The Silvertown regeneration is a 60-acre site that sat derelict for more than forty years, and the first phase alone is 1,032 homes wrapped around the Grade II Millennium Mills and the old Rank Hovis grain silo. Almost all of it is brand-new flats, handed over from 2025, with the first residents moving in this year. That is the housing stock here, and it is exactly the kind of property where a check-out clerk’s camera finds things you did not know counted.
Last updated April 2026. Pricing, the Newham licensing position and the Silvertown build phases below were checked against current sources this month; if a figure has moved since, the booking quote we give you over the phone is the one that stands.
We are Monster Cleaning Ltd, and we do end of tenancy cleans across Silvertown Quays and the wider Royal Docks from £207 for a one-bed, on a 57-point agent-approved checklist with a 48-hour re-clean guarantee.
That sentence is the short version. Everything below is the detail: why deposits actually get docked on a new-build off North Woolwich Road, what the inventory clerk opens first in a dock-edge flat, what we charge, and how a booking runs. Read it or skim it. The phone number is near the bottom either way.
Why Silvertown Quays deposits get deducted
People assume a new flat is easy to hand back. It is not, and the reason is the inventory. When you moved in, the agent or the build-to-rent operator logged the place at near-showroom condition, every surface photographed clean, every appliance unused. Your job at the end is not “leave it tidy”. It is “return it to that opening photo set”. On a two-year-old apartment the gap between tidy and inventory-standard is where the money goes.
The deductions on these flats are nearly always the same short list. Grease film on the cooker hood and its metal filter, because an integrated hob sits right under it and the filter is out of sight until the clerk slides it out. Limescale bloom on the shower screen and around the basin mixer, hard water on glass that the inventory photographed spotless. Caulk and decorator’s filler smeared onto the bathroom sealant and skirtings, common in flats only a year or two old where snagging touch-ups were done over the top of a clean. Scuffed paint on hallway corners from furniture and the lift run. And marks on the engineered timber or click-vinyl floor, which scratches and water-stains differently from old floorboards and gets its own inventory line in most Silvertown blocks.
There is also a legal layer worth knowing. Your deposit sits in a government-backed scheme, and an agent cannot simply keep what they like from it. Under the deposit-protection rules, and reinforced by the Renters’ Rights Act 2025 phasing in across England through 2026, a landlord deducting for cleaning has to evidence it against the check-in inventory and the property’s actual condition, not bill you for betterment or for fair wear. A professional clean with an itemised receipt against a 57-point list is exactly the counter-evidence an adjudicator wants to see, which is why agents around the Royal Docks ask for one and why a tenant is on far stronger ground holding one. If you want to read the underlying tenancy and deposit law it is on legislation.gov.uk, and the deposit scheme’s own dispute guidance is on tenancydepositscheme.com.
One more local wrinkle that catches landlords more than tenants, but it shapes who you are dealing with. Newham runs one of the strictest licensing regimes in London: a borough-wide selective licensing scheme that started on 1 June 2023, plus an additional HMO scheme from 1 January 2023, both running on into 2027 and 2028. The quirk is that both schemes exempt two wards, Royal Victoria and Stratford Olympic Park, and Silvertown sits right against Royal Victoria Dock. So a chunk of the new dock-edge stock falls in or beside the carved-out ward while flats a few minutes inland do not, which is one reason landlords here are unusually careful about paperwork and condition reports. The council’s scheme detail is on newham.gov.uk.
Monster came on a Monday. Fourteen months in a high-floor one-bed on the dock edge, just me, and I was relocating abroad with a Friday flight so the check-out was tight. The one thing the clerk had itemised at check-in was the bathroom: the walk-in shower screen and the basin glass. East London water is hard and in fourteen months the screen had gone cloudy with scale no matter how I wiped it, and there was a milky haze across the balcony glass on top of that. I had bought three different sprays and the screen still looked grey. The Monster two stripped the scale off the screen and the basin so the glass went properly clear again, did the balcony pane, and ran the rest of the flat to the agent’s list. JOHNS&CO signed it off the same afternoon and the full deposit came back before I had landed. Billed four hours plus the descaling. Worth every pound for the timing alone.
