Glass, chrome and what Thames Water does to a riverside bathroom

Chrome taps fog, kettles and showerheads scale up, and the glass in a Sands End flat takes the worst of it: shower screens, enclosure panels, and on the Imperial Wharf and Chelsea Creek balconies the glass balustrades that face the river. Left to build over a tenancy, that scale goes from a wipe-off film to a set haze, and a hazed screen or a clouded balustrade reads as dirty in a photo whether it technically is or not.

What 1 May 2026 changed for a Sands End move-out
The Renters’ Rights Act 2025 went live on 1 May 2026. The one-street licensing catch most landlords get wrong
Here is the local detail that catches Sands End, and it decides how formal your check-out is. Hammersmith and Fulham runs two property licensing schemes, both from 5 June 2022 to 4 June 2027. One is a borough-wide additional HMO scheme covering houses in multiple occupation shared by three or more people from two or more households. The other is a selective licensing scheme for ordinary single lets, but only on 24 named streets across the whole borough.
Wandsworth Bridge Road is one of those 24 streets. The road that runs straight through the middle of Sands End is on the list. So a single-let flat with a Wandsworth Bridge Road address needs the landlord to hold a selective licence, while the same flat one turning into Broughton Road, Bagley’s Lane or Studdridge Street does not, because those streets fall under the HMO scheme only and a single let there is unlicensed by default. Why it matters at hand-back: a licensed property tends to carry a more formal, fully photographed inventory and a clerk who works strictly to it, because the council can ask to see the paperwork. Sands End street by street: the stock changes as you leave the river
Sands End is the eastern, riverside corner of Fulham, sitting in a deep loop of the Thames between the tidal Chelsea Creek and the old Peterborough estate, west of Wandsworth Bridge. The housing changes completely as you walk inland from the water, and that matters for a check-out, because a clerk expects a different clean in each and the deduction risk sits in different places.
The riverside blocks: Imperial Wharf and Chelsea Creek
Right on the water is the modern stock. Imperial Wharf is St George’s riverside development of roughly 1,800 apartments on a former industrial site, with its own Overground and National Rail station opened in September 2009 and Chelsea Harbour just across the creek. Chelsea Creek is the newer phase behind it. These are glass-and-balcony flats: floor-to-ceiling windows, balustraded balconies, enclosed kitchens with hard-working extractors, integrated appliances, and a concierge in most blocks. The deduction here is nearly always glass and grease, the balustrade scale and the extractor canopy, so that is where we spend the time.
Wandsworth Bridge Road and the South Park terraces
Step back from the river and the stock turns Victorian. The Sands End and South Park streets either side of Wandsworth Bridge Road are late-Victorian and Edwardian terraced houses and conversion flats, many split into smaller flats decades ago. These fail on the high work: picture rails, the tops of doors, deep skirtings and the cornice runs, plus marks on white hallway walls. A Fulham clerk knows this stock and goes straight up to the rails with a torch, because that is where a tenant who cleaned the floor and the worktops still leaves a chargeable line.
Towards the river road
Townmead Road, Imperial Road, Carnwath Road and Bagley’s Lane run a mix of both, older houses next to newer riverside schemes, with the streets around St Matthew’s Church and the Sands End Arts and Community Centre holding period conversions and mansion flats.
