Start with the mechanism, because most people never see it until it costs them. Whether your Monkhams let needs a Redbridge licence

This is worth getting right, because it differs street by street and a lot of pages get it wrong. Redbridge runs a selective licensing scheme that started on 8 April 2024 and runs to 7 April 2029, covering 15 named wards. The Monkhams ward, where most of the estate sits, is not one of them. South Woodford ward, right next door, is. So a family house on Monkhams Avenue let to a single household usually needs no selective licence, while a very similar house a few streets south in South Woodford does.

Two things still apply across the whole borough, whatever the ward. A house shared by five or more people from two or more households needs a mandatory HMO licence, and Redbridge runs an additional HMO scheme that pulls in smaller shared houses of three or four sharers. Most Monkhams stock is let as a single family home, so it falls outside that, but if your house is a share, check before you hand back. The council sets a property standard a licensed let has to meet, and a documented hand-back clean is part of clearing it. Reading the conditions for the first time on moving day is too late.

Bathrooms, the other place it goes wrong

What hard water does to a Woodford Green bathroom

The estate street by street, and the roads next to it

The Monkhams Estate is a planned suburb with a history you can read off the houses. The land was the old Monkhams estate, sold off in 1901 by the industrialist Arnold Hills, and developers laid it out for the comfortable middle classes over the following thirty years. The roads curve to follow the old contours, many of the houses were named before they were numbered, and the result is a leafy, low-density enclave on the edge of Epping Forest that has stayed affluent ever since. Woodford station, on the Central line between South Woodford and Buckhurst Hill, sits a short walk off Monkhams Lane, and the Grade II listed bronze of Winston Churchill stands on Woodford Green above the top of Salway Hill, marking the constituency he represented from 1945 until 1964.

The stock is large Edwardian and inter-war detached and semi-detached houses, original features kept because buyers here want them kept. One method does not clean all of it, so the work splits by road.

The prestige spine: Monkhams Avenue and The Drive

These are the grand Edwardian and early inter-war detached houses, the ones with the leaded bays across the front, stained-glass overlights above the door, high ceilings with picture rails and roses, and parquet running from the hall through to the rear reception. The inventory on a house like this lists those features individually, and nothing aggressive goes near original paint, plaster or lead. The five and six-bed detached houses on these two roads usually get quoted by the hour, because the room count and the detail run past the four-bed banding.
