Licensing on the estate, and the Baron’s Court Road catch

The estate sits in the London Borough of Hammersmith and Fulham, and the council runs two private-rented licensing schemes that both bear on the end of a tenancy. The additional HMO scheme is borough-wide and covers smaller shared houses and converted buildings with three or more occupiers. The selective scheme applies only on 24 named streets, for single-household and small-share lets. Both began on 5 June 2022 and run for five years, to June 2027.

The catch that trips Queen’s Club tenants up is a single street. Baron’s Court Road is one of the 24 selective-licensing streets, while the quiet interior of the estate generally sits outside it, so a single-let flat on Baron’s Court Road needs a selective licence while a near-identical flat one turning into the Gardens may not. If your let is a shared house or a converted building anywhere in the area, the borough-wide HMO scheme very likely catches it regardless. It matters for the clean because a licensed property is held to a documented standard, so the inventory tends to be stricter. Hard water, and what it does to a period bathroom

West Kensington is supplied by Thames Water, and the water in W14 is hard, around 281 milligrams of calcium carbonate per litre. That is not a footnote. It is the single biggest physical reason Queen’s Club check-outs lose money in the bathroom. On a let that has run several years it shows as a cloudy shower screen, a dulled chrome mixer, a chalky crust round the taps and a tide line where the bath meets the tiling. The job runs to the 57-point checklist, but the weighting shifts on a period flat. The kitchen carries a chunk of any deposit, so the oven comes back to clean inside, on the glass between the panes where it parts, on the racks and runners; where there is an extractor with a metal filter, the filter comes out and soaks rather than being wiped in place, since an in-place wipe is exactly the surface job a clerk sees straight through. The estate block by block, and the streets around it

Queen’s Club Gardens is the heart of this pocket and a genuinely unusual piece of London: an estate of 33 red-brick mansion blocks laid out from 1892 by the developer William H. Gibbs, around 548 flats in all, the blocks named alphabetically after historical figures and set around private communal gardens and lawn-tennis courts. It takes its name from The Queen’s Club next door, the real-tennis and grass-court ground that opened in 1886 and still hosts the pre-Wimbledon tournament each June. The original flats came with coal-fired ranges, sculleries and larders, and many still carry those period bones under later refits.

Most lets on the estate are one and two-bed period mansion flats taken by professionals, and the tall rooms, the communal halls and the original sash windows are exactly where a strict inventory concentrates. Around the Gardens the stock turns to late-Victorian and Edwardian terraces and their conversions.
