What the inventory clerk in Reigate is actually matching you against

Start with the document, because it decides everything else. On the day you moved in, a clerk walked the house and wrote up every surface, usually with photographs, usually with the oven, the taps and the grout marked “new” or “as new”. That was true on the day, because the house had just been handed over clean. At check-out a different clerk, or sometimes the same one, walks it again line by line against that report. Anything worse than fair wear and tear gets costed and charged to the deposit. You are not being marked against a tidy house. You are being marked against a professional one.

The money follows a pattern we see often enough to price it without looking. 1 May 2026, and what actually changed for a Reigate move-out

The kitchen, where the biggest number usually sits

The oven is stripped down, not wiped over. Racks and trays go into a soak, the door glass is split so the film between the panes comes out, and the cavity, fan and door seals are taken back to bare metal. In a range-cooker kitchen, which is common on the Reigate Hill and Wray Common houses, the burner crowns and grates come off and get done individually, because a clerk lifts every one of them. Hob rings, control knobs, the gap under the hob and the extractor filter follow. Cupboards are emptied and wiped inside and out, plinths and the tops of the wall units included, because that is exactly where the previous decade of dust sits.   • Mirrors and cabinets, and behind them where they pull away from the wall
  • Extractor fan vent lifted off, washed and refitted rather than wiped in place
  • Floor into the corners, behind the pan and under the basin pedestal

Bedrooms, hallway and stairs

Every wardrobe, drawer and built-in cupboard is opened and wiped, and the fitted storage in the 1930s houses toward Wray Common is often deep enough to need real time. Skirting the whole way round, with the strip behind where a bed or a wardrobe stood for three years done properly rather than skipped. Doors, frames, handles and finger plates. Light fittings, switches and, on the older Doods Road and Blackborough houses, picture rails and ceiling roses that quietly collect years of dust. Radiators front, top and behind. Walls spot-cleaned for genuine marks, with a careful line drawn around scuffs and nail holes that are a decorator’s job rather than a cleaner’s. Stairs, spindles and the handrail. Carpets vacuumed through, including the strip under where furniture stood, and hard floors washed edge to edge.

Chalk water, and what it does to a Reigate bathroom

Reigate sits on the chalk and greensand under the North Downs, and most of the town is supplied by SES Water, whose own hardness readings for this area sit firmly in the very hard band. That single fact costs more Reigate deposits than almost anything except the oven. Calcium builds on taps, shower glass and grout joints faster than most tenants expect, and a cloth alone barely touches it.

A clerk who has done Reigate for any length of time checks for it without thinking. A thumbnail run down the tap. The shower screen held at an angle to the light. Grout is the quieter half of the same problem. We scrub it, we do not wipe it, and where it is genuinely past saving after years of the same hard water we photograph it before we start. From the High Street to the top of the Hill: how the housing changes

Reigate is a genuine market town, not a suburb that borrowed the name. A weekly market ran on the High Street from 1279 until 1895, and the Georgian and Victorian frontages that line it now, including the corner building the Robert Leech office sits in, date from that trading history rather than from any modern development. Below the town, Priory Park holds the site of Reigate Priory, a 13th-century foundation later granted to the Howard family; the mansion inside the park is a school today, and the grounds are open to anyone. Above the High Street, the Castle Grounds mark a Norman motte raised for William de Warenne, with a Victorian folly gatehouse standing where the keep once did and a network of sandstone caves cut into the hill below it.

Walk from there and the housing changes street by street. Around the town centre, Bell Street and Doods Road, the stock is Georgian and Victorian townhouses, several still whole rather than split into flats, with the kind of picture rails and ceiling roses a clerk will name individually on the inventory. Climb Reigate Hill and Wray Common and the houses get bigger: substantial detached and semi-detached builds from the 1930s, deep skirtings, room after room of fitted storage, the odd newer executive infill on the edges. Out toward Woodhatch and Reigate Heath, past the windmill that doubles as a church, the mix loosens into 1930s suburban streets and older cottages near the heath itself.

Redhill sits a short way east and is functionally the other half of this borough: the busier transport interchange and retail centre where Reigate is the quieter historic core, and plenty of our RH1/RH2 bookings straddle the line between the two. Reigate & Banstead Borough Council runs mandatory licensing for larger houses in multiple occupation, five or more people in two or more households sharing facilities, though the borough has not introduced a selective licensing area at the time of writing; check the council’s own licensing pages before assuming either way. It is worth saying plainly: this is a fast train town first. London Bridge and Victoria are around forty minutes away, the M25 sits two minutes from Junction 8, and most of our clients are already at work, or already gone, when we arrive to clean.

How far ahead should I book before check-out?

As soon as you have a date. Allow 5 to 7 days normally, longer around month-end, since that is when Reigate check-outs cluster hardest and the best slots go first.

Do you clean while furniture is still in the property?
