We work with over 300 letting agents
The first thing a Munster Village clerk does in the kitchen is pull the cooker forward, because the strip of floor and wall the hob hides is where years of a Fulham let collect, and the photograph of it goes straight onto the check-out report. We are Monster Cleaning Ltd, on end-of-tenancy jobs around Munster Road since 2014, and this is the plain version of what gets a deposit back on a flat in the grid. We work a 57-point agent-approved checklist, charge from £156, and stand behind it with a 48-hour re-clean guarantee. Ring 0333 555 2076 for a price in a couple of minutes.
Last updated June 2026. We cover the whole of the Munster Village grid and the wider SW6, the streets off Munster Road between the Fulham Road and Lillie Road, out towards Bishops Park and across to Parsons Green. This page sits inside the borough directory at End of Tenancy Cleaning Hammersmith and Fulham.
How the check-out report turns your deposit into a number
Start with the document, because the deposit conversation is really an argument about one PDF. When you moved into your flat off Munster Road, a clerk walked it and wrote an inventory: every surface described, most of them photographed, the kitchen and bathroom usually logged as clean or as new. At check-out a clerk walks it again and compares, line by line, against those photos. Anything worse than the move-in entry, past fair wear and tear, is a figure the agent can hold back from your deposit. You are not being marked against tidy. You are being marked against the day the flat was last professionally cleaned.
The money here is not small. A one-bed in the grid is held with a deposit scheme at well over a month’s rent, and on a family house it runs into thousands. That is why the clerk is thorough on a Fulham let. The agent is on the hook for protecting the deposit, so the inspection is genuinely adversarial: the clerk is paid to find the faults, not to wave you through, and on a property worth this much they take their time. A flat that looks fine on a quick walk still loses money once a torch goes onto the tiling and the sealant.
Most of the deductions we get called in to undo in SW6 are the same handful of things, every time. Grease above and behind the hob. The inside of the oven and the extractor filter. Scale on the bathroom chrome and glass. Dust along the high plaster and the tops of the kitchen units. None of it is dramatic, and all of it photographs cleanly onto a line of the report, which is exactly what makes it a deduction the agent can defend if you challenge it.
You are not being marked against tidy. You are being marked against the day the flat was last professionally cleaned.
One landlord on Ringmer Avenue put it to us straight. “I do not enjoy holding money back, but my agent will not sign off the deposit until the clerk’s report matches the check-in, so a tenant who hands me a flat the clerk queries has cost us both a fortnight.” That is the whole mechanism in a sentence. Match the report, hand over the dated photos that prove the match, and the deposit goes back without a fight.
The licensing lines that run round the grid
Munster Village sits in the London Borough of Hammersmith and Fulham, and the council runs two private-rented licensing schemes that both bear on a hand-back. Both began on 5 June 2022 and run for five years, to 4 June 2027. The additional HMO scheme is borough-wide and covers shared houses and flats let to three or more people from two or more households who share a kitchen or bathroom. The selective scheme is narrower: it applies to ordinary single-household and small-share lets, but only on 24 named streets across the borough.
Here is the catch that trips Munster Village tenants. Several of the big roads on the edge of the area are on that list of 24, the Fulham Road, North End Road, Dawes Road, Crookham Road, Greyhound Road and Wandsworth Bridge Road among them, but the quiet interior streets of the grid are not. So a flat on one of the residential turnings off Munster Road can sit outside the selective scheme entirely, while a near-identical flat a block away on a named road needs a licence. If your let is a shared house anywhere in the grid, the borough-wide HMO scheme almost certainly catches it whatever the address.
Why any of this matters when you are moving out: a licensed property, an HMO especially, is held to a documented standard, the landlord has a firmer reason to insist the check-out is spotless, and the inventory tends to be stricter for it. The council site that lists the 24 streets blocks automated traffic, so it is worth ringing the borough’s housing team to confirm whether a specific address is in the scheme rather than guessing from a map. Either way the cleaning standard does not move: you are cleaned against the inventory.
Hard water, and what it leaves on a Munster Road bathroom
Fulham is on Thames Water, and the supply here is very hard, around 300 milligrams of calcium carbonate a litre across this corner of west London. That is not a footnote. It is the single biggest physical reason a Munster Village bathroom loses money at the check-out.
