Why deposits get deducted at One Blackfriars

Renters’ Rights Act 2025
The Renters’ Rights Act 2025 took out the assured shorthold fixed term and replaced it with a periodic-only structure, which on One Blackfriars practically means a corporate let can end on two months’ notice from the tenant from any month onward. That does not change the cleaning standard at hand-back. The Act left the deposit cap untouched at five weeks of rent under £50,000 a year and six weeks above, and the deposit must still be protected with one of three government-approved schemes within thirty days of receipt. Practically that means landlords running One Blackfriars lets hold a selective licence on top of any HMO licence that applies, and check-out reports get read carefully by the council if a dispute lands at deposit-scheme adjudication. The building’s facade-access team handles the outside on a rope-access cycle three times a year. The inside is the tenant’s problem, and on a hand-back it is firmly the cleaner’s problem.
We clean the inside of curved glazing with a non-streak microfibre on a telescopic head and finish each panel with a dry e-cloth pass to lift the haze. Glass cleaner is squeegeed from the top down. The bottom-track aluminium between the glazing and the engineered oak floor is run with a soft brush and then a vacuum nozzle, because that is where the clerk’s first finger goes. We never use a household glass spray with ammonia on the curved units because the gasket sealant can mark, and the spray drift hazes the brushed-nickel window hardware that frames each panel. We descale the Quooker and the kettle separately with a weak descaler appropriate to the metal. We do not name the chemical agent because the brand we use varies across the team’s vans; what matters is the result, which is a streak-free panel that the clerk can photograph without losing a deduction line to glazing dust.

Bathrooms
Walk-in shower glass, descaled both sides to the hinge. Showerhead, hose, every surface of the brushed-nickel fittings. Marble or stone counter and basin, wiped with a stone-safe cleaner and dried streak-free. Loo inside the rim, behind the cistern, and at the hinge bolts. Mirror without streaks. Extractor cover wiped. Tile grout. Floor. Heated towel rail descaled where needed. If the flat has a separate WC, the same list runs again.
Bedrooms and living areas
Skirtings, the tops of every door frame, the radiators front and back, all switch plates, the smart-home thermostat panel wiped with a damp microfibre (not soaked), the smart-lock fronts. Wardrobes inside and out including the brushed-nickel handles. Mirrored sliding doors descaled and polished. The inside of the curved floor-to-ceiling glazing, panel by panel, with the bottom track vacuumed. Hoovering on a pattern that does not leave drag-marks on the engineered oak floor.
Throughout
All internal doors both sides. Door handles. Light fittings dusted including the recessed downlights and the pendant in the principal reception. The internal lift call button if the flat has a private lift lobby. Skirtings at floor level vacuumed and wiped. Air-conditioning grilles wiped. The flat’s hallway floor finished last so the team walks out clean.
What it costs
Pricing for One Blackfriars sits at our standard EOT tier. The building’s concierge process, the service-lift booking and the higher inspection standard get factored into the team size and the slot length, but the headline number is the same as the rest of our SE1 work outside the very top-tier blocks. Flat rates for an empty flat in average condition below; lived-in, pet-occupied or post-corporate-let work gets quoted on inspection.

Hourly rate for partial work or unusual scope is £30 per cleaner. Carpet shampoo where the flat carries a wool runner or a bedroom rug runs at £36 per bedroom, £43 for a living room, £115 for a whole two-bed flat.
