More than 5,000 healthcare staff work on the Denmark Hill campus where King’s College Hospital, the Maudsley and the Institute of Psychiatry, Psychology and Neuroscience sit almost shoulder to shoulder. That single fact shapes more move-out cleans in SE5 than anything else we deal with. People come to Denmark Hill for a job or a course at one of those three places, rent a flat within walking distance, and then leave again when the rotation ends or the degree finishes. Three operators, one station, and what it does to moving day

Denmark Hill station is busier than its size suggests. Three operators run through it: London Overground on the Windrush line, Southeastern, and Thameslink. That puts Victoria, London Bridge, Blackfriars and the orbital route through Peckham and Clapham all within one ride, which is exactly why so many hospital and university people choose to live here without a car.

The station building is worth a glance on your way past. It was designed by Charles Henry Driver in 1866, an Italianate frontage that is now Grade II listed. The old ticket hall burned down in 1980 and reopened as a pub, the Phoenix, on Windsor Walk.

Why does any of this matter to a cleaner. Because moving day around the station is a parking problem, and parking shapes the whole job. The streets right by the campus fill with hospital staff and visitors from early morning, the controlled parking bays go quickly, and getting a removal van close to a converted flat on Denmark Hill or one of the roads off it is the hardest part of the day. We plan around it. If your flat is near the hospital we will usually aim for an early start, get the clean moving while a bay is still findable, and have the keys ready for the agent by the afternoon.

The hill is a real hill, too. Carrying kit up to a second-floor conversion on the steeper stretch is heavier work than the flat streets down towards Camberwell Green, and a removal crew feels it. For tenants without a car, none of this is a problem. A house shared by four students for a full academic year is a different animal, because a year of four people cooking in one kitchen leaves a kitchen that needs proper work before a clerk will sign it off.

There is a softer point here too. There are the big Victorian and Edwardian houses lining the hill and the roads off it, most of them long since carved into flats. There are purpose-built blocks, some older and some newer, clustered near the station and the campus. And on the Herne Hill side near the top of the hill there is the Sunray estate, the cottage-style “Homes for Heroes” housing that Camberwell Borough Council built after the First World War around Sunray Gardens.

The conversion flats are the ones that catch tenants out. A tall Victorian ceiling means cornicing and picture rails that gather dust you cannot see from the floor, sash windows with deep painted reveals, and original floorboards or tired carpet that an inventory clerk will photograph in detail. When a three-storey house has been split into a ground-floor flat, a first-floor flat and a top conversion, each one has its own check-out and its own deposit on the line.

The blocks near the hospital are a different job. A lot of them are let furnished to medics and students who wanted somewhere simple within a short walk of a shift, so the wear is lighter but the standard is held high, because a flat that started near-new gets judged against near-new.

Rents are not small. The Office for National Statistics put the average private rent across Southwark at £2,388 in March 2026, up 1.3% on the year from £2,358. Around the hospital the asking rents on a two-bed flat sit at a similar level, and the deposit behind that is real money, usually five weeks of rent, with cleaning deductions coming straight off it.

The Sunray houses are a quieter corner. They sit around Sunray Gardens, the surviving fragment of the grounds of an old house called Casina. They are family homes more than sharer flats, so they turn over less often, but when one does change hands the check-out covers a whole house rather than a single floor, and the clean is bigger for it.

Southwark runs a borough-wide additional licensing scheme, which started on 1 March 2022 and runs for five years. In plain terms, landlords letting a shared house to several people, or letting flats in certain converted blocks, need a licence from the council to do it. The hallway and stairs in a converted house matter more than people think, because that is the first thing the clerk sees walking in. A scuffed banister and a dusty stair carpet set the tone for the whole inspection. We do them properly.

A few things sit outside the standard clean and get added on when the flat needs them. Carpets that are stained rather than just dusty want a proper carpet cleaning with hot-water extraction. A badly burnt oven sometimes wants a dedicated oven clean. Sofas and mattresses can have an upholstery clean, and outside glass a window clean. We will tell you straight whether you need them or not.


The jobs that cost SE5 tenants their deposit

Some charges come up again and again on SE5 check-outs. The oven is the classic.
