A three-bed inter-war detached on Cray Road rents at around £1,750 to £1,950, a smaller two-bed semi on the High Street Foots Cray runs at roughly £1,450, and a one-bed flat in one of the modern infill blocks down toward Sidcup station sits at £1,150 to £1,250. The housing stock in Foots Cray is narrower than people expect, and it is not the same mix as the wider Sidcup or Welling rounds. The streets backing onto the Meadows pick up summer footfall and the dog-walking traffic crossing toward the Five Arches, and the path-verge dust comes in through the front bay window the same way it does on any green edge. Bexley’s selective licensing scheme operative on 13 January 2025 (running to 12 January 2030) covers the Belvedere ward only – it does not extend to the Cray Meadows ward (Bexley Council property licensing schemes). What does cover Foots Cray is the borough-wide non-immediate Article 4 Direction made on 16 September 2016, which removed permitted development rights for change-of-use into a small HMO; converting a Cray Road detached into a 3-to-6-occupant share now needs planning permission. The national mandatory HMO regime still applies to any property occupied by five or more people forming two or more households. By March 2025 the council had issued 139 licences under the Belvedere scheme, with the maximum financial penalty for unlicensed letting set at £30,000.

For a single-household let on Cray Road or off the High Street the standard EOT covers it. For a five-share HMO on the Sidcup-station feed-in the licence-holder can deduct for shared-area condition – stairwells, communal kitchens and bin stores get walked separately.
