The Aigburth rental, and why its deposit is large

Rents here surprise people who have only known cheaper corners of Liverpool. A two-bed flat in L17 markets around £950 a month on the main portals in spring 2026, so a five-week deposit lands near £1,100. For the larger period flats on Ullet Road, Linnet Lane and Croxteth Road, the protected sum often clears £1,400. The villas behind the gates at Grassendale Park and Cressington Park, with their tessellated tile paths and marble hearths, sit higher again. Aigburth pulls a post-graduate and young-professional renter who pays for the river, the park and Lark Lane, and the landlord on the other side of that rent expects the place handed back looking the way the brochure photographed it.

The building stock is the real reason deductions stack up. Aigburth filled in between roughly 1850 and 1935, and the rentals fall into a few clear types. There are the bay-fronted terraces with tiled front paths on Ampthill Road, Ancaster Road, Sandhurst Street and Hollywood Road. There are Edwardian semis split into flats along Ivanhoe Road, Croxteth Road and Parkfield Road, most with picture rails, deep coving and floorboards under the carpet. There are the interwar mansion blocks ringing the park. Every one of those shares the same enemies at check-out: grease, dust at height, tired timber and window reveals nobody has touched in years.

If you have rented one of these for eighteen months and never once put a ladder up to the top of the bay, the check-out photographs are going to sting. Inventory clerks know exactly where the dust hides in a tall Victorian room, because they write the same lines week after week. Coved ceilings, picture-rail tops, the shadow gap behind a cast-iron radiator. None of it shows from standing height. All of it shows in a clerk’s torch beam.

That is the gap we close. The clean is built around the clerk’s torch, not around what looks fine to a tenant who is tired and half-packed.


The soft-water myth, and what actually loses L17 deposits

Most tenants moving out of L17 spend their last weekend on the wrong job. They attack the taps and the shower screen, convinced the river means hard water. It does not. Liverpool draws most of its supply soft, piped down the aqueduct from Lake Vyrnwy in Wales, and L17 sits well under the England average for hardness. Scale is a minor problem in an Aigburth bathroom, not the headline one. A wipe and a polish usually settles it.

So where does the deposit actually go? Grease, mostly. Lark Lane is one long run of cafes, bars and kitchens, and the flats above and behind that strip soak up years of frying. Oven glass goes brown between the panes. Extractor filters clog solid. Hob trim crusts over. None of that shifts with a supermarket spray; it needs a real degreaser left to dwell, then proper graft.

After grease comes height. These are tall rooms, and the dust at the top of them is the single most common flag we re-clean. Then comes timber. Original floorboards, picture rails and skirting want a method that lifts grime without bleaching the wood pale. Get the product wrong and you trade a dust deduction for a damage one.

They assume the river-basin water is hard and scrub themselves stupid over taps, when Liverpool’s supply runs soft off the Vyrnwy aqueduct, so the real money is lost elsewhere.

We mention the water because it is the clearest sign of a clean done by someone who actually works L17. A firm that arrives loading up on heavy descaler for an Aigburth flat has misread the job. The grease, the height and the timber are the work. We bring kit for all three, plus a proper set of ladders, because a fair share of these reveals are out of reach from the floor.


Conservation areas, listed features and the careful clean

A good chunk of L17 sits inside a conservation area, and that changes how you clean. St Michael’s-in-the-Hamlet was designated back in 1968, one of England’s earliest suburban conservation areas, and it is full of the cast-iron-framed cottage orne houses the district is known for. Grassendale Park and Cressington Park, the two gated riverside estates south of Aigburth proper, are conservation areas too, thick with large detached villas. The riverside walk past Liverpool Cricket Club at Aigburth ties the whole stretch together.

Inside these homes you find original features a tenant can damage in a single careless hour. Cast-iron grates and fire surrounds. Painted timber sash frames and shutters. Ornate plaster coving and ceiling roses. Tessellated hall tiles. Scrub a cast-iron grate with a wire pad and an abrasive cream and you strip the blacking and score the metal, and now you are not looking at a cleaning deduction, you are looking at damage to a listed feature, which can cost the whole deposit and then some. We have seen tenants do exactly that in good faith.

Non-abrasive cloths on the plaster detail. It takes longer, and we price it in, because the alternative is a tenant who passes the dust check and fails the damage check.

The flat above a Lark Lane cafe is a grease job. The villa flat in Cressington Park is a careful job. We do not run the same playbook on both, and any firm that does will cost you money on one of them.


The law, the licence and the deposit scheme

Two things changed the landlord’s behaviour in L17 over the last few years, and both make a careful check-out clean matter more, not less.