Silvertown Quays and the Royal Docks: where we work
Our Silvertown rounds run along the dock edge and back from North Woolwich Road. The Lendlease and Starwood phases by the Millennium Mills, dRMM’s dock-edge block on the Royal Victoria Dock side, the Guinness Partnership affordable homes whose first residents arrived this year, and the older West Silvertown and Pontoon Dock stock around the Thames Barrier Park. We also cover the neighbouring Royal Wharf and Britannia Village blocks, because tenants move between them constantly and the same agents manage across all of it.
A few things about this patch a non-local would not know. Pontoon Dock and West Silvertown are the DLR stations that actually serve these flats, not the Jubilee line, and the new pedestrian and cycle bridge over Royal Victoria Dock is the link to Custom House and the Elizabeth line rather than anything overground. The Silvertown Tunnel opened on 7 April 2025 and is tolled between 06:00 and 22:00, free overnight, which matters to us because a van move-out scheduled for late afternoon costs more to bring through than the same job booked for 9pm. And the riverside is still a working industrial frontage: Tate & Lyle has refined sugar here since the 1870s, the area itself is named after S.W. Silver’s rubber and submarine-cable works, and that heritage is why the dust profile in a brand-new flat near the Mills is finer and greasier than you would expect from the postcode.
Access is its own job here in a way it is not in a street of houses. Most of these flats are mid or high floor, lift-served, with a concierge desk, a loading bay and a booking sheet for the goods lift. We plan around that. Pull a single lift on a moving Saturday across a whole block and a clean that should start at nine slips to eleven while everyone queues for it, so we tend to book Silvertown cleans for the day after your van rather than the same afternoon, once the flat is empty and the lift is free. Parking a cleaning van on North Woolwich Road or the dock-edge service roads is permit-controlled and tight; we factor that in rather than discovering it on the day, and where the block has a visitor bay we ask you to flag it when you book.

One more thing the regeneration creates that older areas do not: snagging. These are new buildings, and a one or two-year-old flat has often had the developer back in to fix a door, a seal or a paint defect under warranty. The trouble is the snagging crew works fast and tidies after itself loosely, so we routinely find filler dust on top of skirtings, a fresh smear of caulk over the bathroom sealant, or a paint touch-up with a halo of overspray on the tile. The inventory clerk did not photograph that at check-in because it happened during your tenancy, but it still reads as your mess on the way out. Clearing snagging residue back to the check-in photo is a normal part of a Silvertown clean, not an extra.
If you are moving within the borough, our Greenwich and Royal Docks end of tenancy hub covers the wider area, and there is a sibling page for neighbouring Royal Wharf end of tenancy cleaning if your flat is the other side of the river path.
What the clean includes
End of tenancy is the hand-back clean, the one that has to match the inventory. It is not a maintenance tidy and it is not a deep clean for staying on. What we list below is the hand-back job, priced as one fixed visit.
Kitchen
The kitchen is where the most deposit money is lost in these flats, because the appliances are integrated and the clerk knows exactly where to look. We pull the oven apart, clean the door glass between the panes, degrease the racks and the cavity, and take the cooker-hood filter out and soak it rather than wiping the outside and hoping. Hob, splashback and the trim around the induction surface. Inside, on top of and behind the fridge-freezer and any integrated dishwasher or washer. Cupboards and drawers wiped inside and out, handles done, and the sink and mixer descaled. Tiles and grout. Bin area degreased.
Bathrooms and en-suites
Hard water is the whole game in an E16 bathroom. The shower screen gets the scale taken off properly so the glass is clear again, not smeared clear and cloudy by the time it dries. Screen tracks, the basin and bath mixers, the showerhead all descaled. Toilet done inside and behind. Tiles and grout, extractor vent wiped, mirror and any cabinet glass polished, chrome buffed. Sealant lines checked for caulk smears and decorator’s filler and cleaned back so the bead reads as the inventory photographed it.
