The Green is a junction, not a station

Camberwell Green is the patch of common where Camberwell Road runs into Church Street and Camberwell New Road, SE5, and the first thing that shapes a move-out here is what is missing from that junction. There is no Tube. The nearest Underground is the Oval, a good walk north, so almost everyone arrives by bus or off the train at Denmark Hill. That single fact decides how your last day goes more than people expect.

We clean end of tenancy jobs in Camberwell Green to the standard an inventory clerk signs off, against the original check-in report, for SE5 flats within a few minutes of the Green itself. A studio starts at £156 and a one-bed at £207, fixed before we set off. Ring 0333 555 2076 and you have a price in about three minutes.

Why does the transport matter to a clean? Because a flat with no Tube on the doorstep churns on a different rhythm. Tenants here lean on the 12, 36, 68, 148, 171, 176, 185, 436 and the rest of the dozen-odd routes through the Green, and on the Thameslink and Overground at Denmark Hill. When a job moves, vans and removals firms get stuck on Camberwell Church Street at the wrong hour, and a clean booked for the morning slides into the afternoon. We plan around that. The parking near the Green is the worst part of working here, and we say so on the phone rather than pretend otherwise.

Three kinds of front door around the Green

The housing within a short walk of the Green is not one thing, and that is the part of Camberwell Green a generic cleaning page always gets wrong. Walk it and you pass three distinct kinds of home, each of which fails its check-out in its own way. Get the type right and you know where the deductions hide before you lift a cloth.

First, the period terraces. Camberwell Grove and Grove Lane were built between the 1770s and the 1840s, late Georgian fronts running uphill from the original village, with a Grade II listed run at the top end and the basement railings and stone flags that give the street its Regency feel. These houses are mostly split into flats now. They carry original sash runners, deep skirtings, decorative cornicing, picture rails and cast-iron radiators with awkward backs, and they do not clean like a flat thrown up in 2018. A wet cloth and an hour will not touch them.

Second, the Peabody blocks and the council estates. The distinctive Peabody tenements sit on the eastern side of the Green, and behind Wyndham Road and John Ruskin Street you get post-war Southwark Council blocks, with more of them spreading toward Burgess Park. The flats are plainer inside, but the inventory bar is no lower. Kitchens take heavy use, communal stairs form part of some demises, and the appliances are the things that fail. A tenant who hands back a Peabody flat with a sparkling worktop and a filthy oven has still failed the check-out, because the clerk opens the oven first.

Third, the new build. Camberwell on the Green, the Frasers Property scheme off Camberwell Passage, put a run of modern flats right on the junction, and there are smaller infill blocks dotted around. These have induction hobs, integrated extractors, shower screens that scale up fast in the local water, and balcony glass that an inventory clerk will run a finger along.

A wet cloth and an hour will not touch them.

One street tells you why the type matters. A Georgian flat on Camberwell Grove and a new two-bed at Camberwell on the Green can sit on the same agent’s books, yet the first fails on dusty cornicing and grimy window runners while the second fails on a scaled shower screen and a greasy extractor cassette. Same checklist, different traps. We carry the kit for both in one van, and the difference is mostly in the detail work rather than the appliances.

The Southwark licence on the Camberwell Green ward

Camberwell Green is a named ward in Southwark’s selective licensing scheme. The designation runs from 1 November 2023 to 31 October 2028, and it sits alongside fourteen other wards across the borough, so almost every privately rented flat let to a single household or two sharers around the Green needs a licence. Borough-wide additional HMO licensing has been in place since March 2022, and mandatory HMO licensing covers any home of five or more people from two or more households. The detail is on Southwark Council’s licensing page.

Here is what that does to your deposit. A licensed landlord is on a public register, which means slips get noticed, so agents around Camberwell Green tend to run a tighter check-out than the loose end-of-tenancy inspections you might remember from years back. They photograph. They log. They rarely settle a cleaning row over a friendly email. If it goes anywhere, it goes to scheme adjudication, and that is decided on evidence.

So the licence changes the game in your favour if you prepare for it. A flat cleaned to inventory standard, photographed and dated at completion, is the strongest single piece of evidence you can put in front of an adjudicator. Shelter’s renting guidance walks through the wider tenant protections, and from 1 May 2026 they get sharper still.

The Renters’ Rights Act 2025, chapter 26, went live on 1 May 2026. Section 21 no-fault evictions are gone, assured shorthold tenancies have become periodic, and the Decent Homes Standard now reaches into the private rented sector. For a Camberwell Green tenant the practical shift is simple: disputes lean even harder on documentary proof than they used to, and a clean exit you can show in photographs is the part you control.

