Where Battersea Reach sits, and why it matters
People hear “Battersea” and picture the power station. This is the other one. Battersea Reach is the riverside quarter at the far western end of the borough, hard by Wandsworth Bridge, built out on the old Heliport-adjacent industrial ground where the Wandle meets the Thames. The name confuses people. The postcode is SW18, not SW11, and the nearest station is Wandsworth Town, not Battersea Park. If you have lived here you already know the difference, because you have spent two years explaining it to taxi drivers.
The blocks are mid-rise St George new-build, finished in phases from the late 2000s onward: glass, balconies, river frontage, a private gym and a concierge desk. More than a thousand flats sit across the named buildings. The lettings mix is heavily professional and corporate, a lot of it furnished, a fair slice of it on short and serviced terms. That matters for cleaning because the turnover is brisk and the inventory bar is high, and because the same agencies handle flat after flat to the same standard.
Walk out of the estate and you are two minutes from the Ram Quarter, the redevelopment of the old Young’s brewery off Wandsworth High Street, where Sambrook’s still brews beer on the historic site. Wandsworth Town station is a short walk away for the South Western trains into Waterloo and out to Clapham Junction. The riverside path runs past the Wandle mouth toward Wandsworth Park, and the Causeway leads back over toward the gyratory and the high street. None of that gets cleaned by us, but all of it explains who rents here and how fast they move on.
The renter profile is the thing that drives the cleaning work. A lot of these flats are corporate lets, taken on a company tenancy for someone relocating to London for a job, and corporate tenancies tend to end on a fixed date with a relocation agent watching the deposit. Others are professional sharers splitting a two or three-bed, and a meaningful slice are furnished short lets run as serviced flats. All three of those move faster than a family in a long let, and all three are handled by agents who clean to a written standard rather than a gut feel. The deposits here are big. One-beds let for somewhere around £2,000 to £2,300 a month, two-beds in the £3,000s, and three-bed river-facing flats well above that, which under the five-week Tenant Fees Act cap puts the protected deposit anywhere from roughly £2,400 on a small flat to past £5,000 on a large one. That money sits with one of the government-backed schemes, TDS, DPS or mydeposits, until check-out is agreed. The cleaning verdict decides how much comes back.
What gets marked here is specific, and a lot of it traces straight back to the river. The Thames is tidal this far up, and the spray it throws onto Thames-facing balconies leaves a fine salt haze that ordinary glass cleaner smears around rather than lifts. Window tracks on the same flats collect a gritty residue that has to be vacuumed out before anyone wipes them, or it just turns to paste. Then there is the kit common to the St George spec: integrated ovens carrying two years of baked-on carbon, handleless cupboard fronts that hold fingerprints under the bright lobby-style lighting, composite stone worktops that scratch if someone reaches for an abrasive pad, and comfort-cooling grilles in the Elite flats that trap dust an upright vacuum never reaches. The reception floors are engineered board; the bedrooms are usually carpet, so you get both a wood-care job and a carpet job inside one flat.
None of these is hard to put right. Each is easy to get wrong. A steam mop will lift the lacquer on engineered board. An acidic limescale spray will dull a stone worktop in a single pass. A standard abrasive pad will haze the glass screen in an ensuite. They are about method. A tenant who scrubs hard with the wrong cleaner can leave a flat looking worse than one who did nothing, and that is a deduction nobody enjoys arguing.
Cleaning is the single most common reason a landlord keeps money from a deposit, which Shelter sets out plainly in its guidance on what a landlord can charge for cleaning. The standard is that you return the flat as clean as it was at check-in, fair wear and tear aside. On a high-spec riverside flat that bar is visibly higher than on an older let, and the clerks who work Juniper Drive grade against the St George snagging standard, not a generic London one.
The other pressure is time. The lettings cycle here is quick. A clean that overruns its window annoys the concierge, and worse, it can collide with the next tenant’s move-in and turn what should be a clean handover into a dispute.
Wandsworth licensing: what actually applies here
This is where a lot of online advice gets Battersea Reach wrong, so here is the position as it actually stands. Wandsworth Council runs two separate licensing regimes, and only one of them can touch a flat in this development.
Selective licensing, which covers ordinary single-household private lets, applies only in named wards. The first designation, live since 1 July 2025, covers Furzedown, South Balham, Tooting Bec and Tooting Broadway. A second designation started on 1 April 2026 and adds East Putney, West Putney and Northcote. Battersea Reach is in none of those. It sits at the Wandsworth Town end of the borough, well outside every selective ward, so a normal let here needs no selective licence.

Additional HMO licensing is the one that can apply. It also started on 1 July 2025, it runs borough-wide, and crucially it reaches flats in purpose-built blocks let to three or more people from different households who share a kitchen or bathroom. A Battersea Reach two or three-bed shared by a group of young professionals can fall inside it. The fee under the current Wandsworth schedule is £1,507 per property, split into a £903 application part and a £604 grant part. You can confirm any address against the council’s selective licensing designation checker, and the council set out both schemes when it launched the new landlord schemes in July 2025.
Why does a cleaner care? Because in an HMO let, a poor check-out clean rarely ends with the deposit. If the flat is licensed, condition shortfalls can feed into the council’s compliance picture for the landlord, on top of any deposit dispute. The Renters’ Rights Act 2025, and what it changed
The Renters’ Rights Act 2025 reshaped the end of a tenancy even for premium developments like this one. Section 21 no-fault evictions are gone, existing assured shorthold tenancies have converted to periodic ones, and a landlord can only take possession on specific statutory grounds. Two things follow for a tenant at Battersea Reach. You can serve two months’ notice whenever you like, which compresses the turnover windows the concierge already runs tight. The estate gym, business centre and meeting rooms are run by the development and are not part of an end of tenancy clean. Underground parking bays and bike lockers we will do on request, but they are not standard. What is standard is the flat, cleaned to the inventory the agency holds.
A good chunk of the development lets on short and serviced terms, the furnished 90-day-minimum sort handled by agencies such as RiverHomes and Chase Evans. Between-tenancy cleans for those follow the same inventory spec as a normal assured shorthold check-out, so there is no separate, lighter standard for them. If anything the serviced flats run tighter, because a changeover clean often has to be done between a morning check-out and an afternoon arrival with no slack in between.
One practical note on access. Most of the buildings have a single goods entrance and one service lift, and on a busy Friday or a month-end Monday that lift is in demand from removals firms, delivery drivers and other cleaners all at once. What a full inventory clean covers
Every block here runs to broadly one St George specification, with small differences between buildings and between standard and Elite flats. Handleless kitchens with stone or composite worktops. Integrated appliances, single or double oven, fridge-freezer, dishwasher, washer-dryer, and in the Elite flats a built-in coffee machine and wine cooler. Underfloor heating throughout. How a booking runs
- Tell us the building, floor and bed count. A Commodore sixth-floor two-bed cleans differently from an Ensign fourteenth-floor three-bed, and the quote reflects that.

That photo step matters more than it sounds. Dry microfibre first, then a pH-neutral wood-safe solution on a barely damp flat mop, buffed dry. No steam, no standing water, no all-purpose spray. These floors hold up fine to the right method and mark almost at once under the wrong one, which is why scuffed boards are such a common deduction here.
Can you turn a flat round the same day, check-out at 10am and check-in at 4pm?
Yes, and it comes up often given how quick the lettings cycle runs here. We send a larger team, usually three to five cleaners depending on the size of the flat, to compress the work into a four to five hour window so the floors are dry before the next tenant arrives.

What exactly is the 48-hour re-clean guarantee?
