A check-out clerk on the Shaftesbury Park Estate knows exactly which streets these are before they reach the door, and they walk a 150-year-old workmen’s cottage on Sabine Road or Eland Road differently from a new flat down by Clapham Junction. They make room for real age. They do not make room for dirt in the corners that age has nothing to do with. We are Monster Cleaning Ltd, we have cleaned end-of-tenancy cottages and flat conversions across this Battersea conservation area since 2014, and this page is how we get the deposit back here.

Last updated April 2026. The pricing, the 57-point agent-approved checklist and the 48-hour re-clean terms below apply to the Shaftesbury Park Estate and the wider Lavender Hill area in SW11; the legal references point to current gov.uk and legislation.gov.uk pages.

We clean end-of-tenancy homes on the Shaftesbury Estate from £207 for a one-bed and £243 for a two-bed, against a 57-point agent-approved checklist with a 48-hour re-clean guarantee on every job. That is the short version; the rest is where the money is decided.

Why Shaftesbury Estate deposits get money taken off them

The Shaftesbury Park Estate is the grid of decorated workmen’s cottages built by the Artizans, Labourers and General Dwellings Company between 1873 and 1877, on what had been Pig Hill and the old Battersea market gardens, north of Lavender Hill and a few minutes east of Clapham Junction station. It was sold at the time as “the Workmen’s City”: around 1,200 two-storey houses in wide tree-lined streets, in stock brick with red-brick dressings and slate roofs, with bands of polychrome brick and Gothic-detailed gables on the corner houses. It has been a conservation area since 1976. The point that matters for a check-out is the housing itself. This is not new-build, and not big plain villas split into halves. It is a tight model estate of small period cottages on Sabine Road, Eland Road, Ashbury Road, Elsley Road, Grayshott Road, Wakehurst Road and the streets around Brassey Square, much still owned by the Peabody Trust, with a steady share now privately let. The clerk who checks you out has done these cottages before and knows where the dirt hides.

Money comes off for the things a period cottage hides, not the things a tenant scrubs. The clerk arrives with the check-in report, walks the cottage room by room, and books anything that is grime rather than fair age. The estate is protected, so nobody expects a 150-year-old cottage to look like a show flat, and the clerk allows for it. What they will not allow for is a kitchen floor never cleaned under the units, a cooker recess thick with old grease, or a north reveal gone black where it should only be tired.

The marks that actually cost a Shaftesbury Estate tenant money are consistent once you have done a run of these cottages. A built-in kitchen along one wall with hardened grease down the side of the cooker and on the wall behind it. Skirting and the deep window reveals carrying years of paint-trapped dust nobody has wiped back. A mould bloom on the cold reveals and behind furniture on the north side. The understairs cupboard and the small box-room handed back full of dust. Picture and dado rails in the through-lounge packed with dust along the top edge where a hoover never goes. Bathrooms, often a later addition at the back or upstairs, with scale on the taps and screen from the hard supply. People lose money here by cleaning the middle of each room and missing the edges, the recesses and the reveals that a period cottage has more of than a modern flat.

The Renters’ Rights Act 2025 and your deposit

Cleaning is one of the few deductions a landlord can still make cleanly, so it is worth knowing the rules before the keys go back. Your deposit sits in a government-backed scheme. A landlord cannot bill you for fair wear and tear and cannot ask the cottage back cleaner than the check-in report recorded, but they can charge to bring it back to that recorded state. On an old estate cottage the check-in often noted real age honestly, which helps you, because it means the argument is only ever about dirt, and dirt is the one thing a proper check-out clean removes entirely. The Renters’ Rights Act 2025 changed how tenancies end and how deposits are handled, and the working detail is kept current on gov.uk. A dispute is raised through whichever scheme holds the money, the Tenancy Deposit Scheme or mydeposits, with the clerk’s photographed report as the evidence both sides argue from. Shelter sets your side out plainly if it ever goes that far. A professional clean does not change the law. It takes the cleaning line off the table before anyone argues about it, which on a period cottage is most of the dispute.

