Brompton Cemetery is the thing most people picture when they think of West Brompton. It opened in 1840 as the sixth of London’s Magnificent Seven, the ring of large private cemeteries laid out when the old parish grounds ran out of room. Walk the long central avenue and you reach the colonnade and the domed chapel, with catacombs underneath that never sold the way the founders had hoped, only a few hundred places out of thousands. Beatrix Potter lived near here, over at The Boltons, and the running theory is that she lifted character names off the headstones. A long green burial ground full of mature trees throws a lot of organic mess at the buildings around it. Pollen in spring, leaf litter and damp through autumn, far more bird traffic than an ordinary street. Tenants in the terraces along the western edge, where the cemetery runs beside the railway, tell us the window frames and trickle vents need doing more often than a flat two streets inland. When you move out, that turns into a grimy external reveal and a dusty sill, and a thorough clerk notes both against the check-in.

The other quirk is the railway. The West London line skirts the cemetery, carrying the Overground and the Southern trains down towards Clapham Junction, and the brake dust that comes off any busy line settles on everything facing the tracks. We see it most on the white-painted Edwardian window frames, which go grey at the edges in a way a quick wipe will not shift. Mansion blocks, converted terraces and the rooms that lose deposits

The housing here is mostly two types, and they fail their inspections in different ways. Knowing which one you are handing back changes where the time should go.

The first type is the mansion flat. Coleherne Court, the big red-brick Edwardian block on Old Brompton Road, is the obvious example, built around 1901 with Portland stone trim and a porter’s lodge, but there are dozens of smaller mansion blocks across SW6 and SW10. These flats have height. High ceilings mean picture rails, deep cornicing and tall window frames, all of which collect dust and grease far above eye level. The second type is the converted period terrace, the tall stucco-and-brick houses chopped into flats on the streets between the station and the cemetery. These come with original sash windows, deep skirting and the odd boarded-up fireplace, and the splitting-up rarely gave each flat a sensible kitchen. You get galley kitchens wedged into former bedrooms, ovens jammed against a wall, washing machines plumbed into awkward corners. The grease and the limescale build up in those gaps, and getting at them is most of the job. In these flats the dirt that costs you is the dirt you cannot see from the doorway.

There is the newer stock too. Around the old Earls Court grounds and along Seagrave Road, recent blocks have added a layer of modern flats, and new-builds clean quickly but get inspected hard on the first hand-over because there is nothing to blame on a previous tenant. How the inventory check works here

The check-out is the moment everything turns on. A clerk, sometimes from the agent and sometimes an independent inventory company, walks the empty flat with the check-in report and photographs each room. They compare, line by line, and anything dirtier than it was at check-in becomes a possible deduction from your deposit.

Cleaning is the single most disputed line in the country, and it pays to know where you stand. The principle, set out plainly in Shelter’s guidance on cleaning deductions, is that you only have to return the flat in the same state of cleanliness it was in when you arrived. A landlord cannot force you to pay for a professional clean as a blanket condition. Add-ons: carpets, ovens and the windows the District line dusts

A standard end of tenancy clean covers a lot, but three jobs sit outside it because they need different machines or different access. We will tell you up front if your flat is likely to need any of them, rather than letting the clerk be the one to break the news.

Carpets are the common one. Hoovering is included, but a carpet with ground-in marks or two years of foot traffic needs hot-water extraction to come back to its check-in state.
