The induction hob is degreased and the film of atomised cooking grease is lifted off the wall units and the splashback directly above it, which is the bit that is invisible straight on and obvious under a raking light. Integrated fridge-freezer, dishwasher and washer-dryer are cleaned inside and out, seals and drawers detailed, filters checked. Cupboards and drawers emptied and wiped through, handles, plinths and worktop edges included. Sink, mixer and drainer descaled, because the hard water never gives those a miss.

The wet room, the glass and the old fit

The shower screen, the mixer and the basin get a full descale, tiles and grout cleaned, and the cloudy hard-water bloom taken off the glass. The WC, basin and tray are cleaned and descaled, chrome polished, sealant lines wiped down. One thing specific to these flats: grey decorator’s caulk and filler smeared along the bath and screen seals from the original handover, which has gone dull and reads as dirt. Bedrooms, living space and the finish

Inside every built-in wardrobe and storage cupboard, wiped and the rails done. Skirting, architraves, doors, handles and the lift-lobby face of the front door. Scuffs spot-cleaned off the hallway and living-room paint, with an honest line drawn, because nail holes and dents are a decorator’s bill and not yours to scrub away. Engineered floors cleaned and buffed, felt-pad and furniture marks worked, thresholds detailed. Bedroom carpets, where the flat has them, vacuumed thoroughly including the edges and under where furniture stood, with shampoo available as an add-on. High dust last, then the whole flat vacuumed and the hard floors mopped after every other job is finished.

If the agent only pulled you up on one thing, you do not need the full job. Why a new-build check-out is stricter than an old flat

The Lighterman is a Knight Dragon building on the Lower Riverside stretch of Greenwich Peninsula, a 23-storey tower and lower blocks set round a residents’ courtyard off Pilot Walk in SE10, with interiors by Conran + Partners and large private balconies on every flat. The Lower Riverside residents share the Aperture building next door for the concierge and gym. It is a short walk to North Greenwich on the Jubilee line, the IFS Cloud cable car and the O2, with the Design District and Peninsula Square the other way. None of that is what loses a deposit.

What works against tenants here is the baseline. These flats were inventoried when the handover was immaculate, so the clerk’s reference photo is an unmarked integrated kitchen and a perfect engineered floor. There is no decade of honest wear to hide behind, the way there is in a split Victorian house up in west Greenwich. Two years of normal living shows against a pristine record, and a new-build inspection is unforgiving in a way an older conversion never is. The deposit is large too: two and three-bed flats here let in the high hundreds to well over a thousand a month, so five or six weeks of rent sitting in a scheme is a real sum to risk on a greasy filter.

What Thames Water does to the glass nobody warns you about

Greenwich Peninsula is on Thames Water supply, and that water is very hard, roughly 250 to 320 mg per litre of calcium carbonate off the chalk under the Thames Valley. In a flat with a walk-in shower, a glass screen and full-height glazing, that is the single most common surprise at check-out. Scale builds as a cloudy bloom on the screen, a crust round the mixer, and a tide-line on the basin that ordinary spray simply does not shift. Clerks at this address know to look for it, because the glazing is everywhere you turn. The published hardness for your postcode is on Thames Water’s water quality pages if you want to check it.

The same scale dulls the floor-to-ceiling balcony doors, which is the other glass surface the clerk lifts to the light. A bathroom spray and a cloth will not clear set scale; it needs a proper descaler and the patience to work it, and it is the job a rushed clean skips because the glass looks fine until daylight rakes across it. We treat the balcony doors and the shower screen as a deposit point, not a finishing touch.

Greenwich licensing, the law, and where your deposit really sits

Two bits of context matter here, and it helps to keep the words straight before the money.

On the law, the Renters’ Rights Act 2025 came in on 1 May 2026. Section 21 no-fault evictions are gone and existing assured shorthold tenancies have converted to periodic ones, so a tenant can leave on relatively short notice. The cleaning side of a move-out did not change at all: an agent still cannot charge you for fair wear and tear, but a genuinely dirty extractor, scaled glass or grease behind the hob is cleaning, not wear, and it is a lawful deduction every time. What changed is timing, and on a high-churn block like this it means the gap between your last day and the inspection is shorter than it used to be. The Royal Borough of Greenwich runs a borough-wide additional HMO licensing scheme that started on 1 January 2024 and runs to 31 December 2028, covering flats with three or more people from more than one household sharing a kitchen or bathroom. Plenty of two and three-bed flats at The Lighterman are let as sharer households and fall inside it, which gives a licensed landlord a clear paper interest in the flat coming back in inspection-grade condition. Do you clean the balcony and the floor-to-ceiling glass?

Yes. Balcony doors and full-height glazing are cleaned both sides, the frames and tracks wiped, and the balcony floor and any glass balustrade cleared ready for inspection. The balcony glass is one of the surfaces a clerk holds up against the daylight off the Thames, so it sits high on the checklist rather than getting a token wipe.

Will you get scratches out of the engineered floors?

We clean and buff the engineered-board floors and work felt-pad and furniture marks hard, and most surface marks lift. Deep gouges through the wear layer are damage, not cleaning, and no clean takes those out, but dulling and scuffing we can usually clear so the floor reads as clean to the clerk. If the inventory specifically lists the floors, the standalone floor service goes harder on the same visit.

Is the oven really included in the price?

Yes. The integrated oven is cleaned to the enamel as part of the end of tenancy clean at no extra cost, including splitting the door glass and clearing the brown film between the panes.
