Pontoon Dock DLR is the only station in London where you walk straight off the platform into a park, and that park, Thames Barrier Park with its sunken Green Dock, is exactly the view most of these flats were sold on. We clean rented homes for that hand-back inspection across the Royal Docks: Royal Wharf, Britannia Village, Barrier Point and the new blocks lining North Woolwich Road, E16.
Last updated April 2026. Prices, the council licensing position and the Renters’ Rights Act detail below were checked against newham.gov.uk and legislation.gov.uk before publishing.
We are Monster Cleaning Ltd (Companies House 09919639), a domestic cleaning company working London since 2014, run from 255 Upper Richmond Road West, SW14 8QS. End of tenancy cleaning around Pontoon Dock starts at £156 for a studio and £243 for a two-bed, cleaned to a 57-point agent-approved checklist that letting agents in E16 already recognise. That is the short answer. The rest of this page is the detail, because a Royal Wharf hand-back is not the same job as a Victorian flat in Greenwich, and the deductions land in different places.
Reach us on 0333 555 2076 or [email protected]. We will give you a fixed price for your flat, not a guess.
Why Pontoon Dock deposits get deducted
Almost everything here is new. Royal Wharf went up from 2014 on the old Minoco Wharf site under Ballymore and Oxley, around 3,385 homes; the Pontoon Dock blocks fronting North Woolwich Road were finished about 2020 by Linkcity; Barratt’s white Modernist terraces and the Barrier Point tower at Britannia Village are early-2000s at the oldest. There is no period detail to hide a poor clean behind. Just engineered oak, painted plasterboard, integrated appliances and a great deal of glass. That changes what an inventory clerk photographs and what they charge you for.
The single most common deduction we see in these flats is the oven and the hob. Royal Wharf and Britannia Village kitchens come with integrated ovens and induction or ceramic hobs, and tenants almost never clean inside the oven door glass or lift the hob to get the burnt ring off underneath. The clerk opens the door, photographs the brown film on the inner glass, and the landlord bills a professional oven clean. That one item alone is often £77 to £114 depending on the appliance.
After that it is scuffed paint and decorator’s caulk. New-build walls are thin skim over plasterboard and the developers use a soft contract emulsion that marks if you breathe on it. Sofa-back scuffs along the hallway, black trolley-case rubs by the front door, a grey halo around every light switch. None of it is damage. All of it reads as not cleaned to check-in standard in a flat the clerk knows was painted in 2019. The caulk line where the splashback meets the worktop goes grey and nobody ever touches it. We do.
Then the floors. The engineered oak Ballymore laid across Royal Wharf scratches and scuffs, and tenants try to fix it with the wrong thing, a wet mop, a steam mop, supermarket spray, and leave a dull sticky film that the clerk catches the moment afternoon light comes across it. We clean engineered board the way it should be cleaned: barely damp, correct product, no standing water.
And the glass. Every flat here has floor-to-ceiling windows and most have a walk-in shower with a frameless screen. East London water is hard, drawn through chalk, so the screen and the window glass dry with a cloudy mineral bloom and spotting that you genuinely cannot see until the sun swings round mid-afternoon, which is precisely when the clerk does the inspection. The balcony glass is worse because it gets rain and river air on the outside as well. We descale the shower screen with a proper scale remover, not a wipe, and bring the glass back to clear.
Hard water also quietly furs up the shower head and the tap aerators. Thames Water supplies this whole area and is open that the supply is hard because it filters through chalk (their water-quality pages spell this out, see thameswater.co.uk). A scaled chrome tap in a 2018 bathroom photographs badly. We deal with the limescale on the fittings so it does not.
The Renters’ Rights Act 2025 and your deposit
Your deposit is protected in one of the government-approved schemes, the Tenancy Deposit Scheme, mydeposits or the Deposit Protection Service, and your landlord can only keep money for genuine breaches, not for fair wear and tear. The Renters’ Rights Act 2025 reshaped how tenancies end in England, moving the sector to periodic tenancies and tightening notice, but it did not change the basic deposit position: cleaning is only chargeable where you left the flat materially worse than the check-in inventory recorded, allowing for reasonable wear. You can read the Act itself on legislation.gov.uk, and Shelter keeps a plain-English summary of deposit rights at shelter.org.uk.
