Why North Walworth deposits get deducted

Renters’ Rights Act 2025

The Renters’ Rights Act 2025, which received Royal Assent in October 2025, abolished Section 21 no-fault evictions and brought every assured shorthold tenancy in England under a periodic structure (see the Renters’ Rights Act 2025 on legislation.gov.uk). Two practical effects in SE17. First, landlords cannot deduct from a deposit for fair wear and tear, and what counts as fair wear and tear is now narrower than agents like to admit, with the Tenancy Deposit Scheme’s adjudication notes giving cleaning specifically as a deduction category only where the property is materially below check-in standard. Southwark Council licensing

Southwark Council operates a borough-wide selective licensing scheme for privately rented homes, alongside additional licensing for HMOs of three or more unrelated tenants. The scheme requires landlords to meet property condition standards at the start of every tenancy, which feeds straight into how strict check-out inspections are around Walworth Road. The Aylesbury Estate handover quirk

If you are decanting from one of the remaining Aylesbury Estate blocks under the Notting Hill Genesis-led redevelopment, the handover process is different from a private check-out. The council’s clerk uses a longer checklist that includes balcony decking, communal-facing door reveals and the storage cupboard inside the front door. We have done seven of these in the last year. The single most-flagged item is the kitchen extractor hood filter, followed by the bathroom tile grout. We bring a separate descaler for the grout and a degreaser strong enough for the hood.   • Liverpool Grove and Larcom Street: Victorian terraces split into upper and lower flats, often two-bed with a small back yard or roof terrace.   • Newington Library and Cuming Museum end: the northern strip closer to Elephant & Castle station. Mostly one-beds and studios for young professionals.

From watching 300+ letting agents across south London since 2014, here is the order most clerks work in. We clean to this order.

  1. Front door, internal side. Smudges around the handle, condition of the spy-hole.
  2. Hallway floor and skirting boards. The clerk walks in and looks down first.
  3. Kitchen: oven, hob, extractor in that order. The metal mesh filter on the extractor hood is the most-failed item we see across SE17.
  4. Kitchen cupboards, top edge of doors and inside the unit above the fridge. Foxtons Bermondsey clerks specifically open these.

The integrated Bosch and Siemens kitchens take longer to clean than a freestanding set-up because the dishwasher and fridge are behind cabinet fronts that need wiping front and back. What’s the parking like for your team?

Southwark Council operates CPZ rules across SE17 from Monday to Saturday. Do you do carpet shampooing as part of the end of tenancy?

What about pet smells in the carpet?

The hot-water extraction lifts a lot, an enzyme pre-treatment lifts more. If the carpet has been heavily soaked and the smell is in the underlay, no shampoo will fully clear it and you should talk to your landlord about replacement and a deposit deduction rather than spend on a clean that won’t pass.

Does my deposit have to be in a protection scheme?

Yes. Every assured shorthold tenancy in England requires the deposit to be protected in TDS, mydeposits or DPS within 30 days of being paid (see the mydeposits tenant guide).
