One town, four kinds of tenancy

Leatherhead is four rental markets sharing one town sign, and the check-out risk shifts with each of them, so coverage and stock are really one subject here. Start in the middle. The flats above the shops around the Swan Centre and along the High Street, with the conversions tucked behind Church Street and Bridge Street, are compact, older inside than out and hard on glass and chrome. Small kitchens, bathrooms that date back decades, a clerk who heads straight for the shower screen.

Walk toward the station and the stock turns Victorian. The terraces off Kingston Road carry the long tenancies, and long tenancies leave build-up in the places nobody cleans mid-let: grout, skirting, the gap behind the cooker, the tops of door frames. Slow, dull work wins these check-outs. Nothing clever.

The corporate belt is the part outsiders miss. Ermyn House by M25 Junction 9 has been Esso’s base since 1990 and still holds around 600 ExxonMobil staff and contractors, and the office park off Springfield Drive carries Unilever House, KBR and CGI. Those employers feed a steady run of agent-managed relocation lets: two-bed flats and small houses handed back on fixed dates against a company spec sheet that is usually stricter than any private landlord’s. Then the family edge. Interwar semis run out along Barnett Wood Lane toward Ashtead, and the houses grow heading south over the River Mole toward Givons Grove and the Box Hill roundabout. What chalk water does to glass and chrome

SES Water pulls most of this area’s supply out of chalk boreholes, and SES Water‘s own zone reports put the whole patch firmly in the hard range. Hard water dries white on shower screens, sets around the base of taps, films the kettle and streaks the inside of the dishwasher door. The kitchen, where the hours go

The oven is dismantled rather than wiped: door glass split so the brown film between the panes comes out, racks in a soaking tank, interior, seals and fan, then the hob, splashback, and the extractor with its filter. Cupboards inside and out, the fridge and freezer once you have defrosted them, the washing machine drum and drawer, and the door seal the clerk opens first. Appliances come out so the gaps behind them get cleaned, then go back. Worktops, tiles, sink and taps descaled, bin washed, floor last. Bathrooms

Booking, and why timing shifted on 1 May 2026

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 is gone and every assured shorthold tenancy in England has converted to a periodic one, so a tenant can give two months’ notice at any point in the year. Cleaning obligations are untouched. The change is timing: move-outs no longer bunch neatly at fixed-term ends, they land in any month, and the diary is less predictable than it was. Book earlier than feels necessary.
