Barking Riverside is a town that did not exist fifteen years ago. It is going up on the 440-acre brownfield site where Barking Power Station once stood, and the plan runs to around 10,000 homes for more than 30,000 people. That single fact shapes everything about cleaning a flat here. The stock is almost entirely new, the landlords are mostly large institutions, and the move-out bar is set by a photograph taken when the paint was barely dry. We have cleaned this patch since the early phases let up, and the rest of this page is what we have learned doing it.


A new-build town on a power station site

Walk south from Barking Riverside station and the whole place tells you it is new. The streets are wide, the brick is clean, and the blocks step down toward the river in a way no older part of the borough does. This was Barking Power Station until the 1980s, then a vast empty brownfield site, and now it is one of the largest regeneration schemes in London. The land runs to about 440 acres, with more than 80 hectares kept as ecology that still holds water voles, seals in the Thames and breeding birds. For a cleaner, the headline is simpler than all that. Nearly every home you clean here was built in the last decade.

That changes the job. An old terrace elsewhere in Barking has settled; its floors creak, its windows are painted shut, and a clerk grades it against years of fair wear. A flat at Fresh Wharf or Weavers Quarter has none of that grace. The inventory was written from a near-perfect baseline, so the clerk is comparing your kitchen to the day it was handed over, not to a reasonable lived-in state. Karndean and engineered oak floors, integrated appliances behind matching doors, glass balconies looking onto the water. It is closer to handing back a hotel room than an old let.

The young profile matters as well. A lot of Riverside tenants are first-time renters or couples on a first or second tenancy, and many have never sat through a forensic check-out before. They do not know that the clerk lifts the cistern lid, runs a finger along the top of the extractor, and checks the runner under the sliding balcony door. We do, because we have stood next to them while they did it.

What the 2022 Overground changed for movers

For years the only way in and out of this site was the bus. That ended on 18 July 2022, when the Overground extension from Gospel Oak opened Barking Riverside station at the end of a £327m line. The new platforms cut the trip up to Barking to about seven minutes, where you pick up the District line, the Hammersmith and City, and the c2c trains toward Fenchurch Street. There is also a river option. Uber Boat by Thames Clippers opened its pier at Barking Riverside in April 2022, so on a clear morning you can leave a flat here and be on a boat west along the Thames.

Why does a cleaning page care about trains? Because it changed how people move out. When the only access was a slow bus, tenants booked removals vans for the whole day and treated the clean as an afterthought. Now the turnover is faster, lets are shorter, and check-out dates cluster around month-end far more tightly than they used to. Parking is the part people underestimate. Many blocks have undercroft bays tied to the flat, visitor spaces are scarce, and a removals lorry cannot simply sit on Renwick Road or Galleons Drive all afternoon. We plan around that. The river itself is genuinely part of life here, not a backdrop. Half the flats look straight onto the Thames, and the boat from the pier is a real commute for some tenants rather than a novelty. It also explains why clerks fuss so much over the balcony glass and the floor-to-ceiling windows. A flat sold and let on its water view is judged hardest on exactly the panes that frame that view, so a tide-mark or a smear there gets noticed in a way it never would on an inland street.


The licensing position a landlord out here is working to

Barking and Dagenham now licenses almost every private rental in the borough, and that is worth understanding before you move out, because it makes your landlord fussier, not more relaxed. A borough-wide selective licensing scheme started on 6 April 2025 and runs for five years to April 2030. It covers homes let to a single household or to two sharers, which is most Riverside flats. The council brought it in without waiting for Whitehall, using the December 2024 general approval that lets a council license any size of area on its own.

There is a separate additional HMO scheme too, live from 9 January 2025 and also running five years, for smaller shared houses let to three or four people in two or more households. Here is the nuance that catches people out on the Riverside. Most new flats in these blocks are purpose-built, self-contained units, and those sit outside the HMO schemes; but the selective licence still applies to the ordinary single-household let, so your landlord almost certainly holds one. What does that mean for your deposit? A selective licence costs the landlord money, around £950, and a satisfactory compliance rating can shave off a discount. Landlords who have paid for that and earned the rating tend to protect it, and a scruffy condition report from an outgoing tenant is exactly the kind of thing they do not want on file. So expect a thorough check-out, and expect the clerk to write down what they find.


Why deposits go on cleaning at the Riverside

Rent here is not cheap, and that raises the stakes. The ONS local housing market dashboard put the average private rent in Barking and Dagenham at £1,688 a month in April 2026, up 6.1% on the year. New two-bed flats on the Riverside itself sit above that, often £1,900 to £2,400 a month, so the five-week deposit cap lands somewhere around £2,200 to £2,800. The Rivergate Centre is a useful landmark when we are booking a slot, because almost everyone here knows it. It holds George Carey Primary School, the secondary Riverside School and the church, and the streets fanning out from it are some of the busiest for move-outs. Two add-ons come up so often on the Riverside that we mention them upfront. On a new-build flat the same dozen or so spots account for most of the disputed cleaning claims, and almost all of them are things a tenant cannot easily fix the night before. The matt doors are the one we plead with people about. They look wipe-clean, so a tenant grabs a cream cleaner and a sponge, and the fine scratches that leaves never come out. We use microfibre and nothing harsher, because the door is the expensive bit to replace and the clerk knows exactly what an abrasive mark looks like.

The hob is a close second. A new induction surface is a sheet of black ceramic, and people scrub it with the same cream they used on the doors, which dulls it into a cloudy patch that catches the light. It needs a pH-neutral product and a soft pad, and once it is etched there is no buffing it back. The same goes for the chrome on the thermostatic shower; the hard water out here scales it quickly, but a proper descaler lifts that without scratching the finish a clerk will run a thumb over.

The fixed price is the point. We quote on the size of the flat and the state it is in, not by the hour, so the number we give you on the phone is the number you pay. Carpet work is charged per room, at £36 a bedroom and £43 a living room, and a single oven is £77 or £110 for a double. If you would rather pay for time on an unusual job, our hourly rate is £30 per cleaner, though for a straightforward move-out the fixed fee almost always works out cheaper.


End of tenancy, deep clean or regular clean

People mix these three up, so here is the plain difference. An end of tenancy clean is the move-out job, priced as a fixed fee and backed by the 48-hour guarantee because it has to satisfy an inventory clerk. A deep clean is a reset for a flat you are staying in, after building work or before a viewing, charged by the hour. A regular clean is the weekly or fortnightly visit that keeps a place ticking over.