The summer the art college brings

Camberwell College of Arts sits at 45 to 65 Peckham Road, a couple of minutes from the Green, with around 1,600 students. It is one of the smaller University of the Arts colleges, and it sets the local move-out calendar in a way nothing else around here does. When the degree shows finish, a chunk of SE5’s student tenancies end inside the same fortnight.

That bunching is the distinctness of Camberwell Green as a cleaning job. June and July go from steady to frantic. Shared houses off Coldharbour Lane and around Grove Lane empty in a rush, often with paint on a windowsill or a stained carpet in the front room, and the move-out clean gets booked late and on an awkward day because four housemates are trying to leave at once. We hold slots back for that window every year because we know it is coming.

A recent end of tenancy cleaning our team finished in Southwark.

When the degree shows finish, a chunk of SE5’s student tenancies end inside the same fortnight.

Student lets fail their check-out on predictable things. Oven trays nobody touched all year. A fridge defrosted the morning of the move and left wet. Blu-tack marks, picture-hook holes filled badly, a kitchen bin that has lived under the sink. None of it is dramatic. All of it is a line item. We have rebuilt enough of these to know the agent’s report before we see it, which is part of why our first-time pass rate across Camberwell jobs sits at 97%.

The 57-point check from the clerk’s side

Every Camberwell Green job runs off the same 57-point agent-approved checklist that inventory clerks across South East London work from. We do not clean to a vague idea of tidy. We clean to the list the person inspecting your flat is holding, room by room, and we walk it again at the end before the van leaves.

The kitchen is where most of it lives. The oven gets stripped inside, racks, trays and the glass cleaned between the panels, with a non-caustic gel rather than anything that will mark the enamel. Hob, induction top or gas burners, the splashback, and the extractor filter and fascia all come degreased. We defrost and wash the fridge and freezer, run the dishwasher filter and spray arms, clear the washing machine drum, drawer and rubber seal, empty and wipe every cupboard inside and out, descale the sink and taps, and do the worktops, tiles, grout, floor edges and kickboards. The extractor cassette on the new flats at Camberwell on the Green is a constant fail point, so it gets pulled and washed.

Bathrooms get the bath, shower tray, screen and tiles descaled, the toilet done including the base and behind the pan, the basin and pedestal cleared, mirrors and chrome polished without smears, the extractor grille washed where it comes off, grout treated and any visible mould dealt with. SE5 runs hard, so the waterline and the tap necks get particular attention.

Bedrooms and living rooms are dusted top down, and the skirting boards are washed in every room, which is the single most flagged item on Camberwell inventory reports. On the Camberwell Grove and Grove Lane period flats we detail the cornicing, ceiling roses, picture rails and the wall behind every cast-iron radiator, clean the sash runners, glazing bars and reveals, and wipe internal doors front and back. Built-in wardrobes are emptied and washed inside, switches and sockets are wiped, carpets are vacuumed to the edges and under anything that moves, and any wood or parquet floor is swept and mopped with the right product for the finish. Throughout, we clear cobwebs at ceiling level, do the communal stair and front door where they form part of the demise, and photograph the whole flat at completion.

Where deposits leak in SE5 flats

Most lost deposits around the Green come down to a handful of things tenants genuinely cannot see until a clerk points at them. The water is the first. SE5 is hard, so limescale builds on tap necks, shower screens and the toilet waterline faster than people expect, and a flat that looks fine in everyday light shows scale the moment a clerk runs a cloth over the chrome. We use a non-acidic descaler that lifts it without etching old tile or the stone around a period door surround.

The oven is the second. It is the most common single deduction we rebuild from in Camberwell, because self-cleans miss the back wall, the top liner and the inside of the door glass, and the oven’s own pyrolytic cycle bakes residue onto the seal rather than lifting it off. The extractor over it is the third, especially in the flats near Church Street with takeaways below, where the filter clogs solid and the fascia goes tacky. On the new build the same job means lifting out an integrated cassette, which most tenants never realise comes apart at all.

Then the period detail. On the Grove and Grove Lane flats the cast-iron radiator backs, the box-frame window runners and the dust trapped in cornicing all get inspected, and none of it cleans quickly with a supermarket spray. A clerk who finds those done tends to trust the rest of the flat without picking at it, which is exactly the effect you want on inspection day. It is the difference between a clerk who is looking for problems and one who has already decided the flat is fine.

