Why does the clerk care so much on a house like that? Because the deposit is large and the agent is on the hook for protecting it. What 1 May 2026 changed, and what Redbridge licensing did not

A lot of cleaning copy for this corner of London assumes Thames Water. It is wrong. IG8 is supplied by Essex and Suffolk Water, whose Essex zone draws hard water through chalk, well above 200 milligrams of calcium carbonate a litre. In practice that means scale builds quickly on taps, mixer spouts, showerheads and the glass screens in every en-suite, and a clerk reads the bathrooms as a quick proxy for how the whole house was kept.

A cloudy screen or a furred-up shower riser in a Monkhams en-suite is one of the most common write-ups we are called to put right. A wipe with a cloth does nothing to set scale. The kitchen, where most of it is won or lost

Woodford Wells is the northern, leafiest slice of Woodford, between Woodford Green and Buckhurst Hill with Epping Forest on the doorstep.