Wandsworth licensing and the Shaftesbury Estate letting market

The Shaftesbury Estate lets through the Peabody Trust on the social side and private landlords on the rest, and the private lettings mostly go through the bigger Lavender Hill desks. Rochford Stokes work this stretch of Battersea, and the larger branches on Lavender Hill itself, Foxtons at 168 and Dexters at 174a, all handle estate cottages and the flat conversions within them. Those firms run proper check-in and check-out inventories with a clerk and a full photo set. There is also a council quirk that catches landlords more than tenants but shapes how tightly the place is managed: Wandsworth’s second selective licensing scheme came into force on 1 April 2026 and runs for five years across named wards, sitting alongside the additional HMO licensing the council brought in from July 2025 for shared houses of three or four tenants, with a 30% early-bird discount on the Part A fee that ends on 1 October 2026. The effect is that more of these cottages now sit under a formal licence with documented condition standards, so the check-out inventory is taken more seriously than it once was. The London Borough of Wandsworth publishes its licensing and tenancy guidance at wandsworth.gov.uk. We work to the inventory itself rather than a vague idea of clean, because here the inventory is the only thing that decides whether the cleaning money is yours.

Hard water and a conservation-area estate

The Shaftesbury Estate is on the Thames Water supply, which sits in the hard band for this part of SW11, and that decides how the bathroom and the kitchen tap photograph at check-out. Bathrooms on these cottages are usually a later addition, tucked into a back extension or upstairs, so the fittings are a mix of ages. A recent bathroom gets fast surface scale: a cloudy film on the screen, white spotting on the taps, a dulling haze on chrome. An older fitted bathroom can carry years of built-up scale around the taps and the overflow. Thames Water publishes the hardness figures for the SW11 postcodes on thameswater.co.uk and the estate falls in their hard zone. We treat the screen, the taps and the tiling with a proper scale remover and a blade rather than a quick wipe that moves the bloom around, then buff dry so nothing returns as a film under the clerk’s torch. It is one of the most common reasons we are called here, and the thing the previous tenant usually believed they had already sorted.

Monster came on a Thursday, with my check-out booked for the Saturday. We were a couple with a toddler, in a two-bed cottage on Eland Road for just over three years, one of the original Artizans houses with the painted brick and the little gable. The whole place was fine, honestly, apart from one thing I had lost the battle with. The kitchen was a galley fitted along one wall, and the gap down the side of the cooker and the wall behind it had years of cooking grease baked on, from well before us, that I could not shift. That was the only real problem, just that greasy recess and the wall above it. Two Monster cleaners took the cooker run apart, degreased down the side and the wall behind, cleaned the floor under the units where the clerk was always going to look, and did the window reveals and the picture rail in the front room while they were there. The clerk’s report came back with nothing on cleaning at all. We got the full deposit back, £1,920, released through mydeposits about ten days later. For one day’s work it was the easiest money we saved on the whole move.

Shaftesbury Estate streets we cover and what the clerk flags there

We clean the cottages and the flat conversions across the estate grid: Sabine Road, Eland Road, Ashbury Road, Elsley Road, Grayshott Road, Wakehurst Road and the streets around Brassey Square, plus the wider Lavender Hill stretch toward Clapham Junction, Falcon Road and the Battersea Arts Centre. We have done enough of these to know where the clerk slows down. In the original two-storey cottages it is the kitchen recess and the wall behind the cooker first, then the deep window reveals and the painted skirting, then the picture or dado rail in the through-lounge, then the understairs and box-room storage. In a cottage split into upper and lower flats it is the same list plus the shared-stair side of the front door and the later bathroom’s scale. On the north-facing streets the cold reveals and the wall behind furniture get the mould check, the easiest chargeable line on a period cottage and the one tenants forget is dirt not wear.

What’s included in a Shaftesbury Estate end of tenancy clean

It is one full visit by two cleaners against the 57-point agent-approved checklist. Here is what that covers on a cottage or flat conversion here:

Kitchen

  • Oven: Cleaned inside, the door glass split and degreased, racks and trays done.
  • Cooker recess and wall: The gap beside a fitted cooker and the wall behind it degreased, where most of the hidden grease sits in these galley kitchens.
  • Hob and splashback: Hob, surround and any tiled or glass splashback degreased and the haze taken off.
  • Extractor: Hood and the metal filter degreased, not just the front you can see.
  • Units inside and out: Cupboard and drawer interiors emptied and wiped, doors and the tops cleaned.
  • Under and behind units: Floor cleaned along the kicker line and behind freestanding appliances where the clerk checks.
  • Appliances: Fridge, freezer, washing machine and any dishwasher cleaned inside and out, seals and drawers included.
  • Sink and tap: Sink and tap descaled and brought back to bright, the scale off the spout and base.
  • Worktops and tiling: Worktops cleared and finished, the tiled surround wiped and the grout cleaned.

