Why West Putney deposits get deducted

The deductions split predictably by housing type around here. The Edwardian terraces between Charlwood Road and Westleigh Avenue lose deposits on the original tile thresholds, the picture rails, and the window reveals on the front bay. The Renters’ Rights Act 2025 has changed the deposit conversation a little. Any deposit on an assured tenancy that started after 6 April 2007 must be lodged with one of the three statutory schemes within 30 days, and the prescribed information must be served. Wandsworth selective licensing

The practical bit, in an Edwardian terrace flat with a 1990s replacement bathroom suite, is that the chrome on the bath taps, the shower riser and the basin pop-up will haze and pit faster than a tenant notices. Common reasons we get re-called

The 48-hour re-clean guarantee covers anything an inventory clerk flags after the clean, and we do get called back, on a small fraction of jobs. The patterns repeat.

  • Picture-rail dust. The top horizontal of the picture rail is the one part of the room a tenant cannot see standing up, and it is the one part the clerk reaches for with a torch. Howard’s Lane mansion blocks are the worst offenders for this.
  • Kitchen extractor canopy. The canopy comes off, the baffle has to come out, the fan housing has to be wiped. If a clean has skipped the inside-housing the clerk will catch it on the wall mark when the canopy goes back on.
  • Sealant lines around the bath and the basin. Old sealant goes black at the join with the tile, and a wipe will not lift it. We brush, we cut where appropriate, we leave it bright.
  • Original tile thresholds in Edwardian terraces. The pattern in the porch tile holds dirt in the grout. A standard wash leaves a fog. We rinse twice.
  • The metal-frame casement window catch in 1930s mansion blocks. Catches go green and the clerk photographs the green. A weak acid lifts it; nothing else does.