Hard water leaves a chalky deposit on everything it dries on. On a let that has run two or three years that means a shower screen gone cloudy, a chrome mixer dulled to a smear, white crusting round the spout and a tide line where the bath meets the tile. A tenant attacks it with a daily spray, the surface film lifts, the bonded layer underneath does not, and the clerk photographs precisely that bonded layer. Shifting it properly takes the right descaler left on long enough to break the bond, then the chrome buffed back to bright. We carry the products and we build the dwell time into every SW6 job, because rushing the bathroom is how a Fulham deposit gets clipped. Thames Water will give you the hardness figure for any postcode at thameswater.co.uk.
For one tenant leaving a flat above the shops at the Fulham Cross end of Munster Road, the bathroom had been the sticking point for two tenancies running.
I had scrubbed that shower glass every week for three years and it still looked permanently foggy, and the clerk marked it down at the check-out before Monster came. Two cleaners spent the best part of an hour on the bathroom alone, descaling the screen and the mixer and soaking the showerhead, and this time the report passed it clean. I got the full deposit back on a two-bed maisonette. Hannah R., ex-tenant, Munster Village SW6, March 2026
A recent end of tenancy cleaning our team finished in Hammersmith and Fulham.
The glass was never dirty in the everyday sense. It was scaled, and scale needs dissolving, not scrubbing.
The 57 things, weighted for a period Fulham let
Every booking runs to the 57-point agent-approved checklist. The list is the same everywhere we work, but the time weighting shifts for a Munster Village property: more on the kitchen grease and the hard-water bathroom, because that is where these check-outs are won and lost. Here is the shape of it, room by room.
Kitchen
The kitchen decides most Fulham deposits, so it gets the most hours. The oven is cleaned inside, on the racks and runners, and on the door glass between the panes where it comes apart. The extractor canopy is degreased and the metal filter taken out and soaked, not wiped in place, because in-place wiping is the surface job a clerk sees straight through. The wall and tiled splashback behind the hob are brought back to clean, since that amber film of cooking grease is one of the most photographed lines on a let in the grid. The tops of the units, where airborne grease and dust set into a grey skin, are cleaned down. Fridge and freezer done inside, defrosted if they need it, left to air. Sink and mixer descaled, the grout worked, the floor washed into the corners and along the kickboards.
Bathrooms
The bathroom is the hard-water room, so nothing here is only sprayed. Every fitting is descaled: the screen cleared of its mineral fog, the taps and mixer brought back so they read bright rather than smeared in the photo, the showerhead soaked until the jets run straight. The grout and the silicone seal round the bath and tray are cleaned and any mould bloom dealt with, because a grey sealant line is a standard SW6 check-out photograph. The toilet is done round the base and cistern as well as the bowl, the extractor vent dusted, the floor washed behind the pedestal, the mirror left without a streak.
Bedrooms and reception rooms
Through the bedrooms and the reception rooms the work is the detail a clerk lifts a torch to find. The cornice, picture rail and high ledges that the older terraces and Edwardian houses in the grid carry, where a furred line of dust sits unseen until it is lit, are cleaned down. Skirtings, the tops of doors and frames, switches and sockets, radiators and the gaps behind them, the windows, reveals and sills. Built-in cupboards cleaned inside and out. Carpets vacuumed right through; where the inventory wants a professional shampoo to match the move-in state, that is a priced add-on, not something we quietly fold into the base.
Throughout
Everywhere else: all the internal glass and mirrors, every skirting and architrave, light fittings and switch plates, the full run of the hall and any stairs in a maisonette or house, marks lifted off the paintwork where they come off without taking the paint with them. The flat is left aired and ready to hand over, not damp and reeking of product, because a heavy chemical smell at the check-out is itself a flag to a careful clerk.
In-place wiping is the surface job a clerk sees straight through.
Munster Village, street by street
Munster Village is the residential grid north of the Fulham Road, with Munster Road as its spine and a genuine run of independent shops along it: the florist, the delis and cafes, the pizza place, the small Tesco at the Fulham Cross end. It is bounded loosely by the Fulham Road, Lillie Road, Dawes Road and Munster Road, with Bishops Park and the river to the west and Parsons Green to the east. The streets that turn off Munster Road are sometimes called the Alphabet Streets locally. We cover the whole of it, and the work is dense enough here that we know the stock turning by turning rather than as one area.
