How the check-out report decides who keeps the deposit

Start with the mechanism, because almost nobody does, and it is the whole game. When you moved in, a clerk walked the flat and wrote an inventory describing every surface, usually with photos, usually with “new” or “as new” against the kitchen and bathroom. Those words were true that day, because the flat had just had a professional clean. At check-out a clerk walks it again and compares line by line. Anything materially worse than the check-in entry, beyond fair wear and tear, comes off your deposit. The money is not abstract. It does not change your clean. It raises the standard around you. A licensed landlord is inspected more closely by the council, an agent managing a licensed flat has more to lose, and both read the check-out report harder as a result.

The other change is national. The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point rather than waiting for a fixed term to end.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The Tenant Fees Act still applies, the check-in benchmark still applies, the deposit maths is what it was the week before. What changed is timing, and timing is what bites here. This was already high-churn ground, full of one-year sharer lets taken for the commute through Clapham Junction. Let tenants leave on a rolling two months instead of a fixed date and the move-outs get more frequent and less predictable, so the month-end pile-up gets worse. The dull takeaway pays for itself: book earlier than you used to.

Hard water off the chalk, and what 302 ppm does to a bathroom

Lavender Fields sits in London’s hard-water zone, supplied by Thames Water off the Thames Valley chalk, and that single detail loses more deposits here than almost anything except the oven. The measured hardness in SW11 runs around 302 milligrams of calcium carbonate per litre, among the hardest water in Europe. Calcium builds on taps, shower heads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing to it. The clerk runs a thumbnail down the tap and looks at the shower screen edge-on against the light. Scale that has set into chrome is not a quick job, so we treat it with a proper descaler and physical work rather than spreading the film around.

The kettle is the small one people forget. A clerk lifts the lid, sees a furred-up element, and that is a line on the report even though it took thirty seconds to miss. Grout is the bigger one, the line between a pass and a deduction on this stretch more often than anything to do with carpets. Specialist surfaces sit outside the scrub-and-go work. Original boards in a mansion-block flat, encaustic tile in a terrace hallway, engineered board in a new-build near the station: each takes its own product, which is what the floor cleaning add-on is for. Between the commons: the stock changes street by street

The patch around Lavender Hill is laid out between Clapham Common to the east and Wandsworth Common to the south-west, with Clapham Junction, one of the busiest railway interchanges in Britain, in the middle of it. The housing changes as you walk it, and one method does not pass all of it. A flat above a shop on the Lavender Hill parade and a six-flat conversion off Northcote Road share a postcode and almost nothing else, so we work it in bands and brief the team by property type before they arrive.

Start on the hill. Lavender Hill runs from Clapham Junction up towards the old Battersea Town Hall, now the Battersea Arts Centre, which lost its Grand Hall to a fire in 2015 and reopened in 2018 after a long rebuild. The flats above the shops along here are dense, high-churn sharer lets, and the practical quirk is access: no front garden to stage rubbish in and tight kerbside space, so we plan the waste run against what the Wandsworth refuse rules allow on the day. The shared front hall matters too. A clerk will note marks on the communal-to-the-flat paintwork and dust on the hall skirtings even though three other households use the space, so we clean the parts of that run that belong to your check-out.

The Shaftesbury Park grid and the streets between the commons

North and east of the station is the family-rental belt, where the longer tenancies sit: the listed Victorian terraces of the Shaftesbury Park Estate, on Eland Road, Sabine Road and Mossbury Road, plus bay-fronted houses split into flats on the roads between Clapham Common and Wandsworth Common. Long lets mean decades of build-up nobody touched between tenants, and the period detail is the trap: deep bay sills, picture rails and coving that hold dust a tenant never cleans and a clerk always checks. Northcote Road, the mansion blocks and the new-builds

Then there is Northcote Road, the Nappy Valley market street with its 1860s food market, the antiques market that opened in 1986, and a run of Italian delis. It sits low because it runs over the culverted Falconbrook, the buried stream that gives the road its dip between the two commons, and the stock around it is mixed: period conversions, mansion-block flats and newer blocks near the interchange. In a mansion-block flat the clerk’s time goes on the original windows, the parquet or boarded floors and the hallway paintwork. In a new-build there is no period detail to fuss over, so they go straight to the appliances, the bathroom sealant and the scale on the glass. What it costs, and the split nobody works out until check-out

Prices are plain and quoted up front, and for a sharer house the headline number is what you divide. A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339, and a four-bed, common in the larger Lavender Hill sharer houses, £425. Split that two-bed four ways and it is about £61 a head. If you would rather book by time it is £30 per hour per cleaner, though for a hand-back the fixed price is usually better value and far easier to split. Carpet shampoo, worth doing where the inventory noted clean carpets at move-in, is £36 a bedroom, £43 a living room, or £115 for a whole two-bed together. That is the pattern around here: a sharer house, a kitchen nobody had properly dealt with, a mould line on the inventory, and a clerk who checks.
