Woking looked at borough-wide selective licensing and decided against it, judging it too broad, so there is no selective scheme here: an ordinary single-family let or a flat does not need a licence. If you are handing back a shared house in the village, check whether it falls inside the additional HMO scheme: that is the landlord’s obligation and it sits separately from the clean. None of the licensing touches the cleaning standard; it shapes what your landlord has to hold, not what the clerk measures on your floors and your oven glass.

No. From 5 January 2026 Woking Borough Council runs an additional HMO licensing scheme for smaller shared houses, and there is no selective licensing in the borough, but licensing is the landlord’s obligation and it sits entirely separate from the cleaning standard. The clerk still measures your floors, your oven and your bathrooms against the check-in report exactly as before.