The grid went up fast in the late 1870s and 1880s, much of it built by Gibbs and Flew after the District Railway reached Parsons Green and Putney Bridge in 1880, so the bones are consistent: long terraces of Victorian and Edwardian houses, a lot of them now split into upper and lower maisonettes, with cast-iron balcony railings on the Munster Road frontages. Mixed in are mansion-block flats and larger family houses that have stayed whole. What that means for a clean is that the same flat layout repeats across the grid, the same period plaster, the same window types, so the clerk on one street is looking for the same things as the clerk two streets over.
By transport the grid is straightforward. The 295 runs along Munster Road through the Fulham Cross stop, with the 211 and the 424 at the same end, and Parsons Green on the District line serves the eastern half while Fulham Broadway covers the south-east corner. Parking is the real constraint, not the buses. Almost all of the grid is in a controlled parking zone, and a working day’s bay suspension or visitor permit has to be arranged ahead of the move-out, which is one of the reasons we price the job rather than the hour.
An agent who lets a run of these flats told us why the maisonette split matters at hand-back. “An upper maisonette here gives the clerk two flights of communal stairs, a shared front door and a loft hatch to log, so there is more to photograph than the tenant expects, and the cleaners who know the layout do not miss the bits that are technically inside the demise.” Knowing the stock is half the job. A team that has cleaned forty flats off Munster Road already knows the cornice runs deep in the front room, that the kitchen extension at the back collects grease, and that the loft hatch surround on an upper maisonette gets checked.
If your next flat is one turning over, or your tenancy straddles a boundary, we also cover the areas around the grid. The neighbouring Parsons Green end-of-tenancy page covers the streets east of here, and Walham Green and Fulham Broadway covers the patch around the station to the south-east.
What it costs, and the sum people run too late

Carpet shampoo is an add-on where the inventory calls for it: £36 a bedroom, £43 a living room, or £115 for the whole carpeted area of a two-bed. A standalone oven deep-clean is £77 for a single, £110 for a double and £114 for a 90cm range, though on a full end-of-tenancy the oven is already in the price. You can book by the hour instead, at £30 per cleaner, but for a hand-back the fixed property price is almost always better value, because the job is done to the checklist however long it takes rather than to the clock.
Now run the sum the deposit makes you run. A one-bed at £207 against a deposit of two thousand-odd pounds is barely a decision, yet most people only do that arithmetic after a DIY clean has failed the check-out and the first round is already lost. The first round is the cheap one to win. Every booking carries a 48-hour re-clean guarantee: if the agent or clerk flags any checklist item within 48 hours, we come back and re-clean that line free, as long as you tell us inside the window and nobody has moved in. Our first-time pass rate on agent check-outs sits at 97%, but the guarantee is the point. Over the years the work has helped tenants recover £1.2m in deposits that would otherwise have gone on deductions, and we are on the books of 300+ letting agents across London, which is why agents in this part of Fulham keep sending us back.

One honest note on price. A house or large maisonette that has not had a deep clean in years sometimes needs the carpet add-on to match a detailed move-in inventory, and we will tell you that on the quote rather than spring it on the day. No surprise lines on the invoice.
End of tenancy, deep clean, domestic: which one you are booking
Three jobs get muddled and people book the wrong one. The differences are worth getting right before you pick up the phone.
Check-in inventory
The report the clerk wrote on day one, surface by surface, with photos. It is the benchmark your check-out is judged against, which is why we clean to it and not to a vague idea of clean.
End-of-tenancy clean
Built to pass that inventory and get the deposit released, measured against the clerk’s check-out report, with the flat empty and the 48-hour guarantee on it.
Deep clean
A heavy reset of a home you are keeping, lived in, with no clerk signing it off. Thorough, but not aimed at the agent’s checklist.
Regular domestic clean
Routine weekly or fortnightly upkeep, day-to-day tidy, not inventory level.
For a Munster Village move-out you want the end-of-tenancy clean, the only one of the four built to beat a clerk’s report. Booking a deep clean for a hand-back is how people end up surprised by a deduction on a flat they worked hard on, because thorough is not the same as cleaned to the inventory.
Booking it round a Fulham move-out day
Fulham move-outs bunch at month end, and parking in the grid is the thing most likely to throw the day, so the order of play matters. It is simple enough.
Ring 0333 555 2076 or email [email protected] with the Munster Village address, the bedroom count and your check-out date. A couple of phone photos of the kitchen and bathroom sharpen the quote.
