Who you are really cleaning for at Fulham Reach

Start with who writes the report, because at Fulham Reach it is rarely your landlord. This is a Berkeley Homes riverside development of around 744 apartments on a 3.7-acre stretch of the Thames at Distillery Wharf, built out over roughly a decade, and almost every flat is let through a managing agent working from the original Berkeley specification sheet. There is no period stock here. No cornicing, no ceiling roses, no original sash to baby. What you have instead is a single uniform finish repeated across the blocks: floor-to-ceiling glazing on the river elevations, handle-less integrated kitchens with the oven, fridge, freezer, dishwasher and washer-dryer all built behind matching cabinetry, engineered-oak through the living space, and stone or marble in the bathrooms with chrome rainfall fittings.

That uniformity is the whole game. When the finish is identical flat to flat, the check-out clerk is not making judgement calls about wear on a forty-year-old kitchen. They are comparing your flat against a known, documented, as-new standard, line by line, and any gap is yours to account for. It is a tighter benchmark than the period conversions two streets north on Glenthorne Road, where an honest “fair wear and tear” argument still has room to breathe. On a 2017 Berkeley kitchen it does not.

So the deductions cluster in predictable places. Glazing streaked on the inside face. Extractor mesh greyed with cooking film. Hob trim with baked residue along the silicone. A chrome shower head wearing a calcium shadow. Engineered-oak scuffed where a sofa was dragged without felt under the feet. A marble bathroom left hazy because a previous tenant or a cheap clean went at it with an acidic descaler, which etches stone and does not buff out. None of those are dramatic. All of them come off the deposit a managing agent protected on your behalf one or two years ago.


What 1 May 2026 changed, and what it did not

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone. Existing assured shorthold tenancies have converted to periodic ones, so a tenant can now give two months’ notice at any point rather than waiting out a fixed term.

Here is the part that trips people up. None of that touched the clean. The benchmark at check-out is the same, the deposit rules are the same, and the agent still has to prove a deduction is reasonable against the check-in record. What shifted is timing. Fulham Reach was always a high-churn address, full of one and two-year corporate lets and relocations, and rolling notice makes the move-outs more frequent and harder to predict. The dull, money-saving takeaway: book the clean earlier than you think you need to, because the slot you want goes first.

The river glass and the balcony tracks

On the river-facing flats this is the headline job. The inside face of the floor-to-ceiling glazing is cleaned streak-free, then the frame channels and the balcony or Juliette-rail door tracks are degritted, because that grey line of grit in the runner is exactly what a clerk drags a finger through. The outer face of the glass on the upper floors is not ours; that is the building’s own cradle team, scheduled by the estate. We are honest about that on the phone so nobody expects us to abseil.

The integrated kitchen

The built-in oven cavity, racks, door glass and seals come up first. The induction hob, the silicone trim around it, and the surrounding stone or quartz worktop get the slow hand. The integrated extractor canopy comes apart so the mesh filters lift out, get degreased in the sink, dry and go back. Skipping that filter is one of the most common reasons a Berkeley kitchen fails its check-out. Then the integrated fridge, freezer, dishwasher and washer-dryer inside and out, the drawers, the door seals, and the handle-less cabinet faces including the under-edge that collects finger grease. Worktops polished. Taps and waste descaled with a non-acidic solution. The matt cabinetry in most of these kitchens shows every print under the spotlights, so it gets a second pass with a dry microfibre.

The stone bathrooms

Walk-in shower glass, frame and channel descaled. The rainfall head and hose taken down where they come away. Marble or stone floor and walls are buffed with a pH-neutral, stone-safe cleaner and nothing acidic, because acid burns a permanent dull patch into natural stone that no amount of later work removes. Vanity drawers, the mirrored cabinet, the integrated lighting, the extractor vent. Chrome polished. The WC inside the rim, the hinges, the flush plate, the floor behind the pan.

