What does the inventory clerk actually do on the day?

No, and that is the short answer worth holding onto. The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point rather than waiting out a fixed term.

Here is the part people get wrong. The cleaning side of a move-out did not move an inch. The Tenant Fees Act still applies. The check-in benchmark still applies. The deposit maths is exactly what it was the week before. What changed is timing. What are the houses like, street by street?

Longlands is the slice of Bexley between Sidcup proper and New Eltham, on the Chislehurst side, laid out in the 1930s as the railway pushed the suburb out from the town. The Wyncham Stream runs down from Chislehurst through the area on its way to Lamorbey and the River Shuttle, and Longlands Recreation Ground gives the place its green middle. Does the Renters’ Rights Act 2025 change the deposit rules?
