On a 1930s semi off Score Lane, the first thing the inventory clerk does is crouch at the kitchen extractor and lift the baffle. Six years of family cooking bakes amber grease onto every fin of that filter, and it is the most reliable deduction in L16, soft water and all. The report that decides it was written on day one
Start with the mechanism, because almost nobody does. When you moved into your Childwall let, a clerk walked it and wrote a check-in report describing every surface, usually with photos, usually with “new” or “as new” against the kitchen and bathroom. Those words were true that morning, because the place had just had a professional clean. At check-out a clerk walks it again and compares line by line. Anything materially worse than the check-in entry, beyond fair wear and tear, comes off your deposit. The money is not abstract. What turned that job was not the scrubbing alone. It was the written note about the bathroom silicone going out with the report, so a repair the landlord owes did not get pinned on the tenant as a cleaning fail. Most DIY check-outs never have that paper trail when the clerk pushes back.
The worry was the hob and the dog hair, not the taps.
Soft water, hard fails: what really costs Childwall deposits
Here is where Childwall differs from the London pages you may have read. Liverpool water is soft. United Utilities supplies L16 from the upland Lake District reservoirs and Lake Vyrnwy in Wales, and the hardness runs around 30 to 40 parts per million (United Utilities water hardness). Chrome shower heads and kettle elements rebuild calcium far slower than they would in Kent or Essex. So scale is not the inventory failure point here. Something else does the heavy lifting on Childwall deposits, and it is mostly to do with the age of the houses and the way families live in them.
Four things fail Childwall inspections, over and over.
Kitchen grease. The extractor baffle is the number-one L16 fail, especially after a long family tenancy. Most semis here fitted a budget hood over a four-burner gas hob in a 1990s renovation, and amber grease bonds to every slat. The oven door inner glass is next, where film seeps between the panes and bakes brown. Then the gap behind the cooker, and on the bigger detached the fish-eye spillage between a range cooker and the worktop. None of that is water. It is years of cooking nobody deep-cleaned.
Condensation and mould. Inter-war semis have small bathrooms, often with a single-glazed timber window that has not changed since the 1970s, set in a north-facing external wall. The cold bridge between frame and brick feeds a permanent mould patch in the top corner of the reveal. We treat the surface, and we tell you straight when it is silicone-replacement territory rather than cleaning, then flag it on the report so the charge sits with the landlord where it belongs.
Garden soil. Childwall is a garden suburb. Most of the semis have a proper back garden, and over a tenancy that means soil and grass trodden through the back door, into the kitchen vinyl, along the hall, into the carpet pile at the thresholds. Inventory clerks photograph thresholds. We vacuum in two directions and lift the ground-in line by hand.
Pet hair. A lot of L16 family lets allow a dog or cat. Hair works into carpet edges, the strip under the wardrobe, the gap where carpet meets skirting, the stair fillets. A domestic vacuum skates over it. We do the edges by hand and we expect to find it, because in this ward we usually do.
What 1 May 2026 changed, and what it did not
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault eviction is gone. Every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point in the year instead of waiting for a fixed term to run out.
The part people get wrong is the clean. It did not change at all. A deposit still pays back through the protected scheme by agreement or by dispute, the check-in report is still the benchmark, and the cleaning standard the clerk holds you to is exactly what it was the week before. What changed is timing. Move-outs are now more frequent and far less predictable, which in a settled family ward like Childwall mostly shows up as longer tenancies ending with less notice. The dull, useful takeaway: book the clean earlier than you used to, because the slot you want goes first at month-end.