Bedrooms, living space and the rest

Wardrobe interiors top to bottom, drawer runners, bed bases lifted. Skirting, door tops, hinges, the lot. Engineered-oak swept and microfibre-mopped with a manufacturer-safe product, no standing water. Where there is carpet, usually a bedroom or two, it is vacuumed back and front. Light switches, sockets, the thermostat and the video-intercom panel, all of which show finger oil under the downlights. Internal doors both sides, frames and handles. Smoke-alarm housings and ceiling lines dusted. Then the floors last, mopped on the way out so there are no prints left behind.

Why W6 water is the chrome and the glass problem

W6 sits in a very hard water area. Thames Water puts the supply here at roughly 337 parts per million of calcium carbonate, well above the national average, and on the new fittings at Fulham Reach that shows up fast. Calcium films onto the chrome rainfall heads, the shower glass and the tap spouts, and a quick wipe does nothing to it. A clerk checks for exactly this. They look at the shower screen edge-on against the light, run a thumbnail down the tap, pull the shower head in close.

The trap at Fulham Reach is the bathroom material. The aggressive descalers that would shift scale off a cheap chrome tap in seconds are the same acids that etch the marble and stone these bathrooms are finished in, leaving a haze the next clerk will read as damage. So we split the job. Mild, non-acidic scale work on the chrome, glass and ceramic. Hand-buffing only on the stone, never acid. It is slower, and it is the difference between a pass and a charge for a ruined surface.


The licensing question, answered straight

Tenants ask whether their flat needs a council licence, and at Fulham Reach the answer is usually no. Hammersmith and Fulham runs two schemes that both started on 5 June 2022 for five years. One is a borough-wide additional licensing scheme for houses in multiple occupation. The other is a selective licensing scheme limited to 24 named streets, among them King Street, Goldhawk Road, North End Road, Dawes Road, Greyhound Road and Wandsworth Bridge Road. Distillery Wharf and Parr’s Way, the addresses Fulham Reach actually sits on, are not on that list. You can read the council’s own property licensing pages for the full street roll.

Purpose-built self-contained flats in a block of three or more, which is precisely what these are, sit outside mandatory HMO licensing too. So a standard let here, one household in one flat, is generally not operating under a council licence condition. That does not lower the bar. The bar is set by Berkeley’s managing-agent housekeeping standard instead, and that is stricter than any council inspection would be.

No council licence does not mean a softer check-out. The managing agent’s standard is the harder one.


Getting in: the gate, the goods lift, the bridge

Access at Fulham Reach takes more planning than the clean itself, and we sort it before the day. The estate is gated and runs a 24-hour concierge. We email or call the concierge the day before so the crew is on the visitor list at the Parr’s Way entrance, the van goes to a visitor bay in the basement car park, and the goods lift is booked for our slot. That goods lift matters: its protective mat gets photographed before and after any move, and we have seen contractors billed for marks a timestamp pinned on them unfairly, so we bring our own felt sliders and keep our own kit to the lift we are booked into.

Then there is the bridge, which is the local quirk a non-resident never sees coming. Hammersmith Bridge has been shut to motor traffic since 2019. It reopened to pedestrians and cyclists in 2025 but is still closed to cars in 2026, with an MP calling the saga a national disgrace this April. For us that means the southern approaches across the river are not a driving route, so we come in from the Hammersmith side and we plan the parking around it. It is the sort of thing worth knowing when you are lining up your own removal van too.

Does the closed Hammersmith Bridge affect your visit?

Only the route in. The bridge has been shut to cars since 2019 and is still closed to motor traffic in 2026, so we come in from the Hammersmith side rather than across the river, and we plan the parking around that. It is worth knowing if you are booking your own removal van too.

Do you remove the integrated extractor filters?

Always. The mesh filters come out, get degreased in the sink, dry and go back. Leaving them is one of the most common reasons a Berkeley kitchen gets failed at check-out.

Often, especially midweek. Friday and end-of-month slots fill first, and with rolling notice under the new tenancy rules the move-outs are less predictable than they were, so two or three days’ notice is sensible where you can manage it.

What happens if my landlord still disputes the clean?
