Check-out morning, and the four things opened before anything else

The clerk does not start in the hallway. After a decade of West London check-outs we can tell you the order, and on an H&F flat the first four moves are almost always the same. The oven door comes open. The washing-machine seal gets peeled back. A thumb runs along a tap looking for calcium. Then the grout lines, kitchen and bathroom both. Get those four right and most of the report writes itself; miss one and the clerk has found a thread to pull.

So that is where this page starts, with the inspection, because knowing what gets checked first is half the job. After a decade in the borough the flagged items fall into a fairly fixed order, and it pays to know it.

  1. The oven. Interior, glass, seals, racks. Top of every clerk’s list, every time.
  2. The washing-machine door seal and detergent drawer. That black mould ring, opened first.
  3. Limescale. Hardest water in the country. Every tap, every shower head, every tile joint.
  4. Grout, kitchen and bathroom. This is the pass-or-deduction line.
  5. Period features. Cornicing, ceiling roses, sash reveals, original fireplaces, picture rails. A specifically H&F flag, given how much Victorian terrace there is here.
  6. Extractor filters, kitchen and bathroom.
  7. Fridge seal and drip tray, then the gaps behind the large appliances.
  8. Skirting and radiator tops, the cast-iron column radiators in the older flats especially.
  9. Carpets. Stains and compression, often an explicit contract requirement for professional extraction; see carpet cleaning.
  10. Walls, the marks around switches, door frames and picture hooks. Structural damp is a landlord obligation under the Homes (Fitness for Human Habitation) Act 2018, so we document it rather than mask it.
  11. Gardens and outdoor areas, the rear gardens on Fulham terraces, the Juliet balconies on Imperial Wharf flats, roof terraces where they are inventoried.

Why a falling rent has not shrunk one deposit

Start with the number, because it changes how the rest of this reads. H&F is the fifth most expensive borough in London for house prices, around £730,000 as of January 2026, and roughly a third of residents rent privately, one of the larger private rented sectors in West London. Rents here run £428 above the London average even after that 0.8% dip, and they sit well below the prime-central boroughs immediately east, Westminster at £3,138 and Kensington and Chelsea at £3,628.

A falling headline rent does not mean a smaller deposit. The deposit was fixed when you signed. The flat was clean when you signed. The clerk at the other end is comparing the two, and a softer rental market gives a landlord every reason to hold the line on the bit they can still control.

The arithmetic, and the bill nobody totals before check-out day

Now the sum nobody does until check-out day. A studio sits at £1,200 to £1,800 of deposit; a one-bed runs £1,800 to £2,800; a two-bed conversion is £2,500 to £4,500, a two-bed Victorian terrace £3,000 to £5,500, a three-bed family house £4,500 to £7,500. An Imperial Wharf three-bed with river views goes £6,000 to £9,000, and a prime Fulham house or a Brook Green family home reaches £8,000 to £15,000. Against that, the cleaning deductions we see on DIY check-outs are dull and predictable: £100 to £150 on an oven, £80 to £180 on grout and limescale, £80 to £150 on the gaps behind appliances, £200 to £400 on carpets, £100 to £250 on marks left in period woodwork.

One borough, four postcodes, four jobs that share almost nothing

Hammersmith and Fulham is a long, thin Zone 2 borough, roughly 6km north to south along the Thames, and the housing changes completely as you go up it. That one fact decides how a check-out clean has to be done here, because a riverside flat at Imperial Wharf and a bay-fronted terrace in Munster Village share a borough and almost nothing else: different surfaces, different products, different things the clerk has been told to find. We work it in four bands, south to north.

SW6: Fulham terraces, and the riverside towers behind them

The bottom of the borough is Fulham, and Fulham is mostly Victorian and Edwardian: bay-fronted terraces three to five storeys tall, tiled entrance paths, stained-glass fanlights, sash windows, original fireplaces, basement kitchens in the bigger houses. Then along the water sits the other Fulham, the riverside redevelopment at Imperial Wharf, Fulham Reach and Palace Riverside, with floor-to-ceiling glass, engineered-wood floors, integrated appliances and a concierge. Two housing eras a few streets apart, each with its own inventory. Pick your patch: Fulham, Parsons Green, Sands End, Fulham Reach, Imperial Wharf, Fulham Broadway, Walham Green, Munster Village, Bishop’s Park and Palace Riverside.

W6: Hammersmith, and houses carved into flats

North of the Fulham Road the postcode turns to W6 and the housing turns to conversions. Brook Green, Ravenscourt Park and Brackenbury Village are large Victorian and Edwardian terrace houses cut into flats, with shared entrance halls, communal staircases, original tiled hallway floors and period detail that is all on the check-out. Around Hammersmith Broadway you get the 1930s and post-war mansion blocks, porter access, galley kitchens tight on space. Areas here: Hammersmith, Brook Green, Ravenscourt Park, Brackenbury Village, Hammersmith Broadway, Hammersmith Bridge and Avonmore.

