place blocks runs closer to six or seven, because there is more glazing and more floor. A studio is usually three to four.
Do you do same-day and Saturday hand-back cleans?
Yes. Saturday hand-backs are common in the towers. We aim to be in early and finished before the clerk’s inspection window if you book a same-day Saturday, though the day before is always the safer option.
Do I have to be there?
No. Most Peninsula blocks have a concierge, so we collect and return keys at the desk, or use a key safe if you have set one up. Plenty of our clients here are already out of the country by the time we clean.
Is the 48-hour re-clean really free?

Do you clean the outside of the tower windows?
No. The external faces of the floor-to-ceiling glazing on the Peninsula towers are done by the building’s facilities team on a rope-access rotation. We clean the internal pane, the frame channel and the sliding-door track, which is the part the inventory clerk checks.

What about the balcony or the Juliet rail?
Included. The glass panel both sides and, more to the point, the bottom channel where the sliding door meets the threshold. That track collects grit and river haze and it is the bit the clerk tends to photograph, so we clear it as standard.
Do you clean carpets in North Greenwich flats?

Which deposit scheme is my flat under?
It will be one of TDS, mydeposits or DPS. Your deposit certificate names the scheme, and you should have had it by email within 30 days of moving in. The clerk’s check-out report is what any dispute is decided on, so keep it.
What if I am moving out of London straight after the hand-back?
Fine. We email the receipt and a photo pack of the cleaned flat within an hour of finishing, so you hold the evidence even if the clerk inspects the next day and you are already hundreds of miles away.
