Southbank Tower on Upper Ground has polished stone in its lobbies that a management company will notice if a removal trolley scuffs it on the way out. And Falcon Point, the late-1970s blocks on Hopton Street where Southwark still holds the ground lease, sets a plainer bar than the towers but the same check-out rules apply to its 110 flats. Check-in inventory

Winter garden

Where the deposit money sits, and why deductions bite

Bankside is one of the dearer rental pockets south of the river, and the deposits track the rents. ONS data for Southwark puts the average private rent at £2,395 a month for April 2026, a 1.3% rise on the year, with the average house price at £564,000 in March 2026. Those are borough-wide numbers, and Bankside sits well above them. One-beds along Holland Street, Hopton Street and Park Street list between £2,900 and £3,500 a month, and two-beds in NEO Bankside and One Blackfriars cross £5,000 without anyone blinking. Falcon Point, being part ex-council, runs cheaper, which is the exception that proves how prime the towers are.

Dearer rent means a bigger deposit at risk. The Tenant Fees Act 2019 caps it at five weeks’ rent below £50,000 a year and six weeks above, so on a £3,200 one-bed at Triptych that is roughly £3,690 of your money parked in TDS, DPS or mydeposits. Cleaning deductions on SE1 prime stock usually land between £280 and £950 depending on what the clerk finds. We have watched a tenant lose £400 over limescale on one wet-room screen.

That is the maths the rest of this matters against. A make-good clean billed at commercial rates on a £2,800-a-month flat can take £600 to £900 off you, which is most of a deposit and most of the float you need for the next place. The cheapest insurance against it is a proper clean with paperwork behind it. What the law expects when you hand the keys back

Two things changed the ground under Bankside move-outs in 2026, and both push in the tenant’s favour if your paperwork is in order.

The first is the law. The Renters’ Rights Act 2025 commenced on 1 May 2026, and it scrapped fixed-term assured shorthold tenancies outright. Every Bankside tenant is now on a periodic tenancy and Section 21 no-fault eviction has gone. For a move-out the effect is simple: a landlord is under more pressure to return a deposit promptly and fairly, because a disputed deduction now runs through a tighter adjudication route. The second is licensing, and Bankside sits in the Borough & Bankside ward for it. Southwark runs a borough-wide additional HMO licensing scheme from 1 March 2022 to 28 February 2027, covering houses in multiple occupation of three or four unrelated sharers, Bankside included. Mandatory HMO licensing sits on top of that for any property with five or more people from two or more households. Southwark’s selective licensing scheme covers nineteen wards, but Borough & Bankside is not one of them, so a single-household let at NEO Bankside, Triptych or one of the period conversions needs no selective licence. It still has to meet the same check-out standard as any other SE1 flat.

Bathrooms

London’s hard water is the enemy here, and the polished chrome and micro-cement finishes show every deposit of it. We match the product to the surface so nothing gets etched.

  • Full descale of shower screens, wet-room glass, taps, heads, hoses and valves.
  • Bath, basin, WC pan, cistern and the underside scrubbed and sanitised.
  • Grout treated and any mould spotted; re-grouting flagged separately if it is past cleaning.

This is where the oak and the glass decide the result. Get the floor product wrong or skip the inside of the winter-garden screen and the clerk has a line to write before you reach the kitchen.

  • Engineered oak and parquet hoovered then mopped with a pH-neutral product, never left in standing water.
  • Carpets vacuumed edge to edge; hot-water extraction if it is specified as an add-on.
  • Skirting, architraves, picture rails and coving dust-wiped.
  • Internal doors, handles and hinges done both sides.
  • Switches, sockets and thermostats detailed; radiators front, back, top and underneath.
  • Trickle vents on the aluminium and timber frames cleaned, which is a habitual Bankside flag.

End-of-month is the crush right across SE1, the same week the agents are checking out half their stock, so a two-bed and up is best booked a couple of days ahead.
