The 1930s semi is the reason a Sidcup clean is not quite like a clean in a sealed new-build. When the bypass opened, builders threw up mile after mile of three-bed semis with bay windows, picture rails, panelled doors and tiled porches, and most of them are still standing and still being let. They are good houses. They also collect dirt in all the period places a clerk knows to look.

The seasons change the job more than you would expect. In autumn the tree-lined avenues off the bypass drop leaves that get tramped into halls and stain a light carpet if they sit. Winter brings wet boots and the grit walked in off the pavements. Spring is pollen on the sills from the same avenues. If you let a property in Sidcup, the selective licensing question has a refreshingly simple answer for once. Bexley does run a selective licensing scheme, but it covers the Belvedere ward only, right over on the other side of the borough by the river. Sidcup is not in it.

That is worth stating plainly, because landlords hear “Bexley has brought in licensing” and assume it lands on them. It does not, not the selective kind. The council’s scheme was designated for Belvedere alone and runs from 13 January 2025 to 12 January 2030; the rest of the borough, Sidcup included, was deliberately left out of it. So a standard private let around the High Street, Main Road or Lamorbey needs no selective licence at all.

One rule does apply right across the borough, whatever the ward, and Sidcup landlords should not miss it. Mandatory HMO licensing has covered the whole of Bexley since 1 October 2018, so any house here let to five or more people in two or more households needs a licence regardless of where it sits. What an inventory clerk opens first

Your deposit has to be protected. On an assured shorthold tenancy that started after 6 April 2007, the landlord must put it in a government-approved scheme within 30 days and return it within ten days of you both agreeing the figure.
