Hampstead is a wool-carpet sort of place, and wool shows its dirt late. By the time a pale stair carpet in a Flask Walk cottage looks grey, there are years of Heath grit sitting at the roots of the pile. We pull that out with hot-water extraction, at a fixed price you hear before we lift a thing.

A bedroom carpet in Hampstead is £36 with us. The whole carpeted area of a two-bed flat is £115. Those are fixed prices, not estimates, and they are the same in a Belsize mansion flat as they are in a cottage by the Heath.
Carpet cleaning prices in Hampstead
The numbers first. A bedroom is £36. A living room is £43. A through-lounge is £61, and Hampstead has plenty of those, because when a Victorian villa gets carved into flats the two ground-floor parlours usually end up knocked into one long room. A flight of stairs is £41. Rugs are £35 up to two square metres and £51 above that. The whole carpeted area of a two-bed flat, done in one visit, is £115.
Stairs deserve a word. £41 for a single flight sounds odd next to £36 for a whole bedroom, but stairs are hand work, tread by tread and edge by edge, and the older staircases here are narrow, winding and awkward to machine. The price reflects the time it takes. Nothing else.
There is no discount season and no was-price theatre. £43 means £43.
Wool carpets, stair runners and sisal
A lot of NW3 is carpeted in wool or wool mix, and wool is lovely underfoot and unforgiving to clean. Run it too hot, or leave it too wet, and it shrinks or browns. So on wool we drop the water temperature, switch to a milder solution, test a hidden corner before we commit, and finish with a slower drying pass. It takes longer than blasting a synthetic would. It is also the only way we will do it.
Stair runners get the same respect. Plenty of Hampstead staircases keep their painted boards with a runner down the middle held by rods, and we clean the runner where it lies, edges done by hand, without soaking the boards either side. The rods go back exactly as we found them.
Run wool too hot, or leave it too wet, and it shrinks. So we don’t.
Sisal, seagrass and jute are a different conversation. Plant fibre can watermark when it gets wet, and there are sitting rooms in this postcode where the honest answer to “can you clean this?” is no. Heath mud and hallway carpets
The Heath is 320 hectares of grass, woods and ponds, and after rain a good stretch of it turns to clay. That clay comes home. It arrives on boots, on paws, on the kit bags of people walking back from a cold swim at the ponds, and it settles into the hall carpet and the first flight of stairs. In the Vale of Health it barely has to travel at all, because the Heath wraps around those houses on every side.
Ground-in grit is what actually kills a carpet. Once it works below the surface, every footstep grinds it against the fibres like sandpaper, which is why hall carpets in Hampstead wear out years before the bedroom carpets bought at the same time. A vacuum lifts the loose top layer. It cannot reach the packed base layer, and that layer is the whole reason extraction exists.
One honest limit. Where pile is already crushed flat, in doorways and on the bottom stair, a clean brings the colour back but not the spring. We point those spots out before we start, so nobody is disappointed after.
Our busiest Hampstead months are November through February, when the paths are at their worst and the hall carpet gives up pretending. A proper doormat inside the front door buys you time. It does not buy you forever.
What happens on the day
We arrive when we said we would, which in Hampstead means we have already thought about parking. Most of the village sits inside Camden’s CA-H controlled zone with restrictions through the working day, and the lanes off Flask Walk and Well Walk were laid out for handcarts, not vans. We sort the parking before we set off, and the cost of it is already inside your quote.
Light furniture gets moved and cleaned under. Sofas, armchairs, coffee tables. Wardrobes, pianos and beds with drawers stay where they are, because shifting those risks your floorboards and our backs. Then the clean itself: vacuum, pre-treat the marks, work the solution through the pile, extract, and finish with a slow pass that pulls out as much moisture as the machine can manage.
Drying takes four to six hours in most rooms. Garden flats and older ground floors hold damp, so we bring air movers when a job needs them. And if a room has not come up the way you hoped, say so. We come back and clean it again at no charge. We would rather re-do a room than argue about one.