Bathrooms

  • Bath and basin: Bath, basin and surrounds descaled and cleaned, no dried film left under a torch.
  • Screen and tiling: Shower screen and wall tiling descaled and blade-finished, grout wiped through.
  • WC: Toilet cleaned and descaled inside the pan, behind it and at the base, hinges included.
  • Taps and chrome: Taps, shower fittings and towel rail descaled and buffed so nothing dries back hazy.
  • Mirror and glass: Mirror and any glazed cabinet cleaned clear.
  • Extractor and vent: Bathroom extractor or vent dusted and wiped.

Bedrooms and living rooms

  • Built-in storage: Fitted or freestanding wardrobes and cupboards wiped inside and out, runners cleared.
  • Window reveals and sills: The deep period reveals, internal frames and sills wiped, the top edges included.
  • Picture and dado rails: The rails in the through-lounge dusted and wiped along the top edge where a hoover never reaches.
  • Walls and skirting: Spot-cleaned for marks and scuffs, the cold reveals and behind-furniture areas checked for mould.
  • Floors: Original boards, laminate or carpet cleaned to type; carpet shampoo is a listed add-on if you want it.
  • Fireplaces: Any retained period fire surround dusted and wiped down.

Throughout

  • Stairs and hallway: The staircase, banister and hall cleaned, the shared-stair side of the door in a split cottage included.
  • Understairs and box room: The understairs cupboard and any small box-room storage cleared and wiped out.
  • Doors and switches: Door faces, edges, handles, light switches and sockets wiped and finished.
  • Radiators and vents: Radiators, vents and visible trims cleaned including the backs where reachable.
  • Final detail: Skirting throughout, high ledges and the front door inside and out wiped before handover.

What a Shaftesbury Estate end of tenancy clean costs

Flat, honest pricing, no per-room maths at the door. A studio on the estate is £156. A one-bed is £207. A two-bed is £243. A three-bed is £339. A four-bed, which here means a larger through cottage, is £425. If you would rather book by time it is £30 an hour per cleaner. Carpet shampoo, where a cottage has carpet, is £36 a bedroom, £43 for a living room or £115 for a whole two-bed. The oven is already in the cottage price; only a double oven at £110 or a 90cm range cooker at £114 is charged on top, and most of these kitchens have a single cooker so most people pay neither. The price you are quoted off the bedroom count and the postcode is the price you pay. Battersea is not a premium-rate area for us, so the estate sits on our standard pricing, not a postcode loading.

What your Shaftesbury Estate agent will actually check

The check-out is a defined walk, and on this estate the clerk does it in roughly the same order every time. It helps to know it.

  1. The kitchen cooker recess and the wall behind it, for baked grease.
  2. The floor along the kicker line and behind the appliances, where dirt collects out of sight.
  3. The oven, hob, extractor filter and the unit interiors, opened up.
  4. The deep window reveals and the painted skirting, for paint-trapped dust.
  5. The cold north reveals and behind where furniture stood, for mould.
  6. The picture and dado rails in the through-lounge, along the top edge.
  7. The bathroom screen, taps and tiling, for scale on the hard supply.
  8. The understairs cupboard and any box-room storage, cleared and wiped.
  9. The staircase, banister and the shared-stair side of the door in a split cottage.
  10. Doors, switches, sockets and the front door, inside and out.

That walk is the 57-point agent-approved checklist in plain English. We clean to the list the clerk holds, which is why the 97% first-time pass rate holds up on period stock like this, and why we have £1.2m of deposits recovered across more than 300+ letting agents.

End of tenancy vs deep clean vs regular clean

People mix these up and book the wrong one, so here is the difference on this estate in plain terms.

Clean typeWhat it is forBooked by
End of tenancyThe hand-back clean at the end of a let, worked to the inventory so the deposit is returned. The list on this page.Tenant leaving, or the landlord or agent
Deep cleanA one-off reset of a cottage you are staying in, heavier than routine but not measured against a check-out report.Owner-occupier or a sitting tenant
Regular cleanOngoing weekly or fortnightly upkeep to keep on top of a lived-in cottage.Householder on a rolling basis

Handing keys back to a Lavender Hill agent or the Peabody Trust, it is the end-of-tenancy clean you want. The other two are not judged against an inventory and will not protect the deposit.

How booking works

Booking a Shaftesbury Estate clean takes one short call.

  1. Call 0333 555 2076 or email [email protected] with the postcode, the number of bedrooms and your check-out date.
  2. We quote off the cottage list above, no inspection visit needed.
  3. We book the day, ideally the day before your check-out so any re-clean still lands before the inventory walk.
  4. Two cleaners arrive with all the kit, including the scale remover and blades for the bathroom and the degreaser for the cooker recess.
  5. If the clerk flags anything we cleaned within 48 hours we come back and put it right under the guarantee.