The kitchen, where most Childwall deposits go
The oven is stripped, not wiped. Scale is the least of it here, so we go straight to the things that fail. Shower screen and tray stripped of soap scum, screen runner cleared of hair and product, shower head rinsed. The toilet done properly: bowl, under the rim, hinge bolts, base and behind the pan. The extractor grille removed, the dust load brushed off, the housing wiped, refitted. And the window reveal, where the inter-war north-wall mould patch lives, treated and then flagged on the report if the silicone itself is past saving. Mirrors, cabinets, and behind them where they pull off the wall. Floor into the corners and behind the pedestal.
Bedrooms, living rooms and the rest
Inside every wardrobe, drawer and built-in cupboard. Skirting, picture rails and dado rails, which the older Childwall semis still have all three of, hand-wiped. Light fittings inside the dome as well as the shade, switches, sockets and ceiling roses. Window glass, sills, reveals and frames on the inside, lower edges and locks included. Radiators behind, under and on top. Walls spot-cleaned for marks, with an honest line drawn, because nail holes and decorator scuffs are not yours to scrub away. Internal doors both sides, hinges, handles, top edge. Carpets vacuumed in two directions with the edges and pet-hair strips done by hand, original parquet or quarry tile given the soft-brush head and the proper wood-floor pad rather than a soaking mop. Stairs and banister, spindles wiped one at a time, the under-stair cupboard cleared. Then a final torch walk, low angle, to catch what daylight hides on skirting tops, door frames and behind the radiators.
Two of these often want their own pass. A full carpet shampoo on a pet household is a priced add-on, which is what the carpet cleaning service covers on the same visit. Original parquet or oak block in a 1930s hallway sometimes needs the floor cleaning treatment rather than a vacuum and pad.

Childwall street by street: the stock shifts as you cross the ward
Childwall grew as a garden suburb between the wars, and the housing is not all one thing. The work to bring each type back to handover standard is genuinely different, so we read the address before we load the van.
The inter-war heart: Score Lane, Childwall Park, the Abbey Road belt
This is the bulk of the ward and the bulk of our round: 1920s and 1930s semis and detached around Childwall Park Avenue, Score Lane, Childwall Abbey Road near the old Childwall Abbey Hotel (a coaching inn the early Beatles once played as the Quarrymen), and the streets feeding All Saints, the ancient parish church on the rise. These are family lets, often long ones, and they fail on the kitchen, the bathroom corner and the trodden-in garden line at the back door. Bay windows, picture rails, the occasional original parquet hall. Slow, dull work wins these check-outs, not anything clever.
The bigger detached: Childwall Priory Road, North Barcombe Road, Childwall Mount Road
The higher-value L16 7 belt up towards the Fiveways. Substantial detached, often with a 90cm range cooker, a third bathroom, a larger garden, sometimes an original 1920s oak-block floor in the dining room. These price up only where a range or a third bathroom takes the property out of standard band, and we say so on the phone, not after. The range cooker and the parquet are the two jobs that take the time.
The edges: Childwall Valley Road, the Wavertree side, the Belle Vale fringe
Older bay-fronted terraced stretches along Childwall Valley Road towards Belle Vale, inter-war semis thinning out towards Wavertree on the L15 edge, and the post-war flats on the eastern boundary near the Belle Vale shopping centre. Shorter tenancies here on average, more turnover, a different rhythm to the clean.

Selective licensing in L16, and the 2027 question
Childwall sits outside Liverpool’s current selective licensing footprint. The scheme runs from 1 April 2022 to 31 March 2027 and covers 16 of the city’s 30 wards, roughly 80% of the private rented stock, mostly the inner wards: parts of Anfield, Kensington, Picton, Wavertree, Princes Park, Old Swan, Kirkdale and the central belt (Liverpool City Council selective licensing). Childwall ward is not on that list, so a Childwall let walking out before March 2027 needs no selective licence.
What happens after that is not yet settled. The council is consulting on a replacement scheme from April 2027 and has asked residents, landlords and agents whether it should cover the whole city or stay targeted. So for any L16 tenancy starting from that date, the honest answer is: assume your landlord may need one, but watch the outcome of the consultation. Either way, this matters less than people think for a move-out. The licence regime does not move the inventory standard. The check-in report is still what decides the deposit, licence or no licence. Liverpool also runs HMO additional licensing citywide, so a Childwall house shared by five or more people needs the relevant HMO licence regardless.

Now run the sum the way the deposit makes you. A two-bed semi at £243 to protect a deposit of five weeks’ rent is not really a decision. Most tenants only run that sum after they have tried, failed the check-out and lost the first round, which is the dear way to learn it. The cleaning obligations at end of tenancy did not change. The real effect in Childwall is less predictable move-out timing, so book the clean as early as you can.
Do you handle HMO common parts in L16?