We give you the fixed price from the table and confirm any add-on the inventory actually needs, carpet or otherwise. We do not upsell things the clerk will not be looking for.
We book a slot before your check-out, ideally with a day in hand so the 48-hour guarantee sits before hand-back rather than after it.
You sort access and parking: keys or the agent’s lockbox, and the controlled-zone permit or bay suspension, which on these streets is the single thing most likely to disrupt a move-out.
We clean to the 57-point checklist and leave you a dated photo set. You or the agent walk it, and anything queried inside 48 hours we come back and re-clean free.
That photo set is the part most DIY check-outs never have when the agent pushes back. It is timestamped, it is room by room, and a clerk cannot bill a tenant for wear that the pictures show was already there at the start.
Questions we get asked
How much is an end-of-tenancy clean in Munster Village?
A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425. These are fixed prices for Munster Village and the rest of SW6, not estimates, so the figure quoted is what you pay unless you add an extra such as carpet shampoo. Fulham is inner London but the grid is not in the central premium core, so you get our standard London pricing.
Do you guarantee the clean will pass the check-out?
We back every clean with a 48-hour re-clean guarantee. If the clerk or agent flags any checklist item within 48 hours, we return and re-clean that line free, as long as nobody has moved in. Our first-time pass rate on agent check-outs is 97%.
Are you known to the letting agents around Munster Road?
Yes. We work regularly with agents managing lets across Munster Village and the wider Fulham area, and we are on the approved or trusted cleaner lists of 300+ letting agents across London. If your managing agent has a particular check-out standard or a clerk they always use, tell us and we will clean to it.
Does Hammersmith and Fulham licensing affect my check-out?
Indirectly, yes. If your let is a shared house caught by the borough-wide additional HMO scheme, or sits on one of the 24 selective-licensing streets, it is held to a documented standard and the landlord usually insists on a stricter check-out. Many interior streets in the grid sit outside the selective scheme even though nearby named roads such as the Fulham Road and Dawes Road are in it, so it is worth confirming your address with the council’s housing team.
Why does the bathroom need special treatment in Fulham?
Fulham is on very hard Thames Water, around 300 milligrams of calcium carbonate a litre. That bonds scale onto the shower glass, taps and showerhead that daily cleaning only polishes. We descale every fitting with enough dwell time to break the bond, then buff the chrome back so it photographs clean.
Fresh from a end of tenancy cleaning in Hammersmith and Fulham.
What is the most common reason Munster Village deposits get reduced?
On the family houses it is the kitchen: built-up grease on the extractor canopy, its metal filter and the tiled splashback behind the hob. On the flats and maisonettes it is more often hard-water scale in the bathroom and dust along the high plaster in the period reception rooms.
Do you move furniture to clean behind it?
We clean behind and under anything we can safely move, where the clerk looks and where the move-in photos were taken: the cooker, the fridge, freestanding units, radiators and the floor under movable furniture. We will not shift very heavy built-in items without agreement, but the standard work covers the places that catch a deduction.
Can you clean a let in the grid on short notice?
Often, yes, though Fulham move-out days cluster at month end and the better-value booking is a few days ahead so the re-clean window sits before hand-back. Ring 0333 555 2076 with the address and check-out date and we will tell you honestly what is free.
Is the oven included or is it an extra?
On a full end-of-tenancy clean the oven is included, done inside, on the racks and runners and on the door glass where it comes apart. The separate oven prices, £77 single, £110 double and £114 for a 90cm range, are only for the oven cleaned on its own.
What if I only need the carpets or only the oven done?
You can book either on its own. Carpet shampoo is £36 a bedroom, £43 a living room or £115 for the whole carpeted area of a two-bed; a standalone oven deep-clean is £77 to £114 by size. We will say straight whether one service matches your inventory or the check-out needs the full clean.
Do you bring your own equipment and products?
Yes, all of it: machines, the scale-dissolving treatments the hard water here needs, kitchen degreasers, cloths and consumables. You only need working power and water on site.
How do I actually get my deposit back after the clean?
The clean is the part you control; the rest is process. Once we have cleaned to the checklist, the agent or clerk runs the check-out against your move-in inventory. If it matches, the agent instructs the deposit scheme to release your money. If a line is queried, our 48-hour guarantee covers a free re-clean first. Shelter sets out the deposit rules in plain English if a dispute goes further.
