What does an inventory clerk on a Walham Green mansion flat reach for first? The extractor over the gas hob. The report written on your first day is the bar on your last
Most people never see the mechanism, so they lose the deposit before they understand the game. When you moved in, a clerk walked the flat and wrote a check-in report describing every surface, nearly always with photos, and against the kitchen and bathroom it almost certainly read “clean to a professional standard” because the flat had just had one. At check-out a clerk walks it again and compares the two reports line by line. Anything materially worse than the check-in entry, past fair wear and tear, is fair game against your deposit. The money is concrete. What 1 May 2026 changed, and what it did not
The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone. Every assured shorthold tenancy in England has become a periodic tenancy, and a tenant can now give two months’ notice at any point in the year instead of waiting for a fixed term to end.
Here is the part people get wrong. The cleaning side of a move-out did not change at all. The check-in benchmark still applies. Your landlord still cannot make a professional clean a contractual condition under the Tenant Fees Act 2019, and the deposit still has to come back on the same terms it always did. What shifted is timing. SW6 was already a high-churn rental patch full of one and two-year professional lets; let people leave on a rolling two months and the move-outs get more frequent and far less predictable. The dull, money-saving takeaway: book the clean earlier than you think you need to, because the slot you want goes first.
The licensing question landlords ask us about
This one sits with your landlord rather than you, but it shapes how hard the hand-back is inspected, so it is worth a paragraph. Hammersmith and Fulham runs borough-wide additional HMO licensing from 5 June 2022 to 4 June 2027, covering houses in multiple occupation across the whole borough. Over the same dates the council runs selective licensing on 24 named streets, and several of them run straight through this patch: Fulham Road, North End Road, Dawes Road and Crookham Road among them.
None of that changes what a clerk asks for on the day. What it does mean is that a landlord on one of those streets is often sitting on a licence condition to return the property in proper lettable order, which makes the check-out stricter, not looser. What 300 ppm of Thames Water does to a Fulham bathroom
SW6 sits in Thames Water’s very hard supply, around 300 ppm calcium carbonate. On chrome and glass that reads as a fast white ring round the shower waste, a haze on the basin tap and a film where water sits at the bath spout between uses. A clerk checks for it deliberately: a thumbnail down the tap, the shower screen held edge-on to the light, the head pulled in close. Scale that has set into chrome is slow to shift, and in the period mansion flats the fittings are sometimes original, which rules out the harsh descalers a newer flat would shrug off.
We take it off with a mild descaler on chrome and ceramic, then hand-buff dry the same morning so it does not bloom back before the inspection. On stone or a marble surround we never use it; those get worked dry by hand. Grout is the other quiet decider here, more often than carpets, so we scrub the joints rather than wipe them and photograph anything genuinely past saving before we start.
Scale that has set into chrome is slow to shift, and in the period flats the fittings are sometimes original.

SW6 1 street by street: the stock changes within a few hundred yards
Fulham Broadway is not one kind of flat. Walk it and the housing turns over every couple of streets, and each type hands the clerk a different list to check.
The mansion blocks between the station and the ground
Along Fulham Road towards Stamford Bridge you get the red-brick mansion blocks, four storeys, stone surrounds, a porter on some of them. The grandest is Sir Oswald Stoll Mansions at 446 Fulham Road, built as War Seal Mansions between 1917 and 1923 for wounded ex-servicemen and now Grade II listed. These flats come with deep built-in cupboards, integrated kitchens and a lot of chrome, and the managing agents on the bigger blocks often want our insurance certificate before they clear the booking.
Walham Green and the Moore Park terraces
West and south of the station is the older heart of the area, still locally called Walham Green, the name the tube stop carried until 1952. Walham Grove and the streets around Moore Park Road are late-Victorian and Edwardian terraces, many split into upper and lower flats since the 1980s with a shared front porch and stair. The Moore Park Conservation Area runs down towards Eel Brook Common, whose south-east edge follows New King’s Road. The check-out list here is all period detail: cornicing, picture rails, ceiling roses, cast-iron radiator covers, and timber window channels that hold two years of grit.
The Broadway itself and the post-war infill
Round the station the ground is changing. The old ticket office is becoming a Wetherspoon, the Grade II* former Fulham Town Hall opposite is being turned into a hotel, and an M&S and a relocated Aldi are moving into the Broadway centre. Behind that frontage sit post-war infill flats and a scatter of newer builds. Same checklist, scaled to the flat. We park at the rear of the centre and walk the kit in rather than fight the crowds at the front.

Every booking runs to the same 57-point agent-approved checklist, scaled to the flat. End of tenancy is the hand-back clean; a deep clean is for a home you are keeping; a regular clean is upkeep. The list below is the first of those, room by room.

Kitchen, the rest: worktops polished streak-free, taps and waste descaled, splashback grout brushed, cupboard interiors and the finger-oiled under-edges, kickboards and floor edges.
Bathrooms, the chrome: shower waste, basin tap, bath spout and rail descaled and buffed dry, rainfall head and hose.
Bathrooms, the surfaces: screen both sides and its track, tiles wiped to the grout line, the silicone bead at the bath edge, floor tiles and reveals.
Bathrooms, the fittings: WC inside the rim, hinges, flush plate and the floor behind the pan, vanity drawers, mirrored cabinet, extractor vent.

Last: floors mopped or buffed on the way out, the route running from the kitchen to the door so nothing gets walked back in.
A few things we quote separately, never folded into the base price: carpet cleaning on the bedrooms and the stair run of an upper-flat split, a second oven clean on a long-let cooker, and upholstery cleaning on a sofa where the tenancy ran past a couple of years.
Common reasons we get re-called
The 3% of jobs that miss first time get a free re-clean inside 48 hours. On Fulham Broadway flats the misses cluster around the same five things, which is why we put extra time on them up front.
The extractor canopy and mesh. Skip the mesh and a clerk’s torch finds the grease up the canopy. Ours comes out, soaks, dries and goes back, every time.
