Why a Wormholt clean is fussier than the postcode looks

Wormholt is not Shepherd’s Bush, and it is not the glassy new White City round the corner either. It is the cottage estate the London County Council finished in 1928, laid out around Wormholt Park with privet hedges, front gardens and wide grass verges, designed to feel like a garden suburb on working-class rents. The houses are 1920s and 1930s terraces and semis with their own gardens. Walk Bryony Road, Sawley Road or the streets running off Bloemfontein Road and you are looking at council-origin stock that is now mixed tenure, much of it let, and a great deal of it still carrying the fittings it was built with.

That last point is the one that bites at check-out. Wormholt has been a conservation area since 1980 and sits under an Article 4 Direction, which removed the usual permitted-development rights on things like window replacement and external changes. The practical effect for a tenant moving out is simple and expensive to ignore: a lot of these houses still have their original timber casements, the original catches, panelled internal doors and the kind of surface finishes that a century of paint has built up. An inventory drawn against a property like that names the old features one by one. A clerk will note the state of an original casement by name where a modern report would just write “window”. So your clean is judged against fittings that are nearly a hundred years old, not against a builder’s finish in a new block. The same effort that sails through a flat in the White City regeneration can fail on the estate, and that gap is the single thing we plan a Wormholt job around.

The stock does change as you move out from the estate. North and east, toward Wood Lane, the BBC’s old Television Centre and the newer White City Place, the regeneration has put up modern flats with sealed double glazing, integrated appliances and easy-wipe surfaces. Those clean differently and usually faster. There are blocks and maisonettes mixed into the area too, and a band of older terraces toward Askew Road. None of it is harder than the rest in the abstract. The point is that a crew treating a 1920s Sawley Road terrace like a new-build will miss exactly the things a W12 clerk has been told to check, and a crew doing the reverse wastes your money.

The geography sets the rhythm of the work, too. Wormholt Park is the green heart of the estate, and most of the lets we clean sit within a few streets of it, with Bloemfontein Road running along the eastern edge and the QPR ground at Loftus Road and South Africa Road a short walk to the south. It is a settled, family-heavy patch rather than a high-turnover one, so the tenancies tend to run long: three, four, five years is normal, and a long let means more build-up in the places nobody touches between tenants. That is the quiet difference between a Wormholt job and a quick turnover in a serviced block. The dirt is not dramatic, it is accumulated, and accumulated grime in a galley kitchen or an old back bathroom is exactly what a methodical clerk is paid to find.

What the clerk actually marks, room by room

End of tenancy is the hand-back clean, done to return the property at the standard it was checked in at. It is not a maintenance tidy and it is not a deep clean of a home you are staying in. Everything below is in the quoted price, and it maps onto our 57-point agent-approved checklist, which was built from feedback from 300+ letting agents over the years.

The kitchen is where most Wormholt deposits are won or lost. On the galley layouts in the cottage-estate houses we pull the cooker out where it comes, and degrease the wall and floor behind it, because that gap is the most-flagged spot on the whole estate. The oven goes back to the enamel inside, racks and trays soaked rather than wiped, the door glass split apart so the brown film between the panels comes out. Hob, splashback tiles and grout, then the extractor hood and its filter, which we take out and soak instead of wiping over. Inside and outside of every cupboard and drawer, fronts included. Sink, taps and drainer descaled. Fridge and freezer cleaned through once they are defrosted, if they stay with the flat.

The bathroom is usually a small back-addition room on the older houses, often with a single window, and the grout in there takes longer than anything else in the property, so we factor that in rather than rushing the last hour. Scale comes off the taps, the showerhead, the screen and the tiles. The loo is done properly, including behind it and the cistern. Where the original enamel on a bath or basin is pitted from decades of hard water, we clean it fully and then tell you, so a permanent mark from the building’s water is logged as wear and not put on you as dirt.

Through the bedrooms and living rooms the clerks on these older houses go for the high horizontal surfaces first: picture rails, the tops of doors and frames, the bits a quick clean skips. Built-in wardrobes and the airing cupboard get cleared and wiped inside. Windows are cleaned internally with sills and reveals done, and the timber casements and their catches wiped by hand. Marks come off paintwork where they lift; we stop before scrubbing through the older finishes these estate houses sometimes still carry. Then everything else: skirting along the hall, the bannister and stair treads on the houses that have stairs, switch plates, radiators, light fittings, cobwebs out of the corners, every door including the front. The aim is one consistent finish from the front door to the back, because a clerk does not stop looking once they have seen the kitchen.