That is the whole process. No deposit up front, no form.

Related cleaning services and nearby areas

If you only need part of it, we also do a standalone deep oven and cooker clean, a carpet and rug shampoo for the cottages here that still have carpet, and an upholstery clean if a sofa is going back with the let. For the full picture of how we cover this borough, see our end of tenancy cleaning across Wandsworth hub, and we cover neighbouring patches too, including end of tenancy cleaning around Lavender Fields. The Shaftesbury Park Estate sits a short walk from Clapham Junction and Lavender Hill, so we can usually slot a job in around a check-out booked at short notice.

Frequently Asked Questions

How much is an end of tenancy clean for a Shaftesbury Estate cottage?

A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a larger through cottage £425. Or £30 an hour per cleaner if you would rather book by time. The quote off your bedroom count and postcode is what you pay, and Battersea is on our standard rate, not a premium loading.

Why does the kitchen recess matter so much on these cottages?

Because the kitchens are usually a galley fitted along one wall, and the gap beside the cooker and the wall behind it collect baked grease over years of tenants. It is the first thing the clerk checks and the most common chargeable line on the estate.

Do you guarantee the clean against the check-out?

Yes. Every Shaftesbury Estate job carries a 48-hour re-clean guarantee. If the inventory clerk flags anything we cleaned within 48 hours of the visit, we come back and put it right at no extra cost.

What is your first-time pass rate?

97% first-time pass rate. Worked against the 57-point agent-approved checklist, with £1.2m of deposits recovered across more than 300+ letting agents, including the Lavender Hill firms that handle this estate.

Do you clean the flat conversions as well as the whole cottages?

Yes. A cottage split into an upper and lower flat gets the same list as a whole cottage, plus the shared-stair side of the front door and the later bathroom’s scale, which the clerk always checks in a conversion.

Can a clerk really charge me on a 150-year-old cottage?

Not for genuine age. A clerk on the Shaftesbury Park Estate knows the stock and allows for real wear. They can only charge for dirt, which is exactly what a proper check-out clean removes from the report.

How do you deal with the hard-water scale in the bathroom?

With a proper scale remover and a blade on the screen, taps and tiling, then buffed dry so nothing returns as a film. The Shaftesbury Estate is in the hard Thames Water zone, so the bathroom is one of the most common reasons we are called here.

Which letting agents do you work with around the Shaftesbury Estate?

We work to the inventory whoever holds it. Around this estate that is usually Rochford Stokes, Foxtons or Dexters on Lavender Hill, plus the Peabody Trust on the social side, and we have recovered deposits through more than 300+ letting agents overall.

Does the new Wandsworth licensing scheme affect my check-out?

Not directly, but it means more of these cottages now sit under a formal licence with documented condition standards, so the check-out inventory is taken more seriously here than it once was. The council guidance is on wandsworth.gov.uk.

Can you come a day or two before my check-out?

Yes, and we recommend it. If we clean the day before your inventory walk, any re-clean under the 48-hour guarantee still lands before the clerk checks the cottage.

End of tenancy cleaning in Wandsworth by Monster Cleaning
Fresh from a end of tenancy cleaning in Wandsworth.

Is the oven included or is it extra?

A standard single oven is included in the cottage price. Only a double oven at £110 or a separate 90cm range cooker at £114 is charged on top, and most kitchens on this estate have a single cooker.

Do I need to supply cleaning products or equipment?

No. Two cleaners arrive with everything, including the scale remover and blades for the bathroom and the degreaser for the cooker recess. You provide nothing.

How long does a two-bed Shaftesbury Estate cottage take?

Most two-bed cottages are a morning with two cleaners. The kitchen recess and the bathroom scale are the slow part; the rest moves quickly once those are done properly.

Can my landlord keep my deposit for cleaning?

Only for genuine cleaning beyond fair wear, and the deposit must sit in a scheme like the Tenancy Deposit Scheme or mydeposits. A professional check-out clean with our 48-hour guarantee is the part you can put beyond dispute. Shelter has guidance if it goes to adjudication.

Do you cover the rest of Battersea and Lavender Hill?

Yes. We work the estate grid around Sabine Road, Eland Road and Brassey Square, and the wider Lavender Hill stretch toward Clapham Junction, Falcon Road and the Battersea Arts Centre.

How do I actually book it?

Call 0333 555 2076 or email [email protected] with the postcode, the number of bedrooms and your check-out date. We quote off the cottage list, book the day, and send two cleaners with all the kit.

A price in about three minutes.