In practice the dispute is almost always evidential, not legal. The clerk’s check-in report has dated photographs. If they show a clean oven in 2024 and you hand back a greasy one, the deduction is hard to contest. Hand back to the same standard, with our itemised receipt against a 57-point agent-approved checklist attached, and there is nothing for the adjudicator to award. That is why a professional clean recovers money. It produces matching evidence, not only a clean flat.
Newham’s borough-wide licensing, and the Royal Victoria quirk
Here is the thing about this exact patch that catches landlords out. Pontoon Dock, Royal Wharf and Thames Barrier Park sit in the London Borough of Newham, not Greenwich, even though the river and the Barrier make it feel like the boundary. Newham runs one of the strictest licensing regimes in the country. There is a borough-wide selective licensing scheme that ran from 1 June 2023 and a borough-wide additional (HMO) licensing scheme that ran from 1 January 2023, and a private home let here almost certainly needs a licence. The quirk is the exclusion: both schemes carve out the Royal Victoria ward and the Stratford Olympic Park ward. The boundary runs right through the Royal Docks, so a flat on the Royal Wharf side can need a Newham licence while one a short walk north toward Royal Victoria Dock does not. The current scheme detail, fees and the postcode ward checker are on newham.gov.uk.
Why does that matter for a cleaning page? Licensed landlords in Newham are inspected, and inspected landlords are far more rigorous about end-of-tenancy condition. The block managers and agents working Royal Wharf and Britannia Village know the council can look at the property, so the check-out standard they hold you to is higher than in an unlicensed borough. We clean to that higher bar because in E16 it is the real one.

What a Pontoon Dock check-out actually involves
The geography here makes the working day specific. Most of these blocks have concierge and a service lift, and the concierge controls the loading bay. We book a parking and lift slot the way a removals firm does, because turning up to a Royal Wharf tower with cleaning kit and no bay booking wastes an hour. The 474 bus runs along the area and the DLR at Pontoon Dock and West Silvertown is two minutes from most front doors, so our cleaners reach you whether or not you still hold a parking space. We have cleaned flats in the Sienna House and Carrick House parts of Royal Wharf, the Barrier Point tower, and the newer Linkcity blocks closer to the Thames Barrier Park gates. The layouts repeat, which means we already know where the clerk for that building tends to go first.
Monster came on a Monday for our flat in one of the Britannia Village blocks near the Barrier Point tower. We are a family, two adults and a five-year-old, and we had been in the flat just over three years on the same tenancy. With a young one the kitchen took the worst of it. The thing I was genuinely worried about was the oven and the extractor hood; we cook every night, the inside of the oven door had gone brown and the hood filter was thick with grease, and the move-in inventory photos showed both basically spotless. That was the real issue, not the rest of the flat, just three years of cooking baked onto an integrated oven. Two cleaners stripped the oven down, took the inner door glass apart, degreased the hood filter and had the kitchen back to the move-in photos. The check-out passed with no kitchen deduction and we got the full £1,140 deposit back. Booked it on a Wednesday, they came the next Monday, done in a morning.

What is included in a Pontoon Dock end of tenancy clean
The clean is built around what these specific flats are marked down for. It is the full hand-back clean, not a tidy-up, and it follows the same 57-point agent-approved checklist every time so the receipt matches what the clerk inspects.
Kitchen
This is where the money is in an E16 new-build, so it gets the most time. Oven cleaned inside including the inner door glass taken apart where the appliance allows, racks and trays degreased. Induction or ceramic hob lifted and the burnt ring cleaned off underneath, not merely wiped over. Extractor hood degreased and the metal filter washed or replaced where it is a cartridge type. Integrated fridge-freezer, dishwasher and washer-dryer cleaned inside and out, seals and drawers done, the fridge defrosted and left off if the tenancy has ended. Splashback and the grey caulk line along the worktop cleaned. Sink and tap descaled. Cupboards wiped inside and out, plinths and the tops of units done where a clerk runs a finger.
Bathrooms and en-suites
The frameless shower screen descaled with a proper scale remover until the mineral bloom is gone and it is clear, both faces. Tiles and grout cleaned, the silicone line checked and cleaned. Tap, shower head and waste descaled so the chrome reads clean in photographs. Toilet, cistern and the hinges done. Mirror and any vanity glass polished streak-free. Extractor vent wiped, since these flats have inline extract and the vent grille greys up.