W12: Shepherd’s Bush, and the White City build-out

The top of the borough is the part that has changed most. The Television Centre redevelopment and the White City Living scheme, with the BBC and Westfield behind them, have dropped thousands of high-spec corporate-let flats into W12 inside a decade, concierge and gyms and a members’ club next door. Around Shepherd’s Bush Green and into the Askew Road conservation area it is older stock instead, pastel terraces and above-shop flats with higher turnover and shared stairs. Areas: Shepherd’s Bush, White City, Westfield, Wormholt, Television Centre and Shepherd’s Bush Green.

W14 and the northern edge: mansion blocks and the Scrubs Lane corner

On the eastern side, W14 is a mansion-block market: Talgarth Road, Queen’s Club Gardens, Avonmore Road, red-brick Victorian and Edwardian purpose-built blocks with lift access and communal corridors, porter-managed in places. Then there is the odd corner up top where the borough runs out into W10 and NW10 around College Park, Old Oak and Scrubs Lane. Areas: West Kensington, Olympia, Barons Court, Talgarth Road, Queen’s Club, College Park, Old Oak and Scrubs Lane.

The borders here get messy. West Kensington bleeds into Kensington and Chelsea, Putney Bridge crosses into Wandsworth, the Scrubs Lane corridor touches Brent and Ealing, and Chiswick brushes Ravenscourt Park. Hard water, chrome, and the limescale a clerk heads straight for

This part is specific to where the borough sits. Central London has the hardest water in the UK, and it shows on chrome and brass within weeks, not months. A tap that looked fine when you packed will carry a calcium bloom by check-out, and the clerk knows exactly where to look: the base of the mixer, the shower-head holes, the screen, the joint between tile and bath. Limescale and grout are the second most reliable deduction here after the oven, and a wipe shifts neither.

We descale to the fitting. An original Edwardian tap in a Munster Village terrace does not take the same product as a premium-brand fitting in a Fulham Reach flat, and we do not pretend it does. Grout gets scrubbed back, not wiped. If a grout line is genuinely past saving from age, we photograph the pre-existing state rather than promise a white it will never reach.

Inside the 57 points, the way we actually work a flat

The kitchen, where the deposit usually goes

The oven comes apart completely. Racks in a soaking tank, door glass split so the brown film between the panels comes off, interior, fan, element, seals. That brown film is the single most-flagged oven issue on H&F check-outs, and the riverside and Television Centre flats tend to run top-spec integrated Bosch, Miele, Siemens or Neff units that need careful handling. Standalone oven cleaning is available if that is genuinely all you need. The rest of the kitchen:

  • Hob taken apart, every ring and burner lifted, grates scrubbed, control knobs off and washed. Gas in the older Fulham terraces, induction in the new-builds.
  • Extractor hood degreased inside and out, filter soaked or replaced. Period-terrace kitchens often vent through long ducts that we clean as far as they can be reached.
  • Every cupboard inside and out, shelf edges and kickboards included. The bespoke kitchens in prime Fulham houses and Brook Green family homes get the slow version.
  • Fridge and freezer inside, defrosted before we arrive. Integrated columns in new-builds all done.
  • Pulled out, cleaned behind and under, put back: fridge, dishwasher, washing machine.
  • Washing-machine drum, the black mould ring on the door seal, detergent drawer out and scrubbed. The clerk opens that seal first.
  • Dishwasher filter, seals, spray arms.
  • Sink, taps, drainer, plughole descaled, because central London water is the hardest in the country and it shows fast on chrome.
  • Tiles, splashback and grout given a full scrub, not a wipe. Bins emptied and washed.
  • Floor pulled back where it lifts, hoovered and mopped. Period parquet, engineered wood and original Minton tile each get the right product; see floor cleaning.

Bathrooms, the next place it goes

Bathrooms in this borough run from original Edwardian in the period terraces to premium-brand in the new-build flats, and the descaler is matched to the fitting either way.

  • Limescale taken off taps, shower head, screen and tiles.
  • Grout scrubbed back as far as honest effort gets it; if it is past saving we photograph the state it was already in.
  • Toilet done inside, under the rim, base, cistern, hinges, behind the pedestal.
  • Shower screen both sides, tracks and the sealant bead included.
  • Bath, taps, the underside of the taps, overflow, plughole. Roll-top baths in period Fulham and Brook Green bathrooms get the feet and underside checked, because the clerk checks them.
  • Mirrors and cabinets, behind them where you can reach.
  • Extractor vent wiped. Sealant cleaned to usable condition, since re-sealing is a handyman job, not a cleaning one.
  • Floor into the corners, behind the loo, under the basin pedestal.