It is rarely one big thing. It is thirty small ones, each worth £10 or £20, that add up to a deduction of £200 to £600 against a deposit that should have come back whole. The flat looks clean to the person leaving it and fails anyway, because the bar is the check-in report and not a tired Sunday-night effort.

This is also why we hold a 48-hour re-clean guarantee in writing. If your clerk or agent flags anything within three days of the inspection, we come back and put it right at no cost. We are on the books of 300+ letting agents and have helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions, and the guarantee is a large part of why agents around SE5 keep recommending us.

What a Camberwell Green clean costs

Pricing is fixed before we arrive, based on bedroom count and the condition you describe on the call. No hourly creep, no add-ons sprung at the door. The deposit sitting in your scheme is the real number to weigh this against: a one-bed around the Green lets at well over £1,500 a month, and a month’s rent is what your landlord is holding.

By the hour, if you would rather book that way, it is £30 per cleaner. The fixed end-of-tenancy price is usually better value for a move-out, because the job is scoped to a pass rather than a clock. For a period flat with original tile, parquet or a working fireplace we will flag any specialist treatment on the call before we price it, so the number you get is the number you pay.

Add-ons worth bundling into the booking

Two things sit outside a standard end-of-tenancy clean and catch people out: carpets and ovens. Both can be added to the same booking at the rates below, which is cheaper and simpler than calling a separate firm after the clerk has already flagged them.

End of tenancy cleaning in Southwark by Monster Cleaning
Southwark: another job wrapped up by our cleaners.

Carpet cleaning by hot-water extraction runs £36 a bedroom, £43 a living room, or £115 for a whole two-bed, and it is the thing student houses around Grove Lane most often need after a year of traffic. An oven deep clean on its own is £77 for a single, £110 for a double and £114 for a 90cm range, using a non-caustic dip-tank rather than fumes in your kitchen. Upholstery cleaning covers sofas and a double mattress where the inventory listed them, and it pairs naturally with the carpets.

If the flat has just come out of building work, an after-builders clean is a different job to a move-out and we price it separately, because fine dust settles three times before it stops. And a one-off deep clean is the right call when you are staying put but want a reset rather than a deposit-grade inspection clean. Tell us which you actually need and we will say so straight.

Booking it around your move date

Booking is quick. Phone 0333 555 2076 or use the online form with your bedroom count, your postcode, your move-out date and the agent’s name if you know it. We give you a fixed price within the hour and confirm it in writing by email or text with the inclusion list and the slot.

Time it for after the removals van has gone and the flat is empty, ideally the day before the check-out rather than the same morning, so there is room to put anything right without a clock running. On a Camberwell Green move that buffer matters more than usual, because the traffic on Church Street and the parking around the Green can swallow an hour you did not plan to lose.

On the day the team arrives fully equipped, including the high-reach kit for the period windows and the balcony glass at Camberwell on the Green. We work the checklist, photograph every room at the end, and send you the file. If you want it, we send a copy to your agent too, which heads off a lot of arguments before they start.

Then the guarantee holds for three days. We cover the Camberwell Green ward and the streets within a few minutes of the Green: Camberwell Church Street, Camberwell Road, Camberwell New Road, the Grove and Grove Lane, Coldharbour Lane, Wyndham Road, John Ruskin Street, the Peabody blocks and the Burgess Park frontage. We also take jobs straddling the Lambeth border on Coldharbour Lane and the Peckham edge by the park.

The Green is the busy core of a wider patch, so if you are further out it is worth reading our end of tenancy cleaning in Southwark hub, our Denmark Hill end of tenancy cleaning page for the streets up the hill toward the station, or the wider Camberwell end of tenancy cleaning page that covers the area beyond the ward boundary.

Words your clerk and agent will use

Move-out paperwork comes with its own vocabulary, and knowing it makes the whole process less anxious. These are the terms that turn up most on a Camberwell Green check-out.

Check-in inventory
The report and photos taken at the start of your tenancy, recording how clean and what condition the flat was in. Your final clean is judged against this, not against a show home.
Check-out report
The clerk’s inspection at the end, compared line by line with the check-in. Anything worse than fair wear and tear becomes a proposed deduction from your deposit.
Fair wear and tear
The normal ageing of a home over a tenancy. A landlord cannot charge your deposit for it, only for damage or for cleanliness below the level recorded at check-in.
Selective licence
The Southwark licence required for nearly every private rented home in the Camberwell Green ward. It is separate from your deposit, but it brings the same close scrutiny to the property.
Deposit protection scheme
The government-approved scheme holding your money, with a free dispute service if a deduction is unfair. Cleaning is the most disputed category, and the three schemes are TDS, DPS and mydeposits.