Bedrooms and living areas
Floor-to-ceiling glass cleaned inside, frames and the runner tracks of the sliding balcony doors cleaned out, because grime packs into that track and the clerk always slides the door. Engineered oak floors cleaned correctly, barely damp, no steam, no standing water, and buffed so there is no sticky film. Skirting, sockets, switch plates and the grey haloes around them cleaned. Built-in wardrobes wiped inside, rails and shelves done. Walls spot-cleaned for scuffs and trolley-case marks within what cleaning can fix; we will tell you honestly when a mark needs the landlord’s decorator rather than a cloth.
Throughout
Internal doors and the white gloss frames wiped, handles done. Hallway and any storage cupboard cleaned. Light fittings and visible extract grilles dusted. Balcony swept and the balcony glass cleaned where it is safe to reach. Skirting and the floor edges everywhere, because the clerk’s torch goes along the skirting in every room.
What it costs
Fixed prices for the property size. No survey fee, no hourly creep on a flat-price job. End of tenancy cleaning around Pontoon Dock:
| Property | End of tenancy price |
|---|---|
| Studio | £156 |
| 1-bed flat | £207 |
| 2-bed flat | £243 |
| 3-bed flat | £339 |
| 4-bed flat | £425 |
Hourly work, if you only want part of the flat done or an extra hour on a specific problem, is £30 per cleaner per hour. Carpet shampoo, where a flat has carpeted bedrooms rather than the usual engineered oak, is £36 per bedroom, £43 for a living room, or £115 for a whole two-bed. A standalone oven deep-clean is £77 single, £110 double, £114 for a 90cm range; it is already inside the end of tenancy price above, the add-on rate is for when you only want the oven done.

Most Pontoon Dock and Royal Wharf flats have hard floors throughout, so the carpet add-on rarely applies; we will tell you on the phone whether it does for your flat. The price we quote is the price you pay.
What your inventory clerk will actually check
From sitting through check-outs in these blocks with agents from Johns & Co, Chase Evans and the Royal Wharf and Britannia Village management offices, the clerk works in a fairly fixed order. Knowing it is half the job:
- Oven door opened first, inner glass and element photographed. This is the number-one deduction in E16 new-builds.
- Hob lifted, the ring underneath checked, extractor filter pulled out and looked at.
- Shower screen and bathroom chrome checked under the light for the hard-water bloom and spotting.
- Floor-to-ceiling glass and the balcony door track, sun permitting, for film and packed grime.
- Engineered floor checked for a dull sticky film from wrong cleaning products.
- Walls and skirting scanned with a torch for scuffs, caulk greying and the haloes around switches.
- Integrated appliance seals, the washer-dryer drawer and the fridge interior.
- Wardrobe interiors, extract grilles and the tops of the kitchen units.
Our checklist runs the same order, which is why the clean and the report line up and why our first-time pass rate is 97%.
End of tenancy vs deep clean vs regular clean
People ask which one they need. Short version: the end of tenancy clean is the hand-back clean, measured against an inventory. A deep clean is for a home you are staying in. A regular clean keeps an occupied flat ticking over. They are priced and scoped differently.
| End of tenancy | Deep clean | Regular clean | |
|---|---|---|---|
| Purpose | Pass the check-out, recover the deposit | Reset a home you are keeping | Routine upkeep |
| Benchmark | The check-in inventory report | Your own standard | Maintenance level |
| Inside oven and appliances | Always, to inventory standard | Usually | Not normally |
| Priced by | Property size, fixed | Size or hours | Hours or rota |
| Re-clean cover | 48-hour re-clean guarantee | By arrangement | n/a |
For a hand-back at Pontoon Dock or Royal Wharf it is the end of tenancy clean you want, every time.
How booking works
- Call 0333 555 2076 or email [email protected] with the block, the flat size and your check-out date.
- We give you a fixed quote on the spot from the price list above. No survey visit, no obligation.
- We book the clean for the day before your inspection where the diary allows, and ask you to arrange the concierge parking and lift slot so the team gets straight in.
