Limescale comes off first, as above. After that the bath, basin and shower tray are cleaned and descaled, the toilet done inside the bowl, behind it and around the base, and the sealant lines cleaned with any surface mould treated. The shower screen gets both faces and the track. Mirrors and any glazed cabinet are done, and behind them where they sit off the wall. The extractor vent is dusted. Re-sealing silicone is a handyman job and not a cleaning one, so where a bead is past saving we say so rather than pretend a scrub will fix it.

Skirting boards, dado and picture rails, the deep cornices and the tops of doors and window reveals are all dusted and wiped, because those are the exact ledges a clerk runs a finger along. Built-in and fitted wardrobes are emptied and wiped inside and out, and the airing cupboard slats cleaned. Radiators are wiped down and the dust cleared between the panels. Doors, handles, light switches and sockets are cleaned of marks. Internal windows are cleaned inside, sills wiped, frames and reveals dusted; we are slow and careful with the older sash windows in these houses. Hard floors, whether period boards, parquet or tile, are vacuumed then mopped with the edges and corners done by hand, and carpets are vacuumed throughout, including under where furniture stood. Cobwebs come out of the ceiling corners and off the coving and light fittings. Then the internal stairs and landings, the part a clerk reaches last and uses to judge the rest, and a final walk-through before we leave.
Two of those often want their own pass. Carpet shampooing is a separate add-on, because not every flat needs it, which is what our carpet cleaning service covers on the same visit. And a heavily soiled range or built-in double oven sometimes needs the dedicated oven cleaning rather than the standard checklist strip-down. Furnished lets with a tired sofa or mattress can take upholstery cleaning too. We price each of those before we touch it.
One honest note on what we do not do. We do not fill nail holes, we do not repaint scuffed walls, and we do not re-seal baths. Those are a decorator’s or a handyman’s bill, not yours to scrub away, and a fair clerk knows the difference between a cleaning fault and wear that was there at check-in.
Licensing, the deposit rules, and what 1 May 2026 changed
Hammersmith and Fulham runs a borough-wide additional HMO licensing scheme. It was approved in December 2021, started on 5 June 2022, and runs to 4 June 2027.
