Pull the cooker out in a Welling semi and you find the one thing the inventory clerk is hunting for: the wall behind the recess, baked with the grease of every Sunday roast of the tenancy. That is where a DA16 deposit quietly slips away. I am John, and Monster Cleaning Ltd has run hand-back cleans across Welling and the rest of the London Borough of Bexley since 2014. We work to the check-out report, not to a vague idea of tidy, at £30 per hour per cleaner with a 48-hour re-clean guarantee on every job. Ring 0333 555 2076 for a price.
Last updated June 2026. We cover Welling Central and the streets around the station in DA16, postcode DA16 3PA and the roads off Bellegrove Road and the High Street. This page sits inside the borough directory at End of Tenancy Cleaning Bexley.
Who actually decides whether your deposit comes back?
Not your landlord. Not you. The inventory clerk does, with a report and a clipboard. When you moved into your Welling flat a clerk walked it and wrote a line for every surface, usually with photos, often with the word “clean” or “as new” against the kitchen and bathroom because the place had just been done professionally. At check-out a clerk walks it again and compares, line by line. Anything worse than the check-in entry, beyond fair wear and tear, is a chargeable difference. You are being marked against a professional standard, which is exactly why a mop and a spare Saturday so rarely gets a tenant over the line.
Three things drive almost every cleaning deduction we are called in to fix in DA16. The kitchen, where months of cooking bake onto the oven, the grill and the wall behind the cooker. The bathroom, because Welling is on hard water and a scaled shower screen gets written up every single time. And the carpets, where traffic and the odd spill leave marks a domestic vacuum will never shift. Get those three right and the report comes back short.
What 1 May 2026 changed, and what it did not
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and every assured shorthold tenancy in England has converted to a periodic one, so a tenant can give two months’ notice at any point in the year rather than waiting for a fixed term to run down. That is a real change to how a Welling tenancy ends.
Here is the part people trip over. The cleaning side did not change at all. Your deposit is still held in a government-approved scheme, the landlord still has to evidence every deduction against the inventory, and a cleaning charge still has to be backed by the check-out report set against the check-in. If you want it in plain English before the keys go back, Shelter’s deposit guidance walks through where you stand. What did shift is timing. Move-outs are more planned now, and a planned move-out tends to get a more careful clerk rather than a rushed one, which means the gap between a quick own-clean and a proper one shows up more sharply on the report.
The cleaning side did not change at all.
The Bexley licensing question Welling landlords keep asking
It comes up on nearly every Welling booking, so it is worth clearing up. Bexley Council brought in a selective licensing scheme that started on 13 January 2025 and runs to 12 January 2030. It covers the Belvedere ward only. Welling Central is not in Belvedere. It sits in the Falconwood and Welling ward, which the scheme does not touch, so there is no selective-licence condition shaping a hand-back here.
Borough-wide, the only licensing that bites is mandatory HMO licensing, and that applies to houses let to five or more unrelated people, not to a family let or a flat over the shops. So for the typical DA16 tenant handing back a semi or a parade flat, the licensing map is a sideshow. What decides your deposit is the inventory and the state of the property, full stop, which is the whole reason a clean measured against the inventory matters more than where the property happens to sit.
- End of tenancy clean
- The hand-back clean. A full clean of an empty property, measured against your check-in inventory, so the keys go back without a cleaning deduction. This is the job described on this page, at £30 an hour per cleaner with the 48-hour guarantee on it.
- Deep clean
- A reset for a home you are staying in. Lived-in, no inventory to satisfy, no formal standard to hit. Also from £30 an hour.
- Regular clean
- Ongoing upkeep, week to week or fortnight to fortnight, to keep a home ticking over. Priced from £22 an hour on a weekly retainer.
- Domestic clean
- The broad term for that ongoing household work. Same retainer rates, the same cleaner kept on the home where we can.
Why the bathroom takes as long as the kitchen here
Welling is supplied by Thames Water, and across DA16 that supply is hard, sitting up around 300 milligrams of calcium carbonate per litre. You see it the same way in nearly every bathroom on the round: a cloudy film on the shower glass, white crusting at the taps and on the kettle, a tide line in the toilet bowl. A wipe with an ordinary spray does nothing to it. It has to be descaled, left to work, then taken back to clear glass and bright chrome.
