Average monthly rent on a four-bed in KT22 sits comfortably above £3,400 per the ONS Private Rent and House Prices bulletin, so deposits at hand-back routinely run between four and seven thousand pounds. The clerks rotating across Patrick Gardner on Leatherhead High Street, Cubitt & West round the corner, Hamptons in Cobham, Knight Frank in Cobham and White & Sons walk these properties slowly because the deductions stack quickly when nobody catches them.
The housing stock divides four ways. The Cock Lane and Hawkins Road belt of 1930s detached and large semis built between the wars on the western edge of the village. Mole Valley District Council’s licensing position
This part is genuinely different from a London borough page. Mole Valley District Council operates a mandatory HMO licensing scheme for any property with five or more occupants forming two or more households, with a fee of £868.50 and a £50 discount for accredited landlord association members per the Mole Valley HMO licensing register. There is no Article 4 Direction restricting smaller HMO conversions across Fetcham or the wider KT22 footprint, and there is no borough-wide selective licensing scheme. Fetcham itself sits firmly outside the bigger licensing regimes that hit parts of Reigate or Banstead. Mandatory HMO licensing under Part 2 of the Housing Act 2004 still applies to qualifying properties, but the KT22 9 stock is overwhelmingly large family lets and owner-occupied detached, with very few qualifying HMOs.