Bedrooms and living space
Wardrobes and built-in storage cleared and wiped inside, skirtings and frames done, sockets and switch plates. Internal glazing and the balcony or terrace doors cleaned both sides where access is safe. The engineered or vinyl floor is cleaned to suit the floor type rather than over-wetted, which matters because these floors mark and lift if you treat them like old boards. Marks lifted off paintwork at the usual furniture and lift-run corners without taking the colour with them.
Throughout
Internal doors and both sides of the entrance door, light fittings and visible trunking, extract grilles, the airing or utility cupboard, and the inside of any storage off the hallway. Floors vacuumed and finished to type throughout. The balcony glass and frame, which the inventory on a dock-edge flat almost always photographs and which most tenants forget entirely until the clerk points a camera at it.
What it costs
Fixed prices for a standard Silvertown Quays end of tenancy clean, no VAT surprises:
| Property | End of tenancy price |
|---|---|
| Studio | £156 |
| 1-bed flat | £207 |
| 2-bed flat | £243 |
| 3-bed flat | £339 |
| 4-bed | £425 |
If you would rather book by time, it is £30 per cleaner per hour. Carpet shampoo, where a flat has carpet rather than the usual engineered floor, is £36 a bedroom, £43 for a living room, or £115 for a whole two-bed done together. Oven add-ons if you only want that one job rescued: £77 for a single, £110 for a double, £114 for a 90cm range. Most Silvertown flats are one and two-beds with hard-floor living areas, so the typical booking here is the flat rate plus the bathroom descaling, with no carpet line at all.
The water genuinely is the cost driver in this postcode. Thames Water supplies the Royal Docks and London’s supply runs very hard, around 293 parts per million of calcium carbonate on the company’s own figures; you can confirm the hardness for an E16 address on thameswater.co.uk. That is why a new flat still ends up with a scaled shower screen in a year, and why we build descaling time into a Silvertown quote rather than treating it as an extra.
What your agent will actually check
From the inventories we see across the Royal Docks, the clerk works a dock-edge flat in roughly this order:

- Oven cavity and the glass between the door panes, then the cooker-hood filter slid out and turned over.
- Shower screen and basin glass held to the daylight for scale, then the mixers and showerhead.
- Sealant and caulk lines in the bathroom and kitchen, checked for filler smears against the check-in photos.
- The engineered or vinyl floor, raked at a low angle for scratches, scuffs and water marks.
- Paintwork at hallway corners, the lift-run wall and behind where furniture stood.
- Balcony or terrace glass and frame, inside and out, plus the door tracks.
- Wardrobe and storage interiors, extract grilles and the utility cupboard.
None of that is exotic. It is the same seven things every time, and a clean built around that order is why our first-time pass rate sits at 97% across the inventories we are sent.
Why tenants and agents use us here
We have run Monster Cleaning Ltd since 2014, Companies House 9919639, out of 255 Upper Richmond Road West in SW14. Across the business we work with 300+ letting agents, and our cleans have helped recover £1.2m in deposits that would otherwise have been docked for cleaning. Around the Royal Docks the agents and build-to-rent managers we deal with include the on-site and high-street names tenants meet directly, JOHNS&CO, Henry Wiltshire out of Kingfisher Heights, LiFE Residential and Keatons among them, and they ask for a clean to a documented checklist because an itemised 57-point receipt settles a deposit query faster than an argument does. Our public Trustpilot sits at 3.1 out of 5 over 128 reviews; we would rather quote that honestly than dress it up, and the 48-hour re-clean guarantee is there precisely because not every job goes perfectly first time.
Frequently Asked Questions
How much is an end of tenancy clean in Silvertown Quays?
A studio is £156, a one-bed flat £207, a two-bed £243, a three-bed £339 and a four-bed £425. Those are fixed prices, not estimates. Most Silvertown flats are one and two-beds, so the common booking is £207 or £243 with bathroom descaling included rather than added on.
