Ashtead is not a cheap market, and the cleaning bar at check-out follows the money. Rightmove’s Land Registry data puts the average sold price here at £667,508 over the last twelve months, with detached homes near £974,143 and semis around £647,574. The ONS local housing dashboard for Mole Valley has the district at £584,000 in January 2026, up 7.6% on the year. In KT21 2 the price per square metre ran at £5,910, up 8.7% in twelve months.

Put that into renting terms. A two-bed flat on Craddocks Avenue or a three-bed 1930s semi in Lower Ashtead carries a deposit of up to five weeks’ rent under the Tenant Fees Act 2019, and with Mole Valley rents sitting above the South East average of £1,405 a month, that is £1,750 to £2,400 of your money held in a scheme. The clerk’s job at the end is to find reasons to release less of it than you put in.

Who lets here shapes the work. A lot of Ashtead tenants are commuters. The station is sixteen miles and nineteen chains down the line from Waterloo, with South Western Railway and Southern both running through, most services reaching Waterloo by way of Epsom and a fair few going on to London Bridge and Victoria. The Common, the conservation area and old houses

North of the village is Ashtead Common, and it sets the tone for the place. It runs to nearly 495 acres of old wood pasture, owned and managed by the City of London Corporation since the 1870s, with more than 2,300 pollarded oaks aged between three and four hundred years. It has been a National Nature Reserve since 1995 and part of the Epsom and Ashtead Commons SSSI since 1955, and it hides a scheduled Roman villa and tile works under the trees. None of that touches a clean, of course. What it tells you is the kind of housing that grew up around it: large period homes, plots with mature gardens, and owners who expect care.

The Ashtead Village Conservation Area covers The Street, Park Lane, Rectory Lane and the old core around St Giles’ Church. Houses inside it carry listed or locally-listed detail that the wrong cleaning crew damages without meaning to. Lime plaster will not take a harsh detergent. Single-glazed leaded windows craze if you put ammonia near them. Cast-iron fireplaces rust when they are wet-cleaned. Original pine floors cup and lift if you flood them. We use pH-neutral solutions on period surfaces, microfibre on leaded glass, and controlled moisture on timber, and the difference shows when a clerk runs a torch along the deep skirting in an Edwardian house on Woodfield Lane.

Ashtead’s stock is unusually mixed for a village this size. You get Edwardian and inter-war family homes in The Lanes, around Woodfield Lane, Agates Lane and Skinners Lane. There are older cottages along The Street and Rectory Lane, bay-fronted 1930s semis across West Ashtead, and a smaller number of purpose-built flats near the station and off Barnett Wood Lane. Each type fails differently. Period houses get marked on window reveals, picture rails, cast-iron radiators and floorboards. Inter-war semis fail on grouting, tile scale and garage floors. The modern flats fail on extractor fans, oven door glass, balcony drainage and shower-screen silicone.

The method changes with the house. On an Edwardian in The Lanes we slow right down on the original features: the leaded glass gets microfibre and a touch of water rather than a sprayed product, the cast-iron fireplace is dry-dusted and waxed instead of wet-wiped, and the pine boards take a barely-damp mop so they do not cup overnight. On a 1930s semi the time goes into grout and the kitchen-tile scale instead. On a station flat it goes into the extractor, the oven glass and the balcony gully. What the deposit rules actually say

The law moved this year, and it matters for how deductions get fought. The Renters’ Rights Act 2025 came into force on 1 May 2026, ending fixed-term assured shorthold tenancies, replacing them with periodic tenancies and abolishing Section 21 no-fault evictions. With the relationship now more open-ended, disputes over deposit deductions move closer to the centre of things, and cleaning is the most common deduction of the lot.

Your deposit has to be protected. Under the rules on tenancy deposit protection, a landlord or agent must place it in a government-approved scheme within 30 days of receiving it, and the three statutory schemes are the Tenancy Deposit Scheme, the DPS and mydeposits. Each one requires a landlord to back a deduction with dated check-in and check-out reports, photographs and itemised invoices. A professional clean with a receipt is the strongest single piece of counter-evidence you can hand them.

There is a limit to what a landlord can charge for. Shelter is clear that you only need to return the home to the same standard of cleanliness it was in when you moved in, documented by the check-in inventory, and that a clause forcing you to pay for professional cleaning is not enforceable. That cuts both ways. If the place was spotless at check-in, the clerk can hold you to spotless, which is the usual Ashtead position because most lets here start from a professionally cleaned baseline.

If it comes to a fight, you have a free route. HMO lets and Mole Valley licensing

Mole Valley District Council runs no selective licensing scheme and no additional HMO licensing scheme, in Ashtead or anywhere else in the district, as things stand in 2026. What still applies is the national mandatory HMO licence under the Housing Act 2004, which catches any property let to five or more people forming two or more households who share a kitchen, bathroom or toilet.

A handful of larger Ashtead houses are let that way, mostly near the station and along Craddocks Avenue, often to Epsom Hospital staff and London commuters who want the short hop to Waterloo. Those licences carry conditions on cleaning the communal areas at each changeover, so when a room turns over the landlord needs the shared kitchen, hallway and bathroom brought up to standard as well as the room itself. For landlords, the cleaning side of those conditions is where a changeover can slip. If the council does bring in a scheme later, it would have to consult and publish the wards and dates first, so it is worth a tenant or landlord checking the Mole Valley site at the point of a let rather than relying on a page like this. For now, the only licence in play is the mandatory one.

The parking is the awkward part on a few of these. The Lanes are narrow, some stretches near the station fill up by mid-morning with commuter cars, and a big detached job off The Warren can mean carrying kit a fair way from the van. We plan for it; it is just worth knowing if you are booking a tight handover slot.

Add-ons sit on top. A carpet clean by hot-water extraction is £36 a bedroom and £43 a living room, or £115 for a whole two-bed, with a four to six hour dry time. What the inventory clerk checks first

We have stood through enough Ashtead check-outs with the local agents to know the running order. Oven door glass is the single most-flagged item in KT21, specifically the brown film on the inner pane between the double glazing, which a quick wipe never touches. After that come the limescale rings on taps and shower screens, because the water is hard. Then the fridge seals, the rubber gasket rather than just the shelf. Then the extractor filters, which a lot of tenants do not realise come out at all. The gap behind the washing machine and the fridge-freezer is next, where the dust and the lost coins live.

From there it is the bathroom grout and silicone, where any pink or black mould costs points, and the skirting throughout, which the deep Victorian skirtings in the older cottages fail on more than anywhere. Window tracks, sash runners and reveals get a look on the period stock. Radiator backs, the insides of cupboards and the tops of wardrobe shelves all get checked. So do the loft hatch, the airing cupboard and the under-stairs cupboard. On a house with a garage, the clerk notes oil and tyre marks on the floor; on one with a conservatory, the frame seals and the floor grout; and almost always, the wheelie bins inside and out, which clerks seem to take personally.