This is the bit a rushed own-clean skips, because it looks clean enough to the person living there and reads as filthy to a clerk holding it edge-on against the window light. They run a thumbnail down the tap. They look along the screen. They pull the shower head in close. Scale that has set into chrome is slow work, and on the older fittings you find in some of the Bellegrove Road flats you cannot just blast it off, so it gets the patient treatment instead. On a typical interwar Welling semi, the descaling time in the bathroom is the quiet half of the job that decides as much as the oven does.
The 57 things, and the order a Welling clerk walks them
Every booking runs to a 57-point agent-approved checklist, built over a decade of Bexley check-outs and tuned to what the clerks here actually flag. The full list comes with the job, or we walk you through it before we start. It is one list, worked in the order a Welling clerk walks the property, which is the reverse of where most tenants begin their own clean. That is the single biggest reason a do-it-yourself clean reads short on the report: people start in the front room and run out of steam before the kitchen.

- Oven, fully stripped. Door glass split apart and cleaned between the panels, racks and grill out and soaked, the cavity degreased back to metal. This is the most-flagged fault in a Welling kitchen.
- The cooker recess. The wall and the chimney breast behind the cooker, usually the dirtiest surface in the house, taken back rather than wiped over.
- Hob, splashback and extractor. Degreased, the canopy and the filter done, control knobs off and washed.
- Units and worktops. Inside, on top of and behind every cupboard we can move; worktops, tiling, the sink and taps descaled.
- Fridge, freezer and washing machine. Cleaned inside and out, including the detergent drawer and the door seal where mould likes to gather.
- Bathroom descale. Shower glass, screen and tiling to clear glass; taps, fittings and the towel rail back to bright chrome; the toilet cleaned and descaled inside and behind.
- Bath, basin, grout and the rest. Grout scrubbed, mirror, extractor vent, skirting and floor finished.
- The bay window. Wide internal sill, the bay-corner skirting, the picture rail and the coving above it all dusted and wiped, because a Welling clerk runs a finger along the picture rail knowing nobody touches it.
- Bedrooms and storage. Built-in and 1930s cupboards inside and out, the box-room airing cupboard with its slatted shelves and the back nobody has dusted, doors, frames and switches wiped, carpets vacuumed throughout.
- Throughout. Internal glass and the bay glazing, all doors, handles, sockets and switches, the stairs and spindles of a two-storey semi, cobwebs off the ceilings, bins emptied, the place left ready to walk.
Where carpets carry ground-in marks, that is the carpet add-on below rather than part of the base clean, and we will tell you straight whether a carpet needs the machine instead of charging for it on reflex. The point of the list is that it is built for the person writing the report, not for show.
A do-it-yourself clean reads short on the report because people start in the front room and run out of steam before the kitchen.
An interwar high street: the stock barely changes street to street
Welling is one of those long London high streets that grew up almost overnight. When the railway pushed the suburb out from town in the 1920s and 1930s, the builders went up Bellegrove Road, Park View Road and Upper Wickham Lane and threw up street after street of bay-fronted semis and terraces, with flats over the parades and a bit of post-war infill dropped in between. There is very little period stock here, and that is good news for a hand-back clean, because once you know the type you know exactly what the clerk will go looking for.
In one of these semis the clerk starts at the back, in the kitchen, where the cooker recess has been baking grease onto the wall for the length of the tenancy. Then the bathroom, for the hard-water scale. Then the bay in the front room, with its wide sill, its bay-corner skirting and the picture rail and coving that no tenant ever dusts. The clay under most of Bexley means a lot of these houses have shifted a little over ninety years, so skirting gaps and the dust that settles in them get noticed too. In a flat over the High Street the pattern tightens: the clerk goes straight to the extractor and the shower, because the cooking and the bathroom sit close together and grease and scale build fast in a small space.
Welling station feeds all of it. A lot of tenants here are out on the Southeastern Bexleyheath line from the station off Bellegrove Road, into Charing Cross and Cannon Street five days a week, which shapes how a move-out runs. The local agents know the stock too. Acorn at 2a Bellegrove Road lets across DA16, and a clerk working a Welling semi or a parade flat checks it the same way every time. We clean to exactly that, not to a general idea of clean.