First, the licence. Much of the old St Michael’s ward, which under the 2022 designation took in central Aigburth, St Michael’s Hamlet and the Sefton Park southern fringe, falls inside the Liverpool City Council Selective Landlord Licensing scheme. That scheme ran from 1 April 2022 and is designated to 31 March 2027, covering 16 of the city’s wards and roughly 45,000 rented homes, about four in five of the private-rented stock. Licensed landlords sit under tighter inspection than they did before, so they are more likely to use a professional inventory clerk, more likely to photograph every room at both ends of the tenancy, and more likely to dispute a cleaning cost than quietly swallow it. The council has since opened a consultation on what replaces the scheme from April 2027, with a proposal that could extend licensing across the entire city. Either way, the casual landlord who never checked has gone.

One ward boundary note worth knowing. Liverpool redrew its wards in 2023, and there is now a separate single-member Aigburth ward running down to Otterspool. The selective licensing designation, though, was made on the 2022 map, so it is the older ward pattern that decides whether a given address needs a licence. If you let property here, check the council’s address-level licensing tool rather than guessing from the modern ward name.

Second, the law. The Renters’ Rights Act 2025 takes effect from 1 May 2026. For Aigburth tenants the headline changes are large: fixed-term assured shorthold tenancies give way to periodic ones, Section 21 no-fault eviction is gone, and there is a new Private Rented Sector ombudsman and a national landlord database. What the Act does not touch is your cleaning obligation. Your agreement still says hand the property back as you received it, fair wear and tear aside, and the three deposit schemes, the TDS, the DPS and mydeposits, still treat cleaning as the single biggest deduction category in the country.

The way adjudication works is simple enough once you see it. A landlord who withholds money for cleaning with no check-out photos and no like-for-like quote tends to lose. A landlord who turns up to the dispute with a clear photo of a greasy oven, a dusty picture rail and a scratched grate tends to win. The government’s own guide on deposit disputes spells out that the scheme’s free adjudication service decides on the evidence, and Citizens Advice notes you usually have only three months from moving out to claim your deposit back through that route. Your job as the outgoing tenant is to make sure there is no photo to take. That is the whole point of the clean.


What the 57-point clean covers, room by room

The 57-point clean is one fixed price. No separate line items, no surprise add-ons at the door. Here is what is in it.

Kitchen. This is where the Lark Lane grease lives, so it gets the most time. Oven stripped inside, sides, base, roof, door glass cleaned between the panes, seals and shelves degreased. Hob, rings or induction surface, pan supports and control knobs lifted and cleaned. Extractor wiped, filter pulled and degreased or replaced if it is past saving. Splashback tiles and grout cut back. Fridge and freezer defrosted, emptied, washed inside, seals done, pulled out and vacuumed behind where they move. Dishwasher filter and spray arms cleared. Washing machine drawer out and scrubbed, door seal cleaned, an empty hot cycle run through. Microwave inside and out. Sink and taps polished. Every cupboard wiped inside and out once you have emptied it, shelves, doors and plinths included. Floor swept and mopped, grout scrubbed if it is tiled.

Bathrooms. Soft water makes this quicker than tenants fear, but it still has to be right. Shower screen cleaned both sides, head and nozzles cleared, bath enamel polished, silicone wiped and the plughole cleared of hair. Toilet done properly, rim, bowl, seat top and underside, cistern, base and the awkward pipe run behind the pan. Basin and taps polished. Tiles and grout brightened, any mould treated with an anti-fungal. Mirror, light fittings and extractor grille cleaned, floor mopped, skirting and any chrome rail wiped down.

Bedrooms and living rooms. All skirting wiped by hand, because the clerk runs a finger along it every single time. Picture rails and coving, which Aigburth’s older stock has in abundance, dusted from the top down. Window reveals, sills and glass cleaned inside and frame, with ladder work where the bay is tall. Floorboards swept and mopped with a timber-safe solution. Carpets vacuumed and stains spot-treated, with a full steam clean available on top at £36 a bedroom. Cast-iron fireplaces and grates, common in the Edwardian conversions, cleaned with soft non-abrasive tools so a listed feature is not damaged. Curtain poles and tracks, internal doors, handles, frames and the tops of frames. Cobwebs cleared from cornicing and high corners, because the ceilings up here are tall enough to hide them.

Throughout. Hall, stairs and landings, including spindles, handrails and switches. The shared entrance hall too, if your lease makes it yours. Front and back doors inside, frame, handle, letterbox and threshold. Bin store and external lids given a wipe where they are in scope. All waste bagged and taken to the kerb or the bin store. Then a final walk-through with you, or with the agent if you have already handed back the keys.

Notice what is not at the top of that list. Limescale. In a hard-water town it would be the first flag. Here the soft supply pushes it down the order, and the grease and the dust take its place. A clean built for the wrong town misses the real flags.


End of tenancy, deep clean or regular: which one

People mix these up, then book the wrong one. The short version: if an agent is going to inspect against an inventory, you want end of tenancy. If you just want a tired flat brought back to life, you want a deep clean. A regular clean is neither.
