Why Falconwood deposits get deducted
Average private rent across Bexley was £1,531 a month in March 2026, up 7.6% on the year against the wider London 1.7%, with the borough’s average house price at £406,000 in February 2026 (ONS Bexley housing prices tool). Falconwood is split across the boundary: the DA16 3 streets sit in the Falconwood and Welling ward in Bexley, the SE9 2 streets cross into the Eltham North and Eltham South wards in the Royal Borough of Greenwich. A 2-bed Ideal Homesteads semi on Cornwall Avenue or Cumberland Avenue rents at around £1,400 to £1,500, a 3-bed off Rochester Way at £1,700 to £1,850, and a 1-bed flat in the 3/4-storey Lingfield Crescent blocks at the Rochester Way/Riefield Road corner sits at roughly £1,150. Deposits land in the £1,400 to £1,950 band. One missed flag on a bedroom-window mould patch or a kitchen-extractor grease line can lose the better part of a month’s rent.
The housing stock here is not what people picture when they hear “outer London 1930s”. It is mostly the work of one developer, on one estate, in one push. New Ideal Homesteads bought roughly 300 acres of the old Westwood Farm in 1929 and, from 1931, threw up around 2,000 homes in prefab quick-build to bring deposits within reach of clerical-grade buyers. Roads were given English-county names – Cornwall, Cumberland, Westmoreland, Buckingham, Cambridge, Dorset – and the layout follows a gently curving grid pulled from garden-suburb principles. The standard build is a two-storey rendered semi with a small front garden, a side passage to the rear, original steel-frame casements on the rear bedrooms and a coal-fire chimney breast left dressed-in behind a 1970s gas-fire surround. The second band is the Lingfield Crescent 3 and 4-storey 1930s flats at the Rochester Way/Riefield Road junction, near the A2 and Eltham Cemetery and Crematorium. A clerk on a Cornwall Avenue semi is not looking for the same items as a clerk on a Lingfield Crescent flat.
Falconwood station, on the parade above the cutting, opened on 2 January 1936 to serve the new estate (Southeastern Falconwood station information). It still runs about 68 direct services a day to London Cannon Street on the Bexleyheath Line, with the fastest into Charing Cross in the half-hour. That single fact shapes the rental market here: most of our Falconwood lets are commuter couples or single hospital workers from the Queen Elizabeth Hospital up at Woolwich, on 12-to-18-month tenancies, treating the place as a one-stop ride to a London terminus.
Thames Water supplies both the DA16 and SE9 sides of Falconwood from the chalk aquifers under the North Downs, and the public hardness map puts the postcode in the very-hard band, around 290 to 310 parts per million calcium carbonate (Thames Water hardness data). The mineral ridge films back inside ten days on a bath tap and, in a flat where someone has been showering twice a day before a 06:50 train, the lower runner of the shower screen is the chrome line a clerk photographs first.
Renters’ Rights Act 2025 – what changed on 1 May 2026
Section 21 no-fault evictions were abolished one week ago. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and the headline reforms commenced on 1 May 2026: rolling periodic tenancies replace the old fixed-term assured shorthold, and any Section 21 notice served on or before 28 April 2026 has to be acted on with a possession claim by 1 August 2026 or it falls. From a tenant’s point of view the deposit-return route is now the cleanest way out of a tenancy, and the inventory check-out walk has more weight than it did six months ago because the deposit dispute is the main remaining lever (Shelter private renting guidance).

Bexley and Greenwich licensing across Falconwood in 2026
Falconwood is unusual because half the postcode sits in Bexley and half in Greenwich, so two licensing regimes touch the round. On the DA16 3 side, Bexley’s selective licensing scheme operative on 13 January 2025 (running to 12 January 2030) covers the Belvedere ward only – it does not extend to the Falconwood and Welling ward (Bexley Council property licensing schemes). The borough-wide Article 4 Direction made on 16 September 2016 still bites though: converting a Cornwall Avenue semi into a 3-to-6-occupant share now needs planning permission. The national mandatory HMO regime applies to any property with five or more occupants in two or more households on either side of the boundary. By March 2025 Bexley had issued 139 licences under the Belvedere scheme; the maximum financial penalty for unlicensed letting is £30,000.
For a single-household let on Buckingham Avenue or Cumberland Avenue the standard EOT covers it. For a five-share HMO on the SE9 2 Greenwich side the licence-holder can deduct for shared-area condition – stairwells, communal kitchens and bin stores get walked separately. We price HMO common parts at standard room rates; you are not paying double.
What is particular about cleaning a Falconwood Park Estate semi
The single most-flagged item across the DA16 3 and SE9 2 patch is the rear-bedroom condensation patch on the window reveals. The 1931 Ideal Homesteads semis were prefab quick-build with thin reveals and the original steel-frame casements; even where landlords have retro-fitted uPVC over the years, the cold bridge through the original lintel is still there. After fourteen winters of someone showering at six in the morning, drying clothes on the radiator under the window and sleeping with the curtains shut, the inside reveal beads with condensate every night and the black-spot patch arrives by year three. We do not paint over it. We work the patch with a dilute fungicidal wash, dwell, rinse twice, and hand-buff the reveal dry; a clerk shining a torch into the corner can see whether the spore mass is gone or just hidden under emulsion, and they will know.

Behind that, the kitchen extractor on the original side-galley layout is the second standing line. Most of the Cornwall Avenue and Westmoreland Avenue semis kept the original cooker recess on the side passage wall, with a low extractor housing landlords have rarely deep-stripped between tenants. Grease pools on the upper face of the housing where no daylight reaches it. We pull the baffle filter, soak it separately in hot solution, and hand-degrease the housing on its underside with a soft scour. The third item, on the Lingfield Crescent flats, is the integrated-appliance trim – the gap between the dishwasher and the worktop, and the silicone bead at the back of the sink, where the previous tenant has rarely got a brush.

Do I need to be there for the clean?

Can you do same-week or next-day jobs?
Usually yes for the Falconwood patch. Same-day is harder but we sometimes manage it for a smaller flat. Phone the office, do not rely on email for short-notice work.
