The estate that built its own station

Albany Park exists because a builder wanted somewhere to send the trains. In the mid-1930s, New Ideal Homesteads bought up the old Tanyard and Hurst farms between Sidcup and Bexley, threw up thousands of semi-detached houses, then donated the land and paid Southern Railway to open a station so buyers could get to work. That station opened in 1935 on the Dartford Loop Line, and it is still there on Steynton Avenue, next to the same small parade of shops. If you are moving out of one of those houses and you want your deposit back, the cleaning standard your inventory clerk applies will not care how charming the local history is.

We clean rented homes across the DA5 and DA14 streets here, and the housing barely changes from road to road. That consistency is the whole story of an end of tenancy clean in Albany Park, and it shapes everything below.


What a 1930s semi does to a move-out clean

New Ideal Homesteads built at almost double the density Bexley council had recommended, and they built fast and cheap for families leaving Inner London. Ninety years on, that means the stock around Hurst Road, Steynton Avenue and the streets feeding off them is remarkably uniform. Bay-fronted three-bed semis. Smaller two-bed versions on the tighter plots. A scatter of the later Royal Park houses that Bexley Borough Council finished after the war. Once you have cleaned twenty of them, you can almost predict the twenty-first.

That predictability cuts both ways. The good part: we know exactly where the dirt hides in these houses before we walk in. The bad part: tenants assume a familiar house is an easy clean, and it is not.

Take the kitchens. A lot of these semis still have the original galley footprint at the back, even where the units themselves were swapped out in the 1990s. Grease creeps up the wall behind the hob and sits in the gap between the worktop and the splashback, where nobody looks until an inventory clerk runs a finger along it. The extractor hoods are usually the cheap recirculating sort with a metal mesh filter that has not been touched in years. We degrease the mesh, the canopy and the wall behind it, because that is the first thing a clerk checks in a kitchen of this age.

A surprising number of these kitchens also keep the old larder or a built-in pantry cupboard against the cooler north wall, a hangover from houses designed before fridges were standard. Tenants store tins in there and never wipe it down. The shelves go sticky, the corners gather crumbs, and because it is a fixed fitting it appears on the inventory. We clean it out properly, shelves and all.

Then there are the windows. Many of the houses kept their metal Crittall-style frames, or had timber casements put back in during a sympathetic refit. Either way they collect condensation, and condensation in a cool north Kent winter means black mould spotting along the bottom rail and in the corners of the reveal. We treat that mould rather than smear it around, and we clean the frames and the sills as well as the glass.

Floors are the third quirk. Pull back a tired carpet in one of these houses and you often find the original parquet or pine boards underneath, sometimes in good nick, sometimes paint-spattered from a decade of repaint jobs. If your tenancy agreement lists a wood or laminate floor, we clean it as a hard floor, gently, because aggressive mopping lifts old varnish and that becomes your problem at check-out. If it lists carpet, the carpet is what gets the machine.

Loft conversions are worth a word of their own. A good number of these semis have had the roof space turned into a third or fourth bedroom over the years, with a Velux window and a steep extra staircase. That converted loft is a room on the inventory like any other, and the awkward sloped ceilings, the window in the roof slope and the new stair treads all need cleaning. Tenants regularly forget the loft room exists until the clerk climbs up to it.

One more thing the 1930s gives you: lofts and built-in cupboards under the stairs that tenants use as dumping grounds and forget to clear. The space has to be empty for us to clean it. We are cleaners, not a removals firm, so anything left in the loft hatch or the understairs cupboard is the one job we cannot finish for you.

The estate is not entirely one vintage, either. After the war, Bexley Borough Council finished the Royal Park Estate at the northern edge, so a handful of our jobs are in those slightly later council-built houses rather than the original New Ideal Homesteads semis. They clean much the same, with the same hard-water and freestanding-cooker quirks, but the room sizes run a little different and the price still follows the bedroom count.


Where deposits actually leak on this estate

Cleaning is the single biggest cause of deposit disputes in England, and it is the one cause that is entirely within your control. The deposit schemes publish this every year. You cannot do much about fair wear and tear on a carpet you have walked on for three years, but you can hand the place back clean, and a clean hand-back removes the easiest deduction a landlord can reach for.

On the Albany Park estate specifically, three areas account for most of the cleaning deductions we hear about from tenants who call us after a failed check-out.

The first is the oven. It always is. These houses were built before fitted kitchens were standard, so the cooker is usually a freestanding or slot-in unit, and the gap down either side of it gathers a grim mix of grease and crumbs that nobody cleans during a normal tenancy. The oven interior, the door glass, the grill pan, the racks and those side gaps are all fair game for a deduction.

The second is limescale. North Kent water is hard, and it shows. Shower screens go cloudy, taps fur up, and the toilet develops a stubborn ring below the waterline. A clerk will note all of it. We use the proper descaling products on the bathroom and the kitchen taps, and we keep going until the chrome actually shines rather than looking grey.

The third is the garden and the outbuildings, which people forget are often in the inventory. Most of these semis have a long back garden, frequently with a brick coal store or a later shed, and a side return down to the back gate. Inventories on family lets routinely list the patio, the bin store and the state of the shed. We are not gardeners, but cobwebs, a filthy patio and a bin store caked in spillage are cleaning items, and we deal with those.