Bedrooms, living rooms, and everything between

The living spaces are quicker than the wet rooms, but the clerk still itemises them.

  • Inside every wardrobe, drawer and built-in cupboard. The alcove shelving and understairs cupboards in Victorian terraces are always on the inventory.
  • Skirting, door frames, doors, handles, finger plates.
  • Light fittings, shades, ceiling roses, switches. Original H&F ceiling roses hold decades of dust and all of it comes off.
  • Window sills, reveals and frames inside; sash windows in period stock take longer, and the outside glass is a separate window cleaning add-on.
  • Radiators behind, under and on top. The cast-iron column radiators in period flats need their own approach.
  • Walls spot-wiped for marks; nail holes and scuffs are decorator territory, not ours.
  • Carpets hoovered through, under beds and sofas, rugs lifted. Professional hot-water extraction is a common H&F tenancy clause; see carpet cleaning.
  • Hard floors washed with the product the material wants. Designer pieces in prime Fulham and Imperial Wharf flats sometimes need professional upholstery cleaning.

Then the things that run through the whole flat: every switch, socket, thermostat and entryphone, and the porter-managed Hammersmith Broadway and Imperial Wharf buildings have those entry units on the inventory. Internal doors both sides. Stairs and bannisters where they apply, original spindles and handrails included. Cobwebs out of the ceiling corners and cornicing. The 24 licensed streets, where your paperwork carries more weight

H&F runs an active Selective Licensing scheme, renewed in June 2022, covering 24 named streets where anti-social behaviour and housing-management problems ran above the borough average. Rent on one of them and your landlord must hold a licence. What that means for the clean is simple. Landlords on licensed streets are under formal scrutiny from the council’s Private Sector Housing Team, so the documentary trail at check-out carries more weight than it does anywhere else in the borough. Your dated photos and itemised invoice are not a nicety here. They are the thing that settles it.

1 May 2026, and what it does to move-out timing

From 1 May 2026 the Renters’ Rights Act 2025 is live. Section 21 no-fault evictions are gone, every existing assured shorthold tenancy converts to a periodic tenancy, and a tenant can give two months’ notice at any point. The cleaning obligation at end of tenancy does not change at all. The Tenant Fees Act 2019 still applies and the inventory-benchmark rule still applies. The effect in H&F is about timing more than rules. This borough has an unusually mobile tenant base. Chelsea FC staff at Stamford Bridge, Fulham FC at Craven Cottage, the BBC and Westfield workforce in W12, Hurlingham Club members, a thick layer of young professionals on short lets. Once tenancies go periodic, move-outs get less predictable and they cluster harder around month-end. The practical takeaway is dull, and it costs money if you ignore it: book the clean earlier than you used to, because the slot you want will go.


A Parsons Green terrace, six years in, full deposit back

Three-bed Victorian terrace in Parsons Green, a Foxtons let, deposit £4,800. The house had been rented for six years, so you can picture the cornicing, the picture rails, the grout. We sent three cleaners for eleven hours with carpet extraction on top, and left a detailed photo report of every room at handover. Foxtons passed it first time. Full deposit back nineteen days later. It cost £395, which against £4,800 is the sum from the top of this page doing exactly what it does.


Booking it, and the trap of the last three days

It works like this.

  1. Ring 0333 555 2076. Price in three minutes. Tell us the postcode, the size, the check-out date, the building type (Victorian terrace, period conversion, riverside new-build, mansion flat) and any known problem areas. If it is on a Selective Licensing street, or you have the check-in report, say so.
  2. We book it in, ideally the day before check-out with a buffer. H&F piles its check-outs into the last three days of the month, so allow 5 to 7 days for an end-of-month slot, 2 to 3 mid-cycle.
  3. Flat empty on arrival. Furniture out, personal things gone, rubbish cleared. We also do removals for H&F moves, which is genuinely useful given the borough’s CPZ parking; visitor e-permits for the cleaning team can be booked through the council online.
  4. Photo proof at the end. Every room, before and after, with an itemised invoice on company-headed paper. That is your evidence pack if the clerk tries to deduct.

Things tenants ring up to ask

Do I really need professional end-of-tenancy cleaning in Hammersmith and Fulham?

You are allowed to do it yourself; the Tenant Fees Act 2019 stops a landlord making it a contractual condition. The catch is the benchmark. Is carpet cleaning always necessary in H&F rentals?

Frequently, especially in Fulham Victorian terraces and prime-let flats. Where a professional carpet-extraction clause is in the tenancy and you skip it, the deduction is automatic.
