How a furnished Wentworth schedule holds your deposit
Start with the document, because almost nobody reads it until it is too late. A household on a multi-year let lives in a fraction of the house and stops thinking about the rest: the second kitchen, the guest en-suite nobody slept in, the orangery glass, the pool plant room, the annexe that filled with storage. A house of eight or nine thousand square feet cannot be reset on a normal weekend, and the clerk who inventoried it knows precisely where four years of occupation hides, which is why those rooms get walked first.
Then there is who does the inspecting. What 1 May 2026 did, and what it left alone
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point rather than waiting for a fixed term to end.
Here is the part people get wrong. The cleaning side of a hand-back did not change at all. A landlord still cannot keep a deposit for fair wear and tear, but a dirty hand-back is not wear and tear; it is a cleaning cost, and it is fully chargeable. The check-in schedule is still the benchmark, and the deposit maths is exactly what it was the week before.
What changed is timing.
That matters less on the estate than in a churn-heavy London borough, because Wentworth lets are long and do not turn over every twelve months. Still, a rolling two-month notice makes the end date less predictable than a fixed term did, and on a house that needs two days and a full team, an unpredictable date is the thing that catches you out. Bedrooms, reception rooms and the joinery in between

Then everything the house tucks away: switches, sockets and the gate entryphone; the main and back stairs and the banisters; the boot room, utility, airing cupboards, wine store, orangery glass, the staff annexe, the pool hall and its plant room. Cobwebs out of the high ceiling corners. Then a final walk-through, every room photographed before and after. That photo set is the evidence you keep.
Why hard water decides the kitchens and bathrooms here
The estate sits on the chalk and the supply is hard. Affinity Water covers GU25, well above the soft-water threshold. You see it as a milky film on shower glass, a chalky crust on taps and kettle elements, and dull patches on polished chrome a quick wipe does not lift. At a check-out this matters more than tenants expect, because a clerk reads heavy mineral build-up as months of neglect rather than a fortnight of skipped wiping. It bites harder here than in a soft-water town because of the bathroom spec. The Wentworth Estate is about 1,730 acres of private Surrey laid out around the Wentworth Club, the work of the builder W. G. Tarrant, who took the development rights in 1922 and had Harry Colt lay out the golf courses; the East Course opened in 1924 and the West Course, the Burma Road that hosts the BMW PGA Championship, followed. There are roughly 750 houses behind the gates, almost all very large detached, and the stock is unusually uniform: ornate Arts and Crafts and mock-Tudor piles, neo-Georgian houses, and newer architect-built homes on the bigger plots.
What you do not get behind these gates is flats or terraces. You get a mansion on a private plot, often with a pool, a staff or guest annexe, panelled rooms, parquet and marble, fitted wardrobes in every bedroom and two kitchens more often than one. One method does not handle all of that, so we read the schedule before we load the van.
The Main Island and the roads off Wentworth Drive
The heart of the estate sits on the so-called Main Island, the roads in the loop off Wentworth Drive toward the clubhouse and the West Course. Portnall Drive and Portnall Rise run to some of the largest plots, a number approaching two acres. The houses backing onto the course have access through the estate’s own entrances, and the clean on one is a long furnished schedule with a pool hall and an orangery on it more often than not.
East Drive, West Drive, South Drive and the fringes
The main drives carry the bulk of the houses. East Drive runs substantial homes with orangeries and courtyard gardens; West Drive leads in from the A30 junction; South Drive joins the two at the far end. The Portnall side holds the larger modern houses, and the northern edge toward Windsor Great Park carries big detached stock too. Wherever the road sits, the job is the same shape: a furnished hand-back on a house far bigger than its bedroom count suggests.
The gate, the barrier and the sticker