There is a fourth that catches people out: the walls. Cheap interwar plaster marks easily, and three years of furniture, picture hooks and scuffed skirting adds up. We cannot repaint, but we can wash down washable paint, lift scuff marks where the surface allows, and clean the skirting boards and switch plates that a clerk photographs as a matter of routine.

It helps to remember where these houses sit. Albany Park is on high ground above the River Cray and the River Shuttle, with Foots Cray Meadows, the borough’s largest open space, a short walk away and the formal gardens at Hall Place over toward Bexley. That sounds like estate-agent gloss until winter arrives, when damp air off the river valleys settles into north-facing back rooms and makes the mould-on-the-window problem worse than it would be on higher, drier ground. We mention it because tenants in the valley-facing houses genuinely get more condensation, and that is a cleaning issue at check-out, not a design feature.


The licensing position in Bexley, plainly stated

This matters more than tenants think, because licensing changes how carefully a property is inspected. A licensed rental gets checked against conditions; an unlicensed one that should be licensed is a problem for your landlord, and a landlord under scrutiny is a landlord who scrutinises your clean.

Here is the Bexley position as it stands. The council runs the national mandatory HMO licensing scheme right across the borough, which covers larger houses in multiple occupation. On top of that, Bexley has a selective licensing scheme, but it covers one ward only, Belvedere, and it runs from 13 January 2025 to 12 January 2030. Albany Park is not in Belvedere ward. So on this estate there is no selective or additional scheme to worry about: an ordinary single-family let here needs no property licence, and only a genuine HMO needs the mandatory one.

What does that mean for your move-out? If you rent a standard Albany Park semi as a household, your landlord has fewer formal hoops, which sounds good but cuts the other way at check-out. There is no licence condition forcing a professional clean, so the standard your deposit is judged against comes straight from your tenancy agreement and the check-in inventory. Read both. The phrase to look for is whether you agreed to return the property “professionally cleaned” or merely “clean to the standard at the start of the tenancy”.

Since 2019 a landlord cannot force you to pay for a professional clean as a blanket tenancy term, but they can still deduct from your deposit if the place is genuinely dirtier than it was at check-in. The Renters’ Rights Act 2025 has tightened the rules around tenancies further, and the safest route is still the same one it always was: hand it back at least as clean as you got it, with evidence.


What the clean covers, and what it costs

Two add-ons matter more than any other on this estate, and both come down to the age of the housing.

Carpets first. A lot of Albany Park lets are carpeted throughout, often in landlord-grade beige that shows every mark, and a check-in inventory will have photographed it clean. Three years of foot traffic from the front door to the kitchen leaves a darkened path that vacuuming will not shift. Hot-water extraction will. We charge £36 per bedroom, £43 for a living room, or £115 to do a whole two-bed flat. On a three-bed semi, doing the stairs, landing and the worst two rooms is usually money well spent against the deduction you would otherwise eat.

Ovens second. Because so many of these kitchens still run a freestanding or slot-in cooker, the oven is both the dirtiest item and the easiest deduction. We strip it down and clean it cold with the proper products, racks and door glass included. A single oven is £77, a double oven is £110, and a range cooker, which you do see in the larger refitted kitchens here, is £114. You do not have to take either. Some tenants want the lot, some only want the carpet machine run over the obvious traffic lane, and that is fine. We would rather tell you which extras your particular house actually needs than sell you a package you do not. If the carpets are laminate-over-board, you skip the carpet add-on entirely. If you have already had the oven done, say so and we leave it.

How the inventory check really works

The check-out is not a vibe. It is a document. At the start of your tenancy a clerk, or sometimes the agent, produced a check-in inventory with photographs and a written condition for every room. At the end, the same exercise runs in reverse, and the two are compared line by line. Cleaning is graded against the check-in standard, not against perfection, which is why the check-in report is the most useful piece of paper you own.

Get a copy before we clean if you can. It tells us, and you, exactly what “clean” meant on day one. If the oven was spotless at check-in, it needs to be spotless now. If the carpets were described as “professionally cleaned, no marks”, that is the bar. We build our work around that report when you have it.

The station sits in fare zone 5 on the Dartford Loop Line, with Southeastern services into Cannon Street, Charing Cross and Blackfriars, and a fair number of our customers here are commuters who picked the estate for exactly that link. End of tenancy paperwork is full of terms that sound official and mean something specific. Here are the ones that decide whether you get your deposit back.

Check-in inventory
The dated, photographed record of the property’s condition at the start of your tenancy. Your clean is judged against this, so a copy is worth chasing before you move out.
Deposit protection scheme
Your deposit must by law sit in one of the government-approved schemes. The rules on gov.uk set out how it is held and returned, and a scheme such as the Tenancy Deposit Scheme runs free adjudication if you dispute a deduction.
Fair wear and tear
The ordinary ageing of a property from normal use. A faded carpet is wear and tear; a filthy one is a cleaning issue. Landlords cannot deduct for wear and tear, only for damage or dirt, and Shelter explains the line if a deduction looks wrong.

Can my landlord make me pay for a professional clean?

Running hot water, electricity, and a fridge and freezer that have been defrosted and switched off the night before. Without water and power we cannot clean properly, and a frozen-up fridge cannot be cleaned inside.

Do you bring your own cleaning products and equipment?

Yes, everything, including the hot-water extraction machine for carpets and the descalers for the hard water here. You do not need to leave anything behind for us.

What happens if I fail the inventory check after you have cleaned?