A few things on these houses reliably decide a check-out, and they are worth naming because they are the ones a do-it-yourself clean misses. The wall and floor behind the cooker on the galley splashback. The cooker-hood filter, which clogs solid over a long let and is the single most common deduction on the estate. Scale on the showerhead, the screen, the taps and the loo. The high horizontal surfaces, meaning picture rails and the tops of doors and frames. Inside the airing cupboard and the built-in wardrobes. The window sills, reveals and the catches on the older casements. The grout lines in both the kitchen and the bathroom. And behind and under any freestanding white goods that stay with the flat. What Thames Water does to a W12 bathroom

W12 is supplied by Thames Water, and the supply here is very hard, around 300 mg/L as calcium carbonate. That is the reason scale builds so fast on the shower screen, the kettle element, the mixer taps and the loo. Scale is one of the most reliable deductions on the estate, after the oven. Two years of it and a wipe with a cloth does nothing. A clerk checks for it on purpose: they run a thumbnail down a tap, look at the screen edge-on against the light, pull the showerhead in close.

We use a proper scale remover and give it time on the surface rather than a quick spray and a rub. On older fittings that matters, because the brute-force descalers a new flat would shrug off can mark original chrome, so the careful approach is the only safe one. And where a tap has pitted past the point cleaning can fix, we say so plainly and flag it to the clerk, so the water’s damage is not written down as yours. That one habit has settled more disagreements than any argument ever has.

Scale is one of the most reliable deductions on the estate, after the oven.


What it costs, and the sum nobody runs until check-out

Pricing is flat-rate by size, fixed before a cleaner is booked, and Wormholt runs at our standard rate with no central-London premium added. A studio is £156 and a one-bed flat is £207. A two-bed flat or a small cottage-estate house is £243, a three-bed is £339, and a four-bed family house after a long let is £425. If a job is genuinely unusual we can work at £30 per hour per cleaner instead, but almost everyone takes the fixed figure because it does not move on the day. The only thing that changes it is the property turning out to be a different size than described, and we tell you that before we start, never after.

Add-ons are quoted up front and kept simple. Carpet shampoo is £36 a bedroom, £43 for the living room, or £115 for whole-flat carpet on a two-bed. A full oven clean is already inside the standard price; if all you want is a standalone oven it is £77 for a single, £110 for a double, or £114 for a 90cm range. The licensing and the law sitting behind your deposit

Two layers of rules sit behind a W12 move-out, and it helps to know where they land. The first is licensing. Hammersmith and Fulham runs a borough-wide additional HMO licensing scheme that started on 5 June 2022 and runs to 4 June 2027, so any house in multiple occupation across Wormholt and the rest of the borough needs a licence. The council’s selective licensing scheme, which covers ordinary private lets, is far narrower than it once was: from the same date it was cut back to a short list of named streets rather than the whole borough, so most single-household Wormholt lets fall outside it. Licensing does not change how a property has to be cleaned, but a licensed HMO is inspected more closely, and a landlord answering to the council tends to hold a check-out to the letter.

The second layer is deposit law, and the cleaning side of it has not loosened. The Renters’ Rights Act 2025 went live on 1 May 2026: Section 21 no-fault evictions are gone, and existing assured shorthold tenancies have converted to periodic assured tenancies. What that changes is timing and churn, not the clean. A landlord still has to evidence any cleaning deduction against the move-in inventory before a scheme will let them hold it, exactly as before. The deposit itself stays in a protected scheme, and if a dispute ever goes to adjudication our dated invoice and before-and-after photos are admissible evidence. Booking it, parking, and the month-end rush

Booking is deliberately plain. Tell us the property size, the postcode and whether carpets need shampooing, and that is enough for a fixed quote. Access on the estate is usually straightforward. Our crews come by van and there is normally street parking on the estate roads, though it tightens on the controlled stretches near Wormholt Park Primary School around school-run times, and on a QPR match day the streets toward Loftus Road and South Africa Road get busy. If you do not drive, that is fine: most jobs here are a short walk from Shepherd’s Bush, White City or Wood Lane stations and the Uxbridge Road and Askew Road bus corridors, so a crew can reach a same-week slot without a parking problem holding it up.

One note on timing, because it catches people out. Around month-end, when most W12 tenancies turn over, the Friday and weekend slots go first. If your hand-back is the last Friday of a month, ring at the start of that week rather than two days before. We can often still fit it, but a tight slot is far easier to hold with a few days’ notice. Mid-month and midweek hand-backs are rarely a problem at all.

We would rather note an existing mark to the clerk than rub a hole in a wall trying to shift it.

Is the oven really included in the price?

Yes. A full oven clean back to the enamel, with racks, trays, door glass and the hood filter, is part of the standard end of tenancy clean. The separate oven prices, £77 single, £110 double, £114 for a 90cm range, only apply if you want an oven done on its own without the full clean.