It is a short hop to the rest of the borough, and we run the same fixed-price hand-back across all of it. We are out most weeks in neighbouring Bexleyheath, in East Wickham just north of the High Street, in Falconwood up towards the woods, and around Danson Park to the south. The stock shifts a little as you go (Bexleyheath has more 1930s parades and post-war infill, East Wickham more of the same speculative semis), but the clerk’s routine is the same one everywhere: kitchen first, then the bathroom scale, then the bay and the rails, then the carpets. Knowing that routine cold is most of what we sell.
What it costs, and the sum nobody runs until it is too late
The price is fixed by the size of the property, not by the hour, so you know it before we start. Welling does not carry a central-London premium, so these are the same figures we quote right across the borough.
| Property | Typical duration | Estimated cost |
|---|---|---|
| Studio or flat over the High Street | 3-4 hours, 1 cleaner | £156 |
| One-bed flat or parade flat | 4-5 hours, 2 cleaners | £207 |
| Two-bed semi or terrace off Bellegrove Road | 5-6 hours, 2 cleaners | £243 |
| Three-bed 1930s semi (Park View Road, Upper Wickham Lane) | 6-8 hours, 2 cleaners | £339 |
| Four-bed house | 8-10 hours, 2-3 cleaners | £425 |
| Carpet shampoo add-on | Same visit | From £36 a room |
| Oven only, no other cleaning | 1.5-2 hours | From £77 |
Oven cleaning is already in the package prices above. On its own it is £77 for a single, £110 for a double or £114 for a 90cm range. Carpet shampoo is a separate add-on because not every job needs it: £36 a bedroom, £43 for a living room, or £115 for the whole carpeted area of a two-bed. Most Welling Central jobs are a two or three-bed interwar semi off Bellegrove Road or a one or two-bed flat over the shops, so the common figure here is £243 to £339, plus the carpet add-on where a lounge or a bedroom needs it. By the hour, if you would rather, it is £30 per cleaner, though for a hand-back the fixed price is almost always better value and it is the only one that carries the guarantee.
Now run the sum the deposit makes you run. A two-bed at £243 to protect a deposit of a couple of thousand pounds is not really a decision once you put the two numbers side by side. Most tenants only do that sum after they have tried, failed the check-out and lost the first round, which is a shame, because the first round is the cheap one to win. We have recovered more than £1.2m in deposits for tenants on work priced exactly like this, our first-time pass rate is 97%, and on the handful that get a query the 48-hour re-clean guarantee covers the return at no cost.
There is a reason agents around Bexley keep putting tenants our way. The end-of-tenancy work is what we are known for, the guarantee is the thing that makes them comfortable, and over the years it has built us up to 300+ letting agents on our books across the south east.
A Bellegrove Road job from this spring
“We had a three-bed 1930s semi just off Bellegrove Road for nearly four years, two kids at the primary up the road, so the kitchen really took it. We cooked every night and the wall behind the cooker and the extractor were the worst of it, a hard baked-on layer I had given up on with a sponge. The clerk had pulled the cooker out in the check-in photos, so I knew the recess was going to be on the report. Monster came on the Thursday before our Saturday hand-back. They took the oven right apart, glass and racks, and got the recess wall and the extractor back to a state I had not seen since we moved in. Nothing written against the kitchen. Full deposit back two weeks later.”
Priya, Welling DA16, April 2026
That is a fair picture of the pattern here: a long family let, an oven nobody had dealt with for years, hard-water scale in the bathroom and an agent who checks. The clean cost a fraction of what was at stake, as it usually does. The scrubbing did half of it. The dated before-and-after photos that went out with the invoice did the other half, and that is the part a weekend own-clean almost never has when the agent pushes back.

Booking it around the check-out
The single most common mistake we see in DA16 is leaving the clean to the same day as the van and the check-out. Welling is a commuter spot, the move tends to happen on a weekend, and the clerk is often booked for first thing Monday. That stack is tight. We clean an empty property far better and far faster than one with the last boxes still going out, so the order that works is removals out, then us, then the clerk, with a clear half-day between each. Under the new periodic tenancies you usually have the dates to set that up properly, so use them.
The steps are simple.
- Ring 0333 555 2076 or email [email protected] with the Welling address, the number of bedrooms and whether the carpets need shampooing.