Camberwell Green end of tenancy questions

How much is end of tenancy cleaning in Camberwell Green?

A studio starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425. The price is fixed before we arrive and based on bedroom count and condition, so there are no surprises at the door. Larger Camberwell Grove townhouses are quoted on inspection.

Do you guarantee the clean will pass the check-out?

Yes. We work the 57-point agent-approved checklist and hold a 48-hour re-clean guarantee in writing, so if your clerk or agent flags anything within three days of the inspection we come back and put it right at no cost. Our first-time pass rate across Camberwell jobs is 97%.

There is no Tube near Camberwell Green, so how do you get to the job?

The nearest Underground is the Oval, so we come in by road and plan around it. The team arrives by van fully equipped, and we time the slot to dodge the worst of the Camberwell Church Street traffic. Denmark Hill station is close for anyone joining us off the train.

Can you clean a period flat on Camberwell Grove or Grove Lane?

Yes, and it is a different job to a modern flat. We carry pH-neutral solutions for original tile, soft brushes for cornicing and the kit to clean original window runners, glazing bars and the awkward backs of cast-iron radiators. We will flag any specialist treatment on the call before pricing.

Do you clean the new flats at Camberwell on the Green?

Often. The Frasers Property scheme off Camberwell Passage fails its check-out on different things to the period stock, mainly the integrated extractor cassette, scaled shower screens and the balcony glass. We bring the high-reach kit for the glass and pull the extractor where it comes apart.

End of tenancy cleaning in Southwark by Monster Cleaning
Fresh from a end of tenancy cleaning in Southwark.

When is the busiest time to book around Camberwell Green?

June and July, because Camberwell College of Arts on Peckham Road ends its student tenancies in a tight window after the degree shows. Slots go fast then, so book as early as you can if your move falls in that period. We hold some capacity back for it every year.

Does Southwark’s selective licensing affect my deposit?

Indirectly, yes. Camberwell Green is a licensed ward, so landlords are on a public register and agents tend to run a tighter check-out and push disputes to adjudication on evidence. A professionally cleaned, photographed exit is the strongest evidence you can give an adjudicator. The detail is on Southwark Council’s licensing page.

What does the Renters’ Rights Act 2025 change for tenants here?

It went live on 1 May 2026 and abolished Section 21 no-fault evictions, converted assured shorthold tenancies to periodic ones, and extended the Decent Homes Standard to private renting. In practice it means deposit disputes lean even harder on documentary proof, which is the part a dated set of completion photos covers.

How long does the clean take?

A studio or one-bed is usually a few hours, a two or three-bed most of a working day, depending on condition and any carpets or ovens added. We would rather book the slot the day before your check-out than the same morning, so there is room to put anything right without a clock running.

Can you add carpet and oven cleaning to the booking?

Yes, and it is cheaper bundled in. Carpet cleaning is £36 a bedroom, £43 a living room or £115 for a whole two-bed, and an oven deep clean is £77 single, £110 double or £114 for a 90cm range. Upholstery for sofas and mattresses can go on the same visit.

Do I need to be there when you clean?

No. Plenty of tenants hand over keys or leave them with the agent and we let ourselves in, clean, lock up and send the photo file across. If you want to walk the flat with us at the end we are happy to, but it is not needed for the guarantee to hold.

What if the flat has just had building work done?

That is an after-builders clean, not a standard move-out, and we price it separately because fine dust keeps settling and needs more than one pass. Tell us on the call if there has been any plastering, painting or fitting and we will scope it properly rather than under-quote.

Which streets around Camberwell Green do you cover?

The Camberwell Green ward and the streets within a few minutes of the Green: Camberwell Church Street, Camberwell Road, Camberwell New Road, Camberwell Grove, Grove Lane, Coldharbour Lane, Wyndham Road, John Ruskin Street, the Peabody blocks and the Burgess Park frontage. We also take jobs over the Lambeth border on Coldharbour Lane.

How do I book and how soon will you reply?

Phone 0333 555 2076 or use the online form with your bedroom count, postcode, move date and agent name if known. We give you a fixed price within the hour and confirm it in writing by email or text with the inclusion list and the slot.
