The shower screen decides it before the kitchen does
Start with the mechanism, because hardly anyone does, and it runs the whole thing. When you moved in, a clerk walked the flat and wrote a report on every surface, usually with the word “clean” or “as new” against the bathroom and kitchen. Those words were true that day, because the flat had just had a professional clean. At check-out a clerk walks it again and compares, line by line. The money is not vague. What 1 May 2026 did to Putney move-out dates
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point in the year instead of waiting out a fixed term.
Here is the bit people get wrong. The cleaning side of a move-out did not change at all. The Tenant Fees Act and the move-in benchmark both still apply, and the deposit maths is what it was the week before. What changed is timing, and timing is what bites around the bridge.
This was already a high-churn corner of Wandsworth, full of one-year professional lets and short tenancies near the station. Let people leave on a rolling two months instead of a fixed date and the move-outs get more frequent and less predictable, so the month-end pile-up that already clogs Putney is not going to ease. The takeaway is dull but it pays for itself: book earlier, because the slot you want will be gone if you leave it.

Why the licence on your landlord tightens the check-out
One local rule is worth knowing before you hand back. On 1 April 2026 Wandsworth Council started its second selective licensing scheme, running five years across the Putney wards, which takes in most of the rented flats around the bridge. Why does it matter to the person moving out? A licensed property is held to condition standards the council can check at re-let, and a landlord who falls short risks a heavy penalty. Putney High Street and the streets behind it
Inland from the bridge, Putney High Street runs up past St Mary’s Church, the riverside church by the southern approach where the Putney Debates were held in 1647.