- We confirm a fixed price from the figures above and a date, fitted around your check-out and key return.
- We clean the empty property to the 57-point checklist and leave you a dated set of before-and-after photos with the invoice.
- If the clerk flags anything we cleaned, tell us inside 48 hours and we come back and put it right free.
If a deduction is proposed anyway, which is uncommon on our cleans, ask for the check-out report and the specific lines, and send them to us. If it is something we cleaned, the guarantee covers a return, usually quicker than a dispute. If you have already left Welling and a charge is being pushed through regardless, the deposit scheme holding your money runs a free adjudication, and a dated invoice with clean photos is exactly the kind of evidence the schemes weigh.
Questions we get asked
How much does an end of tenancy clean cost in Welling Central?
It is fixed by the size of the property, not the hour. A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425. Most homes off Bellegrove Road are interwar two and three-bed semis, so £243 to £339 is the usual range here. Oven cleaning is in that price; carpet shampoo is a separate add-on when a room needs it.
Is the oven included, or is it extra?
Included. A full oven strip (the door glass split and cleaned between the panels, racks, grill and the cavity back to metal) is part of every Welling Central hand-back clean at the prices above. On its own, with no other cleaning, an oven is £77 for a single, £110 for a double or £114 for a 90cm range.
Do you charge extra for carpets?
Carpet shampoo is an add-on because not every flat needs it. It is £36 a bedroom, £43 for a living room, or £115 for the whole carpeted area of a two-bed. If a lounge has ground-in marks the clerk is going to check, we tell you whether it genuinely needs the machine rather than adding it to the bill by reflex.
What is the 48-hour re-clean guarantee?
If the inventory clerk flags anything we cleaned, you tell us within 48 hours of the clean and we come back and put it right at no charge. It is the main reason our first-time pass rate is 97%, and it is why agents around Bexley keep sending tenants our way.
Will a professional clean actually get my deposit back?
It removes the cleaning reason for a deduction, which is the most common one by a distance. We clean to a 57-point agent-approved checklist set against your check-in inventory, and we have recovered more than £1.2m in deposits for tenants on work priced like this. Damage, missing items and rent arrears are separate matters between you and your landlord.
Welling is on hard water. Do you deal with the limescale?
Yes, and in DA16 it matters as much as the oven. The supply is hard Thames Water, so the shower glass, the taps and the toilet scale up. We use a proper descaler, leave it to work and take the glass and chrome back to clear, because a Bexley clerk is trained to write up a scaled bathroom as not cleaned to standard.
Does Bexley’s selective licensing scheme affect a Welling tenancy?
No. Bexley’s selective licensing scheme, which runs from 13 January 2025 to 12 January 2030, covers the Belvedere ward only. Welling Central sits in the Falconwood and Welling ward, which is not in the scheme. For a DA16 hand-back, what decides your deposit is the inventory and the state of the property, not the licensing map.

How much notice do you need?
A few days is comfortable and we fit the clean around your check-out and key return. Same-week slots are often free in DA16. Ring 0333 555 2076 or email us with the address and the bedroom count and we will confirm a date and a fixed price.
Do I have to be there while you clean?
No. Most Welling tenants leave a key with us or with the agent. We clean the empty property and you or the clerk walk it afterwards with the inventory. It is done far better empty, so the place should be cleared of furniture and belongings before we arrive.
Does the Renters’ Rights Act change anything for my deposit?
Not the clean itself. Your deposit is still held in a government-approved scheme and the landlord still has to evidence every deduction against the inventory. Since 1 May 2026 move-outs are more planned and inventory checks more careful, so a clean that matches the inventory line by line counts for more, not less.
Which areas near Welling Central do you cover?
All of DA16 and the wider Bexley borough. That takes in East Wickham, Falconwood, Danson Park and Bexleyheath, and we run the same fixed-price hand-back across the borough. The Bexley hub page lists every area we cover.
What does the clerk look at first in a 1930s Welling semi?
The kitchen, especially the oven and the wall behind the cooker recess, then the hard-water scale in the bathroom, then the bay window in the front room with its wide sill, skirting and picture rail, and the carpets last. Our checklist runs in the same order, which is why our cleans tend to come back with nothing written against them.
