The Old Oak Estate at Wells House Road is the John Birch model artisan estate of 1908–1912, Grade II listed and built originally for Great Western Railway workers. We’ve cleaned end-of-tenancy in those tied cottages and the 2020s regen flats off Old Oak Lane since the first OPDC consents came through, and the two property stocks fail inspection for completely different reasons. Why Old Oak deposits get deducted

Old Oak’s housing stock splits cleanly down two lines and the deduction patterns split with it. On the Wells House Road and Erconwald Street side you’ve got the Birch model cottages: small two-storey artisan houses with original wooden sash windows, deep painted skirtings, picture rails, tiled fireplace surrounds (some still working), and back kitchens with limescale-pitted Belfast sinks. Inventory clerks at Marsh & Parsons North Kensington flag soot blackening on the tiled hearths, dust banked above the picture rails, and the gap between the back of a freestanding cooker and the original tiled splashback. On the OPDC regen side — the new blocks behind Old Oak Common Lane and the early Catalyst Housing schemes off North Pole Road — the deductions hit matt-black tap fittings (water-spotted), induction hob surrounds, brushed-brass handles streaked from cleaning sprays, and the rubber gasket inside fridge-freezer doors.

Under the Renters’ Rights Act 2025, landlords still have to prove every deposit deduction in writing with a fair-wear-and-tear comparison against the check-in inventory, so an unevidenced “professional clean required” charge can be challenged at the deposit scheme directly. The Act tightened the evidence burden on landlords; it did not loosen the cleaning standard tenants are expected to leave a property in. A clean carried out before the check-out inventory still cuts the dispute risk to almost zero.

OPDC and Hammersmith & Fulham licensing

Old Oak sits inside the Old Oak and Park Royal Development Corporation footprint, which is a Mayoral Development Corporation handling planning across the regeneration area. For tenancy law, though, your landlord still answers to London Borough of Hammersmith and Fulham private renting on the H&F side, and to Brent or Ealing if your front door faces a different street. The water in Old Oak is hard. Thames Water classes the NW10 and W3 supply as 269 mg/l calcium carbonate, which is the upper end of hard for London. That matters at end-of-tenancy because every kettle, shower head, mixer tap and dishwasher in the property has been collecting scale for the length of the lease, and the inventory clerk’s job is to spot scale rings that weren’t there at check-in.

Bespoke local feature: the John Birch model estate

The Wells House Road conservation area is one of the earliest planned worker estates in London and it has rules that catch out cleaning firms used to standard rented stock. Original tiled fireplace surrounds cannot be scrubbed with abrasives. Painted picture rails (the ones that still survive) hold a band of dust that ordinary feather-dusters smear rather than lift. The original Belfast sinks in the back kitchens have limescale rings that have been there for forty years; an inventory clerk knows the difference between an old ring and a new ring, and the new ring is the one you’ll get charged for. We’ve worked the Wells House Road and Old Oak Lane houses long enough to know which is which.

John Birch designed the estate as a model for the Great Western Railway’s married workforce. The cottages came with front and back gardens, scullery sinks, and small front parlours. A hundred and seventeen years later, most of the original window joinery is still in place, most of the original tiled hearths have been left in by successive owners, and the floorboards under the modern carpets are pine. Cleaners who treat the houses like ordinary rented flats damage them.

The 2020s regen blocks at the other end of Old Oak are a different problem entirely. Many of the early lets came with manufacturer film still on appliances when tenants moved in and the cleaning film leaves a sticky residue that needs solvent removal, not water and a microfibre. The induction hobs scratch under wire wool. The matt-black finish on the tap fittings is a coating, not the metal, and scouring sprays strip it. We’ve seen tenants charged £180 to refit a single tap because a previous cleaner used a bathroom limescale spray on it.

Monster came on a wet Tuesday in March to a tied cottage on Wells House Road. Three-year tenancy, single tenant, original tiled hearth with two years of unattended soot deposits. Their lead spent ninety minutes on the hearth alone, using a soft long-bristle brush and a pH-neutral solution rather than abrasives, and the deposit came back in full. In the regen flats: laminate floors damp-mopped with neutral pH, never a wet mop on engineered boards.

Throughout

Hallway lights, banister, front door inside and out, letterbox, light switches, plug sockets, radiator tops, behind radiators where the brush will reach. Front-door key hole. The shoe-step inside the door. Anything the clerk’s torch will be pointed at.

If the property has a garden — the Wells House Road cottages mostly do — the cleaning brief stops at the back door. We don’t cut grass or sweep paths. We do clean the inside face of any back door, the threshold, and the kitchen window onto the garden.