Do you cover the new Lendlease and Guinness phases by the Millennium Mills?
Yes. We clean across the new dock-edge phases off North Woolwich Road, the Royal Victoria Dock side blocks, the Guinness Partnership affordable homes and the older West Silvertown and Pontoon Dock stock, plus neighbouring Royal Wharf and Britannia Village.
What is the 48-hour re-clean guarantee?
If your inventory clerk or agent flags anything in our scope within 48 hours of the clean, we come back and put it right at no extra charge. You send us the check-out report or the photo, we rebook fast, because the timing usually matters for the deposit.
Why does a brand-new flat still need a professional clean?
Because the check-in inventory logged it at near-showroom condition with a photo on every line, and you are being graded back to that, not to “tidy”. On a one or two-year-old flat the appliance trim, shower screen, sealant and engineered floor are where the gap shows.
Is the hard water really a problem in E16?
Yes. Thames Water supplies the Royal Docks and London’s water runs very hard, about 293 ppm calcium carbonate. It scales a new shower screen and basin within a year, which is the single most common Silvertown deduction, so we build descaling time into the quote.
Do you guarantee I get my full deposit back?
No honest cleaner can guarantee a deposit, because we control the cleaning and not the wear, the paintwork or the landlord. What we give you is an itemised clean to a 57-point checklist and a receipt, which is the counter-evidence an adjudicator weighs against a check-out report.
Can you clean around a check-out the same week as my flight?
Usually yes, if you book early in the week. Tell us the check-out slot and we work back from it. A late-afternoon van move-out costs a little more than an evening one because of the Silvertown Tunnel toll window, so we will suggest the cheaper timing where it fits.
Do you bring everything, or do I supply anything?
We bring all equipment, chemicals and machines, including the descalers the hard water here needs. You only need to make sure we have access, power and water on the day and that the flat is cleared of your belongings so every surface can actually be reached.

Is carpet cleaning included in the flat price?
No, carpet shampoo is separate, but most Silvertown flats have engineered or vinyl floors rather than carpet, so it rarely applies. Where there is carpet it is £36 a bedroom, £43 a living room or £115 for a whole two-bed.
How long does a Silvertown flat take?
A one-bed is usually a half day with two cleaners, a two-bed a little longer. A flat with a heavily scaled bathroom or a neglected integrated oven takes more time, which is reflected in the descaling and oven add-ons rather than hidden.
Do you clean the balcony glass?
Yes, and you should make sure of it. The balcony or terrace glass and frame are photographed on almost every dock-edge inventory here and are one of the most forgotten items by tenants. We clean both sides where it can be reached safely.
Which DLR station and area does this cover?
Pontoon Dock and West Silvertown are the DLR stations that serve these flats, with the new dock bridge linking to Custom House and the Elizabeth line. We cover the whole Silvertown regeneration area, the West Silvertown stock and the blocks around Thames Barrier Park.
What if the agent uses a different checklist than yours?
Send us the inventory or the agent’s check-out criteria when you book and we clean to that as well as our 57-point list. The two overlap heavily around the Royal Docks; where the agent wants something specific, we add it.
Do you work with the Royal Docks letting agents directly?
Often, yes. We deal with JOHNS&CO, Henry Wiltshire at Kingfisher Heights, LiFE Residential, Keatons and others across E16, and we are happy to send the itemised receipt straight to your agent so the deposit query is settled on paper.
Ready to book your Silvertown Quays clean
Booking is short. Call 0333 555 2076 or email [email protected] with the flat size, the postcode and your check-out date. We give you the fixed price on the call, hold the slot, and where you have the check-in inventory or the agent’s criteria, send it over and we clean to that as well. If anything in scope is flagged within 48 hours we come back and fix it. Related work, if you need it: a heavier integrated oven deep clean on its own, or interior window and balcony glass cleaning for the dock-edge panes the inventory always photographs.
