That is the housing this page is about. It is not the new riverside towers and it is not Balham. It is mansion-block plaster, cast iron and brass, three floors up with a window over the lake.
What the park frontage actually is
Stand at the Sun Gate and look back at the housing, and you see the shape of the job. The mansion blocks on Prince of Wales Drive went up between 1893 and 1901: Overstrand Mansions, Cyril Mansions, Norfolk Mansions, Park Mansions, Primrose Mansions, York Mansions and Prince of Wales Mansions. Most are still portered. York Mansions alone holds about 100 flats around three internal courtyards, which tells you the scale.
These are grand red-brick Victorian and Edwardian buildings, and they carry the features a check-out clerk loves to find: moulded picture rails, plaster cornicing and ceiling roses, cast-iron fire surrounds, tiled hearths, old call bells, brass postal handles, and tall windows with original weights and pulleys. The Arts and Crafts tiling in some of the lobbies will streak with scale if a general cleaner reaches for the wrong acid. Behind the blocks, the Edwardian conversions on Warriner Gardens and the flats off Albert Bridge Road repeat the same fabric on a smaller floor plate.
The park itself sets the tone for the lettings market. The boating lake, the bandstand, the Pump House Gallery in its four-storey listed tower, and the Peace Pagoda the Japanese Buddhist order built in 1985 all sit a minute from these front doors. The old Festival Pleasure Gardens and the Battersea Funfair, with the Big Dipper that ran from 1951 until the early 1970s, are long gone, but the heritage is why a flat overlooking the green here lets at a premium, and why the inventory is written tightly.
It is a 200-acre park, opened in 1858, and the residential edge wraps it on two sides. Along the northern boundary the flats look across to Albert Bridge Road and the Winter Garden the Friends of the park put in; along Prince of Wales Drive the mansion blocks run the length of the green. One thing to be clear about. This is a different job from the new builds.
A mansion flat is plaster and period detail at height; a riverside tower is integrated appliances, resin floors and balcony glass. We clean both, but we do not clean them the same way, and a crew drilled on one does not automatically get the other right. Why park-facing deposits get docked
The simple reason is value. A two-bed on the park frontage was asking somewhere around £2,800 to £3,800 a month in early 2026, with three-beds in the newer blocks past £5,000, and the ONS private rent index still puts inner south-west London among the priciest in the country. Your deposit is capped at five weeks rent under the Tenant Fees Act 2019, which on this frontage usually means £3,200 to £5,500 riding on the check-out. The second reason is the fabric, and it is the one tenants underrate. A general clean that would pass in a plain modern let leaves marks all over a period flat. Scale builds on old chrome and brass taps in SW11 hard water. Dust settles on a picture rail and along a cornice where nobody looks. A cast-iron radiator collects grime down the back and underneath that a quick wipe never reaches. Wandsworth licensing on this frontage
Wandsworth runs landlord licensing, and the position on a Battersea flat is worth getting right. From 1 July 2025 the council operates a borough-wide additional HMO licensing scheme running five years, covering shared houses and flats let to three or four unrelated people. That reaches plenty of SW11 4 flats. Selective licensing, the scheme that catches ordinary private lets, is the one Battersea sits outside.
The selective wards are specific. The first designation, live from 1 July 2025, covers Furzedown, South Balham, Tooting Bec and Tooting Broadway. What the clerk photographs first
Inventory firms such as No Letting Go, VeriSmart and Imfuna supply the templates the SW11 clerks work from. On a park-facing flat the camera lands in the same handful of places nearly every time.
Top of the list is hard-water scale on kitchen and bathroom chrome, which is a near-automatic deduction in these postcodes.
