The river is its own factor. Flats a short walk from the Thames pick up damp more readily, and the path dust off the Embankment and the towpath gets walked into hallways and onto carpet edges all year. The figure can move a little on condition. A first selective licensing designation went live on 1 July 2025 for Furzedown, South Balham, Tooting Bec and Tooting Broadway, on the Tooting side of the borough.