- Two or more cleaners work the flat to the 57-point agent-approved checklist; most one and two-beds here are a single morning.
- You get an itemised receipt against the checklist to send the agent. If the clerk flags a cleaning point within 48 hours, we come back and put it right under the 48-hour re-clean guarantee.
Related services and neighbouring areas
If the kitchen is the real worry, our standalone oven cleaning service handles integrated ovens and hoods on their own. Where a flat has carpeted bedrooms our carpet cleaning covers the shampoo, and for mistreated engineered oak the hard floor cleaning service is the right one. We also clean the glass through our window cleaning service. Nearby we cover the wider riverside through the Greenwich hub and developments like Royal Albert Wharf.
Monster Cleaning Ltd has recovered more than £1.2m in deposits for tenants and works with 300+ letting agents across London. Our Trustpilot sits at 3.1 out of 5 across 128 reviews; we would rather tell you that straight than dress it up, and we would rather you read the detail on this page than a slogan.
Frequently Asked Questions
How much is end of tenancy cleaning for a Royal Wharf or Pontoon Dock flat?
A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425. That is a fixed price for the property size with the oven and appliances already included, not an hourly estimate.
Is Pontoon Dock in Greenwich or Newham?
Geographically Pontoon Dock, Royal Wharf and Thames Barrier Park sit in the London Borough of Newham, on the north bank of the Thames. We list the area under our Greenwich riverside coverage as the nearest hub, but the licensing authority for these flats is Newham.
Does my landlord need a Newham licence for a flat here?
Most likely yes. Newham runs borough-wide selective and additional licensing, so a typical private let needs a licence, but both schemes exclude the Royal Victoria and Stratford Olympic Park wards, and the boundary runs through the Royal Docks. Your landlord can check the exact ward and current fees with the postcode checker on newham.gov.uk.
Do you guarantee the clean will pass the check-out?
We back every end of tenancy clean with a 48-hour re-clean guarantee. If the inventory clerk flags a cleaning point within 48 hours of our visit, we return and put it right at no extra cost. Our first-time pass rate is 97% and we have recovered over £1.2m in deposits.
The flat has hard water marks on the shower screen and glass. Can you remove them?
Yes. East London water is hard because Thames Water draws it through chalk, so the screen and floor-to-ceiling glass dry with a mineral bloom. We descale the screen and fittings with a proper scale remover and bring the glass back to clear, both faces. It is one of the most-checked items in these blocks.

Is the oven really included in the price?
Yes. The integrated oven, the inner door glass where it can be taken apart, the hob and the extractor hood filter are all part of the end of tenancy clean at no extra charge. The separate oven prices on this page are only for when you want the oven done on its own without the full clean.
How quickly can you come?
Often within a day or two, depending on the diary and your check-out date. Ring as soon as you have the inspection date. We aim to clean the day before the check-out so the flat is fresh when the clerk arrives.
What about parking and the service lift at Royal Wharf?
The concierge controls the loading bay and lift in most blocks here, so we ask you to book a slot the way you would for a removal. The DLR at Pontoon Dock and West Silvertown is two minutes from most doors and the 474 serves the area, so our team reaches you even where there is no parking.
Do you clean the balcony and the external glass?
We sweep the balcony and clean the balcony glass where it is safe to reach from inside or from the balcony itself. We do not abseil or use external access equipment; full external facade glass is the building manager’s contractor, not an end-of-tenancy item.
The walls are scuffed. Will cleaning fix that or will I still be charged?
We spot-clean scuffs, trolley-case marks and switch haloes and a lot of it comes off the soft new-build emulsion. Some marks need the landlord’s decorator, not a cloth. We tell you honestly which is which before we finish so there are no surprises at the check-out.
Can I get an itemised receipt for the letting agent?
Yes, and you should ask for it. We provide an itemised receipt against the 57-point agent-approved checklist after every end of tenancy clean. Attached to the check-out it is the evidence that matches the clerk’s report, which is what actually protects the deposit.
Which letting agents do you work with around Royal Wharf?
We work with 300+ letting agents across London and have cleaned flats handed back through the Royal Wharf and Britannia Village management offices and high-street agents in E16 including Johns & Co and Chase Evans. The 57-point checklist is one those agents recognise.
