What 1 May 2026 changed, and what it did not

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has converted to a periodic tenancy, so a tenant can give two months’ notice at any point in the year instead of waiting for a fixed term to run out.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. A landlord still cannot keep your deposit for fair wear and tear, but a dirty hand-back is not wear and tear, it is a cleaning cost, and it is fully chargeable. The check-in benchmark still applies. The kitchen, where most of the time goes

Where there is a range cooker the burner crowns, the grates and the hob are taken back to metal.
